Before arriving I read the reviews. I was concerned about the place being an older building and what others mentioned in their reviews so I called and spoke to the manager about our reservations and she (Judy) told me if there were any issues when we arrived she would be sure to accommodate us with any issues we may encounter. When we arrived the staff were very polite and helpful. The rooms aren’t as small and bad as the reviews mentioned. However the place use some updating but overall it was a great experience. The pool was nice and the kids enjoyed it. We brought our ski boat and Sunbay guests are allowed to use the boat ramp at Salty Dogs and then you will have to park your trailer around the corner in a parking lot off of Peters rd behind the building. You are able to dock your boat along the dock behind Sunbay. You can walk down from the boat trailer parking lot down to the dock if need be. Overall it was a good experience for a family of 6 on a budget. There was a Murphy bed in the living room, couch bed in living room, 1 room with a queen bed, 1 room with a king bed, 2 full bathrooms, balcony, galley kitchen with cookware. She showers had plenty of water pressure the place was clean no bugs, no stains on sheets or anything else to be concerned about. You will need seasonings and other items to cook with.

We stayed for a week in October, the elevators were expired since February and were sketch. We got a two bedroom two bath condo and it was absolutely disgusting. I had to go buy lots of cleaning supplies to clean it before we could even touch anything or unpack, which is absolutely frustrating when you’re supposed to be on vacation and you have 3 tired young children. The place had mold EVERYWHERE. Then when I realized they did not provide us with any garbage bags for the kitchen garbage like they are supposed to or soap for the dishwasher, I went downstairs and it almost seemed like it was brushed off completely and not that big of a deal because they just “hadn’t been able to go to the store yet”… threw me off because we just spent so much money to stay here I thought the least they could do was have soap? If you need a change of bedding you also have to pack everything into this big bag and YOU bring it downstairs and outside to “exchange” then bring it back up so there’s no true service here just FYI. Everywhere we turned in this place everything was dirty. It was absolutely disgusting and I would not stay here again. The only good thing about this place was that it had a decent view.

Just like all other RCI properties, it was nice a long time ago, but nothing has been maintained. However, I didn't think it was the best idea to have the book full of master codes for all the doors sitting out in the open so that anyone can take a picture of it and program their own key card. Overall, the place was only enjoyable because the people I was with made it better. Once again, a shout out to the overworked maintenance staff who came quickly when one of our condo neighbors threw up in the parking lot. A bucket of water was sliced over it toot sweet.

Just like all other RCI properties, it was nice a long time ago, but nothing has been maintained. The playground looks like it's from 1983 and the only evidence of maintenance is a bunch of rusty nails in some boards right next to the playground. Everything about the entire place is falling apart and the maintenance team isn't keeping up as they just closed down parts of the resort when stuff is too broken. Everyone on staff we met was wonderful. However, I didn't think it was the best idea to have the book full of master codes for all the doors sitting out in the open so that anyone can take a picture of it and program their own key card. Overall, the place was only enjoyable because the people I was with made it better. We were in effect kicked out of Sunbay Resort! It’s been 10 years plus since I last stayed. I decided to do a quick and quiet getaway for two days. I called on my way from Little Rock and asked if they had any rooms. They replied (after taking a moment) yes. I requested a 1 bedroom. I then expressed that it had been some years since I was last there and was wondering if they had renovated the rooms. The on duty personnel assured me that they were constantly upgrading and I would be pleased. We arrived and my credit card was charged in its entirety for two nights at $290.00. Once we entered our room it was apparent that NO updates had been made. We decided not to complain and just relax as my father had passed two weeks prior and we needed to exhale. We left within 20 minutes of arriving and went to the casino. We got back about two and a half hours later. We had stopped at Walmart to pick up some food items before we arrived. We decided to make sandwiches. A roach appeared on the kitchen counter. Terrible! We let that go. An hour later we decided to go to bed. Pulling the covers back...two more roaches. (We live very well in Little Rock and not used to “roaches”. ) The sheets also had stains that appeared to be blood or lipstick (we couldn’t tell). We immediately called the front desk. Sunbay has no front desk personnel after 8:00. They do have a maintenance person. We wanted our money returned and was ready to leave. The gentleman was very nice but was very clear that he had no access to anything other than another room. He suggested that we accept another room as an alternative and that he would place management on notice of our experience. (We took extensive photos). He accompanied us to a room two floors up, us realizing in all of our time there we saw ZERO guests. It was quite scary not seeing any other guests. So we enter the new room which appeared to be much nicer than the first. The smoke alarm had a piercing beep going off every 30 seconds or so. We knew it was probably the battery and maintenance said he would replace it. I don’t know what he did while trying to resolve the issue but the fire alarm was triggered and he had to rush out to turn it off. He returned about 15 minutes later with keys to another unit (3rd one) and said that he was sorry but he had to go and speak with police. He stated that he knew that room was good. We get to the next room and it was very nice...until we go in the bathroom and are facing a large roach on the counter. It was quite late now and we had to hunker down and bear it. Early the next morning I called the front desk and Judy (Manager) answers. She was aware of our problems and asked what she could do. I thought and asked that our room be comped. She said NO and that we should check out and go somewhere else. We would get a refund for the second night. Very very rude. She said we stayed, we pay! I expressed that nobody was on duty to refund our money the night before so we had no option. I am of the legal profession and expect that this matter escalates. It was/is a simple resolve. Judy is NOT equipped to handle the job at hand. It’s reflected on the very low occupancy of the property and the infestation of roaches and uncleanliness. I RECOMMEND THAT THIS PROPERTY BE REASSESSED BY THE STATE HEALTH DEPARTMENT. DO NOT. AGAIN, DO NOT STAY AT THIS FILTHY,...

This was our first time to Hot Springs. First, If you have not been, GO. It was worth our mini getaway. There are many shops and interesting things to do! We really enjoyed it. As far as Sun Bay, it was just ok. We are in the RCI exchange with owners and can honestly say that they can do better. For review purposes, please note that we stayed in the lodge area after reading reviews, it seemed most people recommended that we stay there instead of villas. The Good: The place is peaceful. It was clean as can be but very dated. You do have access to a decent refrigerator, mini kitchen and microwave. The pool was not huge but not small and for the most part there were only a few people in it every time that we went. We appreciated the fact that it was not overcrowded. The hot tub was huge, and there was never anyone in there when we went. If you want music, take your own portable speaker. It can get spooky quiet. The people were friendly. The grounds lacked amenities but as I stated it is an older dated property. We did have a good view of the lake from our unit, that being said it was very uncomfortable to sit outside on the balcony because of the ac unit. They are motel grade ac's and are vented outside, RIGHT on the balcony, which made it super hot. The bad: The units are in desperate need of upgrades. If you want modern units or furniture, pass on this one. Everything was old. The beds need replaced. We could not sleep well because you could literally feel the springs on the mattress. TUBE tvs, no hd. There was an awful RCA flat panel in the living room, but it too was old and terrible, god awful quality, I tried to reset in and manually adjust picture, but bottom line is that the picture sucked, period. We preferred to use the tube tv in our bedroom. There is a swim area around the dock that has a swim ladder attached with signs that say "swim at your own risk", typical of docks with electric hazards, nonetheless, we tried to swim in there but lasted all of 3 minutes, the water STINKS and is the area is full of moss and drainage trash. DO NOT swim here, you will regret it. You have been warned. There is not gym. This is huge for me, however they do give you passes to the fitness center that is about 2 minutes away and it is very worth it. I loved the place! There are NO washer and dryers in the units but they are available on property. We stayed in a "2 bedroom" but really it was not that. They gave us 2 units that were connected and opened the door between them. Anyway, The mall nearby is touted as a place to go shop but it is junk. Half the stores are closed and it is dirty. Overall, the stay was ok, but we would not go back. 2.5 star is our review, 3 star at BEST. RCI can do much...

I would give 0 stars, but the people at the front desk were at least nice. I booked this place because of all the wonderful reviews, but. it was me and my husbands very Special wedding anniversary, we were finally able to find a babysitter for our two kids so that we could get a night away by ourselves for the first time in two years. My husband is an auto mechanic who works very very long hours with incredibly hard labor, We drove two hours to get here and were so excited to have a nice break and so excited for the hot tub. I searched for forever to find a place with a hot tub which is the main reason we decided on here. We had many issues since being here, we were completely unable to sit on our balcony due to the people in three of the villas next to us sitting out on their front and back balcony smoking weed. Even with the doors and curtains shut It comes through our room I had to go buy air freshener at midnight in order to tolerate staying in the room. The air freshener helps if I spray it every hour or two, which I know was not sunbay fault, and it may not bother everyone but personally, it was awful. We were completely unable to use the hot tub because the water will not get above the jets without the water heater running out of hot water. My husband used some of the pots provided to boil water to try and fill the hot tub up enough to sit in it at least, but the drain constantly drains slowly no matter how you turn the spout that should shut off the drain. So not only are we unable to sit on the balcony we were also completely unable to use the hot tub. If we could have anticipated this we would have booked a room at the Marriott for much cheaper and much closer to us with more comfortable beds. The neighbors thing bothered us a lot and I was a little disappointed in the bed but as long as we had the hot tub we were happy, but we don’t even have that. We really feel like we missed out on the only night we were able to get alone. We could not enjoy any part of it due to everything malfunctioning. We paid $250 after taxes and we can’t even use the hot tub or sit on the balcony. I did not want to go straight to writing a review on google or the website because the people at the front desk are SO SO SO incredibly sweet and friendly, I absolutely loved them. But we are both so disappointed and sad to have missed out on basically everything on our one and only night away from our kids and our daily lives as well as the $250 that we spent on nothing but an uncomfortable bed since we were unable to do...
