We feel we were duped by the good reviews. Though we stayed for several days, we were given a first floor room with a cracked window that didn't lock. When we asked for a room change, we were told we just had to accept that room. The problems were numerous: ants in our room, water that took, no exaggeration, at least 5 minutes to warm up in the morning (what a waste of water during such droughts), and a horribly shedding rug ruining any fabric it touched. Glad we had brought rubber sole slippers. The best part was one of the receptionists - Colleen - who's remarkably kind and helpful. The deck needs a good scrubbing, together with the outdoor furniture. The sheets were clean, but the floors not. If you're intolerant of gluten or dairy, there are no options for breakfast or the afternoon snack that applies to you. Even the creamer in the room was strictly cow's milk, though the earliest place that opens in Mendocino for coffee or breakfast is not till 8:00 AM. The town is still super COVID averse. No indoor eating anywhere, though it's really cold still. And some places insist you use hand sanitizer before entry though science has proven people aren't catching the virus via touch. We are fully vaccinated, wore masks, carried our own disinfectants and washed hands regularly, but still felt as if we're intruding. Overall, our last trip from a few years ago was more pleasant. Many places are closed, including the art center, and what's open has limited days and hours. The hotel needs a good spackle and at least new windows, and the town lacks its vibrancy of old. We arrived at around 7pm and there was no one there to check us in nor did they email us any information on check in process. We were told that the front desk closed at 5pm. We had to call on call emergency line and wait outside for 30 minutes while we figured out how to check in.
When I gave feedback to Michelle the property manager, rather than saying we will try to fix this issue, she suggested I reach out to capital one instead and let them know since we booked this via travel website. If you use travel websites like capital one travel or expedia, it should be the responsibility of the hotel to ensure it's guests are receiving appropriate basic information such as check in process. The guest shouldn't be left to deal with searching through the Inn website or talk to travel websites to figure out check in. These are basics of hotel management.
Breakfast was inedible. We sent food back every day and ate at local restaurants such as GoodLife Cafe.
Room we stayed at was a queen room. Weird layout with bathroom as soon as you enter the room. No counter space really to eat or set up a laptop. We ended up storing any left over foods etc at the edges of the bathtub. Overall, very poorly designed room. Shower is super small and very tight.

Ants and infestation: lots of ants in the room, other insects too. Given it's a bed and breakfast there will always be food and ants were a nuisance . We could also smell strong anti ant spray in the corridors which means they are aware.
Rooms: very small with very little light. No breakfast tables or trays given they serve breakfast in bed. Single seat in the room, given it's most probably couples visiting , where does the other one sit.
Breakfast: below par at best, but I don't want to be too critical here because it can be subjective. We mostly bought breakfast outside given my wife is vegetarian and doesn't eat meats.
Service/Staff: the housekeeping staff was very nice and helpful, but I cannot say the same about the front desk. When we gave them this feedback they were NOT interested in the feedback and instead offered a complimentary wine bottle which obviously I refused because it's is not about a bottle it is about the experience.
