It is 12:50 AM and we are at this hotel. We were assigned a room by the stairs. I would've requested a different room, had I gotten in here before a family member had used the bathroom and flopped down on a bed. So, I unfortunately saw this coming.
All I can say is avoid _01 and _02 rooms like the plague. There is a fire door that has been slamming all night, with people tromping up and down the stairs. It even makes things shake a bit as the door noisily latches. We have stayed in multiple TownePlace Suites and have loved them! (We've never had a room by the stairs/with this layout.) The design of this studio suite room is not the typical. Usually, the only unbuffered exposure to the hall noise is your door. This room, by the heavy, stair door has a thin wall opposite of the kitchenette that is shared with the hall. There's no noise buffer zone between that and where you are supposed to sleep. And the part of the room for sleeping has a wall shared with the stairwell itself. I hope with bars closing soon, people quit going in and out as much.
Aside from that, this property is new and nestled among trees, which is lovely! It is convenient to many stores and restaurants. While 15 minutes from Canal Park, it's an easy drive to get there. Love the backlit bathroom mirror, comfortable beds, thermostat controlled HVAC and having the kitchenette. There are tons of outlets for chargers, which is very convenient. Front desk staff is fabulous! I'm hoping breakfast will be too.
Cons? We found popcorn and Doritos crumbs in the middle of the floor, so we aren't sure the room was vacuumed. There was a leftover burger and fries from Outback in the fridge. There was staining on the sheets that should've been obvious to the housekeeper...like grease in a pattern. Maybe the sheet got tangled up in the washer or something? I caught a housekeeper in the hall, got a new fitted sheet from him and put a replacement on myself. (So in response to the owner, I DID connect with housekeeping on that issue. I didn't bother with the question about whether or not the room had been vacuumed.) This is high season, so I know housekeeping will always be understaffed and under major time constraints, so I'm not upset about that. It's just an area that can be improved.
Lastly, the water pressure is weak in the shower but that is probably because it's similar to a rainfall shower head and unless those are ceiling mounted or have flow restricters removed, you'll get a wimpy flow of water. The bathroom DID have a powered (not passive) vent, which kept the bathroom from getting too steamy from the shower. That was a plus!
Yes, I would stay here again, just never in a room by the stairs. Lack of a peaceful room (and sleep) are the only reason the score isn't higher.
To his credit, the next morning, the person at the front desk (Dennis?) had already read my review and was eager to "make things right." I told him I wasn't looking for freebies and shared that after I wrote the review, the upstairs neighbors returned at 2:13 AM. They tromped up the stairs and stumbled around, like clumsy elephants, dropping a couple of heavy items too. Things quieted down sometime after 3:00. Dennis listened to this and, unsolicited, offered !0,000 points. I don't think they were actually added to my account but I appreciate the offer and his kindness.(He "gets" Horst Schulze's approach to hospitality!) I told him we'd be back because it is a beautiful property in a good location - just never in a room by the stairs again. He assured me we'd be assigned a different room.
In response to the owner, my SO recognized the voice of one of our neighbors at breakfast - likely with the wedding group. The property is new and probably sees more business travelers and families eager to get some sleep than party crews. Hopefully, wedding blocks rooms are assigned more strategically in the future & some sound buffering can be added to stairwell...

This current job I had a spot, I thought, then things changed, and the spot I was at wanted to raise what I thought was a locked in rate. So I started looking again and found Tessa at the TownPlace Suits. I explained my situation and told her how long I needed a place for and she went above and beyond to get me a great deal on a long term stay, even offered to give fellow colleagues on my project a great deal if they too needed a place to stay. This Place is brand new, the locations is great, close to everything a person needs. But what makes this place great is the staff. I met the General manager along with Tessa the marketing and sales manager and they worked as a team to make sure I had a fair deal on a great place to stay. Did I mention this place is brand new, as in so new I don't think all the rooms has even had a guest in them yet. I might also mention this hotel is catering to the brave and hard working fire fighters in the area working on putting out the forest fires North of Duluth. Tessa and the hotel team have been willing to juggle the ever changing schedules of the fire fighting crews, going the extra mile for their guests. The beds were very comfortable and the large television had cable plus netflix, amazon prime, and youtube to stream.
All the rooms had a lot of outlets (which is a big plus for me). The kitchen area helped so much with a large refrigerator and microwave.
The closet even had a mirror it (and more outlets!) for me to do my hair when my husband was in the bathroom.
I enjoyed the pool too. I did not use the fitness room but was impressed with what I saw.
The hotel was very quiet too which was so nice. A short drive and restaurants/shopping are very near.
All the people I dealt with from the front desk to the housekeeping were very helpful and courteous...
