I’ll start by saying that we stayed here because we had water damage in our home and it was not livable. We ended up staying here for 3 weeks total, but I was trying to find somewhere else to stay basically after the first night. We were there for 3 weeks simply because no other place had room with a kitchenette available within 20 miles.
ROOMS: First impression of the rooms are that they are clean and spacious. Upon further inspection, however, you’ll find that some serious deep cleaning needs to be done in many areas. Drips and stains down the walls, dirt and grime under cabinet edges, grime in shower corners, around the bathroom sink, etc. They also desperately need to either get the floors professionally cleaned, or replace the carpeting all together. Our feet were black every night from walking on the floors it was so dirty, so we tried to wear socks at all times then take them off for bedtime. Pretty gross. There’s a large window in the room with a shade that makes it seem like you’re facing outside, which is nice during the day, but at night there is no blackout shade and the lights in hallways are left on, so it’s very bright in the room. We ended up trying to use blankets to cover the window because it was so bright. They really should have blackout shades on those windows. The shower is really spacious and nice, except the water only gets hot 50% of the time. I took countless Luke warm/cold showers after waiting for minutes for it to warm up, and it never did. Sometimes it got hot, but it was very inconsistent. The beds were not firm enough and made loud squeaking noises like a blowup mattress under them. They sunk in the middle and were uncomfortable.
BREAKFAST If you’re thinking that free breakfast is a perk of staying here, don’t get your hopes up. Virtually the same thing is served every day and it’s powdered eggs, microwaved breakfast meats and microwaved breakfast potatoes. They did have some bread items and cereal and coffee as well.
CUSTOMER SERVICE They had fairly decent customer service, except I did receive a snarky comment about how many key cards we had for the room. We had two small children with us and it was easy to misplace them so we had to ask for new ones every once in a while. One employee thought they would remind me how many we had open with our room, which was rude because obviously I needed another card if I was asking for one. They seemed consistent understaffed up front as I waited as long as 20 minutes to receive new towels while waiting at the front desk. That was another thing that we didn’t like, we had to bring our own towels to the front desk to get clean ones, and they often times didn’t have any clean ones available, said they were low on towels. I don’t understand how a hotel can be low on towels, that’s unacceptable to me.
HOUSE KEEPING We had an issue with house keeping service as well. Due to Covid they were supposed to come once a week. We requested many times that they come on a specific day when we knew we would be gone and they never did. This resulted in getting zero house keeping for over a week and a half.
LOCATION If you’re from out of town, please be aware that this part of Fridley/Columbia Heights is NOT a good or family friendly location at all. We purposely avoided going to our cars in the parking lot at night because of the drug use happening around the building. While we were packing up to leave in the middle of the day, a girl walked by us and sat down right outside the door and started smoking crack! Right with our kids around. I saw a clear water bottle full of pee laying in the parking spot next to my car one morning. You can regularly see hookers coming and going from the hotel as well. Terrible area, they should really have cops parked in the parking lot at all times.

I noticed a few other people citing poor reviews for noise but figured it was bad luck with loud neighbors & not the hotels fault- wrong- it's 100% the hotel itself! Never again will I dismiss claims on reviews of this nature so easily..
This hotel takes noise to an entire different level- it literally sounds like doors slamming shut ALL hours, the longest break was maybe 15 minutes with many only having moments or few minutes in-between each LOUD slam. I have no idea how even a hundred guests could have so many open/closed doors & each one slam so often & so loud!- I'm talking 10pm-130am hours.. Each time a neighbor uses water you will hear the pipes INCREDIBLY loud & squeaky turning (at your headboard as the neighbors bathroom is at your headboard wall) as well as the water running loudly which is odd as I've never noted this before even in same room anywhere. You hear every conversation, every alarm, every phone ring, etc. I don't expect noise cancelling but also dont expect to hear literally everything from every direction.. When we went to leave I realized the doors weren't being slammed- they are literally just that loud to latch! I still don't understand how doors were literally nonstop! It's insane & had I been more coherent I would have taken a video to show the noise level.. seriously mind blown how loud this hotel as a whole is!! This is terrible for anyone looking for restful sleep, or especially with anxiety or PTSD triggered by sudden loud sounds.
Look, im not a complainer, I've lived in apartments with zero issues/complaints, I expect noise as it's part of life but the level at LivINN is crazy. I've stayed at other hotels across from busy airports with planes coming & going as well as busy traffic all hours & slept fine. I've stayed at resorts where right outside our bedroom door is an indoor waterpark, bar, music, & slept fine. I've stayed at Disney resorts with all age children running around & zero complaints. I've stayed in a hotel that literally caught on fire & then room flooded from extinguishing the fire all with less noise & disruption than the LivINN hotel. I'm not joking when I tell you it's loud & not worth complaining because it's the building as a whole. It's not dependent on neighbors being rowdy or rude- it's the building. At least from the room we stayed, which was 303; appeared to be a quiet set back location.
We only stayed 4 hours before we gave up realizing there is no sleeping here by 0130 am.. such a waste of money.. we go to this area often for concerts & stay in a hotel rather than drive 6 hours home late at night, we left after checking in a few hours prior & drove home realizing we would get 0 sleep here..

One other thing worth noting, in light of my recent housekeeping day, is that my housekeeping experience was less than expected. They changed the trash, replaced the towels, and I then I think wiped down the bathroom counter a little bit. They didn't leave extra bars of soap. They made the bed, but did not replace the pillow cases, the sheets or the comforter - I can tell because a few small smudges are still there. I don't really understand why they didn't change anything on the bed, as that's one of the basics of hotel housekeeping. I think they also adjusted the thermostat - I understand if you need to change it while working in the room, but the settings should be returned upon departure. I have been staying at this hotel for a few days. The greatest con thus far has been some of the hotel residents. I have been to a few extended stay hotels and, no matter how nice it is, there always seems to be disruptive or shady residents - such as the garden variety of drunks (anything from alcoholics to a wedding party), people screaming on the phone in the middle of personal crises, and families staying long-term with children that run around the place. This is the first place I have encountered where I noticed people whom appeared to be heavy drug users/addicts, which was really scary to me. One cannot tell what they are on and whether it may be likely to cause aggressive/erratic behavior - or if they are in withdrawal and are at the point of mugging someone so they can pay for drugs.
I do not feel safe walking/lounging freely around the hotel by myself at night or even going for a short walk down the sidewalk in search for snacks in the buildings connected to hotel. I think it would improve the atmosphere if there was a security presence doing routine walks inside and outside of the property. It doesn't have to be a police officer, but definitely someone creating an authoritative presence.
The only other significant issue is that the only window in my room looks out into the hallway. Thankfully there are blinds because I would never want the inside of my room to be visible to everyone passing in the hallway. I miss being able to see outside and also to be able to open a window for ventilation.
On the bright side, I like the renovations and the fact that it is smoke-free. Being in the Executive Suite section, I do like the full fridge with a freezer to keep frozen microwaveable food. The glass shower was also nice. I should note that when I heard over the phone that I was being placed in the Executive Suite section, I was especially pleased because I thought that meant it was the "business" section that many hotels have - where most everyone is there on a professional purpose and unruly noise is rarely an issue.
