I give it two stars only because of the area it's located and how clean the rooms are. I was shocked at how pristine everything was. Even the sink handles and door knobs shined! Whomever works as the cleaning staff is truly amazing! I travel around visiting hotels, motels and B&B's regularly and 9/10 times the cleanliness is average at best. This place is freaking perfect! Ligonier is a beautiful area and it's nice to be in walking distance to all the shops and a quick drive to Lin Run and the many mini museums. The only issue is being right on main street is slightly annoying. The look of the place is adorable and outback is almost a tiny paradise. A tiny paradise to yard standards though. You won't find any hot tubs or pools here. It's perfect for sitting with friends and family and chatting. Maybe even reading a book. If you can handle the vehicles going up and down main street. Now to the truly terrible. When I came here over a decade ago these issues where not present. Back then I'd give it four stars. The issues I'm about to name is what causes me to give a two star rating. The owners have gotten cheap, maybe even lazy. It shouldn't be called a B&B, it should be called B for BED. You don't get breakfast. The juice that's out for guests is obviously old and out of date. Probably juice she has in her house that goes old. So her leftover beverages from home becomes "good enough" for the guests? The breakfast that you get is a breakfast sandwich that's pre-made the day before, wrapped up and left in the mini fridge for when you wake up. Even the containers of jam are extremely old. I know because the jam is near rock hard! They're also the exact same ones that they have at the diner down the road. So that leads me to believe many of the things; plastic ware, salt/pepper packets, ketchup packets and the jam containers are jacked from restaurants around the area. At least from the diner RUTHIES. If you where wondering, yes the egg on the sandwiches in your mini fridge is the fake stuff you buy in carton. This place was once a wonderful establishment with decent food and a wonderful experience in a beautiful little town in Western PA. Only negative would be it's right on main street with all the tourists and locals zipping up and down half the day. The rooms are beyond clean, (didn't pay attention to the cleanliness of the rest of the building) the breakfast is either a joke or non existent, half the stuff is expired and you still pay premium prices. I was very disappointed with it supposed to be a bed and BREAKFAST but to have it not have actual breakfast, rather breakfast cooked the night before then left outside you door, at no specific time, for you to refrigerate and reheat in the morning. When I called the week before our stay to verify I was told breakfast was brought to the room between 8:30 and 9:30am. That was fine. Upon arrival I was told "oh I don't make breakfast in the morning. I make it the night before and you put it in your fridge to reheat in the morning" breakfast was quiche both nights, no seasoning at all, minimal effort. So if you can imagine reheated eggs, you can imagine my disappointment. I tried to get her to tell me a time that she would leave it because if we were out it would sit for potentially hours before we got back. I was told "It will be fine, just put it in the fridge when you get back." The 1st night we left at 5 got back around 7 to ice cold food. The 2nd night we waited until 7:30 before going to dinner, no food. Returned at 8:30 hot food. If this is what a bed and breakfast is I'd rather stay at a nice hotel and get the complimentary continental breakfast, fresh and hot. Would not recommend, will not return.
Edit: If our host had looked in the garbage she would have found half the food in it as well as what we left in the basket our last morning. I ate some of the egg dish simply because I am trying to get more protein and just choked it down. Eating food and enjoying food aren't always the same. We were served expired V8 the 1st night which unfortunately we didn't realize until my fiance drank one. We dumped the other expired one down the drain so she wouldn't try to serve it to someone else. And when I say expired, it expired in 6/2021. We got no yogurt that she mentions nor did we get any jellies. There was a banana and a pear the 1st night, no fruit the 2nd night (since that's when breakfast was served, the night before) The muffins, the larger muffins were banana nut the 1st night, 2 of them, they seemed to be the large prepackaged kind taken out of the wrapper and put in ziplock bags to make them appear homemade. The 2nd night was one large muffin, cinnamon crumble and one prepackaged 3 pack of mini muffins.. Both nights we got 2 Pillsbury croissants. Left a review on Expedia about our stay at the Colonial House on Main and was met with a retaliatory text message from the owner and passive aggressive response on Expedia reviews — which is why I am also posting here on Google.
Hoping they perform a deep clean before they continue admitting guests and serving food especially since we discovered mouse droppings at the house upon check-out.

Wanted to love this place because the location is amazing. Super close to all the Main Street stores in Ligonier. The potential is there for this bed and breakfast the be amazing but some major refreshing is needed. The top tenant for an any hotel are clean, white linens and our room did not have either. Bed linens were old and smelly, the top comforter had a large coffee stain, and the towels were also old and smelly. The room was also very stuffy and dark; when opening window shades we discovered lots of dead flies. We also had issues properly disposing of trash and our breakfast items since our room only had tiny waste baskets. The owner also needs to go through and change out all the old, incandescent light bulbs and granny splitters being used on the electrical outlets — major safety hazard. I appreciate the attempts at hospitality, but it’s time for deep cleaning, new towels, new linens, new carpeting, and new light bulbs. Amazing location...
