Overall, I was disappointed. The check in process was very smooth, Jonathan checked us in and he is a super nice and helpful guy. I will start by saying the grounds are lovely, beautiful view of the lake. Nice pool and hot tub to overlook the lake. You can even take out kayaks and boats, I believe for two hours at a time. Plenty of parking, that was never an issue. The layout of the rooms are very lovely. You have a raised kitchen that steps down into the living room, a master bedroom with bath, a spare bedroom with two beds and bath. There’s a patio and use of the grills, there’s also an enclosed patio with a table and chairs to enjoy. Overall the room was clean and I would have given this place five stars had I not found numerous cockroaches running throughout our room. About two days into our trip, my son was in the bathroom and saw cockroaches crawling up his shower curtain. My husband took them to show the check in clerk, they did offer to move us to another room or to have an exterminator come out the following morning. We literally just got done unpacking everything into this room, I did not want to have to pack it all up again and move it to another room only to unpack it again so we chose to have an exterminator come in. Looking back, I honestly should have just moved. I guess they came in the following day, I’m not sure? No one ever said anything and we never smelled anything that would have led us to believe they came and sprayed. They told us we needed to be out of the room all day so we were gone anyway but a few days later we found more live cockroaches. They did end up refunding the additional charges that they charge per day onto the room, which added up to be about $100 but that was it. I was disappointed that we never heard anything from anyone about the issue. When my husband did speak to them in the office, they made it sound like it was a normal thing to have cockroaches running around. I don’t know about them but this isn’t normal to me. Just for this reason alone I wouldn’t return. This location was perfect too. About 5 miles or so to all of the Disney parks and Universal. Not many places within walking distance, we did find a Dunkin’ Donuts and dollar tree up the road that we would walk to but that would basically be it. Everything else was within driving distance. We did also rent a second room for my son and his girlfriend, they were next-door to us. They did not see any cockroaches but he said he did not want to look for them either because then he wouldn’t want to stay there, but they did have an issue with those little worms that go into a spiral, they were in their kitchen and bathrooms but otherwise that was it. Honestly if we didn’t have roaches in the room I would have given this place 4-5 stars just because of the...
Read moreThe staff here is absolutely amazing. They are friendly, professional, and respectful as it gets. The resort is comfortable and beautiful. The lake is a blast and paddle and flat bottom boats are available free of charge. It truly feels like home away from home!
There is a full kitchen, which saves money on constant eating out and expensive local restaurant prices which are top dollar to take advantage of tourists.
The local Dennys about a mile down the road is a gem and budget friendly. The wait staff are excellent.
I wish the parking at Bryan's Spanish Cove was more convenient, but we were here during spring break time so its understandable.
They hire local security to monitor the grounds and the guards are very friendly.
There are gas grills and charcoal grills available as well. The pool is temped perfectly but can be a bad choice to relax at times (if loud kids easily annoy/disturb/annoy you, go early or late to pool area or utilize your private screened in porch provided for each suite). The hot tub was very popular while we were here and we only had a few opportunities to utilize it privately; early AM is best time to use the hot tub if that's your thing.
I wish there were more areas for smokers; you feel kinda discriminated as a smoker. They have a smoker's spot outside the pool entry but its the only place and can be quite a walk. No smoking allowed in suites (understandable) but would be nice to be able to smoke on balconies connected to suites with an ash tray. Staff didn't harass me when I smoked on grounds and outside of designated smoker's station, but managing disposal of cigarette butts was a pain if you dont walk to smoker's station area. Because I respect their policies, I put my butts in a can and then in trash or kept an empty pack to extinguish and store butts to throw away.
I honestly can't say enough about the amazing staff they have assembled here. They are the most friendly and accommodating resort staff I have ever encountered.
They are close to a lot of convenient attractions but a tough in and out if you prefer to go off the beaten path. Perfect for anyone interested in the Disney trap or Universal parks.
I would love to return to this property. I felt safe and comfortable. Truly a home away from home. Room was beautiful and beds very comfortable. Having access to a washer and dryer was amazing. Hot water runs out too fast. They have BEAUTIFUL deep soak tubs but water seems to goes cold before you can fill it to soak. Otherwise, rooms and amenities top notch.
I wasn't a huge fan of the location, it was tough to travel outside of Orlando and then fight traffic to make it back to resort but if you're here to do the Disney/Universal/Sea World thing; you can't beat...

After a tiring flight we just wanted to unpack and take advantage of the rest of the day. So, after checking in, we left for the day. Upon returning to our suite, we noticed:
Floor very DIRTY (tho not visually) that we couldn't go barefoot (our preference). We had to rinse off our feet and wear shoes while indoors
Tiny ANTS (was later told they were "sugar ants") were seen on the tv stand in the master bedroom. I had placed our clothes in the drawers there and found sugar ants in our clothes. Also saw them near kitchen sink.
We reported the issues the next day. (I had called Front Desk in the evening and my call went to voicemail.) For the floor, nothing was done. When we spoke to Front Desk rep, she said she didn't recall hearing about it.
For the ants, we were told that the room had been sprayed. There was no note to indicate that hotel staff had entered our room, when they did so, and for what purpose.
Other issues were BATH TOWELS and HOUSEKEEPING. We wanted new bath towels and were told we had to bring our old ones to swap out for new ones. We did that our first 2 nights there. After the second time we were told that we would not be allowed any new towels. This was ridiculous since we booked for 3 nights and was checking out on the 4th day.
We wanted a change of linen. We were told housekeeping is weekly.
Bottomline, I didn't feel as if we were in a hotel. Instead, it felt as if we were on our own. For instance, it was nice to have the in-suite washer dryer, but they were very small machines that neither washed nor dried well. And since the Front Desk rep told us we couldn't get fresh towels after 2 times, I guess we were to use the washer dryer to wash our towels ourselves.
Would we go back to...
