The hotel is great. Well maintained. Staff was great. We stayed in the main building with 2 double beds. Rooms are smaller compared to others we have been to but not so much to change my star review. Pool was fantastic traveled with our young kids for a basketball tournament. Wish the roof top was open but it was closed for the season which is understandable we just happened to be there on a very nice late winter almost spring day. Things to keep in mind this hotel does not offer any type of breakfast only coffee. For the price I think a continental breakfast or some type of voucher to the restaurant would be appropriate. The restaurant is not attached to the building and does have a reward program however probably better for people that frequent often. The hotel is veryyyy much walking distance to the beach. If you don’t want to drive there are serval restaurants right there. Atlantic grill was great and tickets was also great. A brewery and several other great places. All that being said I would absolutely recommend to anyone and come back again.

It is an older hotel but clean and well maintained. I moved from building 1 as the heater and elevator were noisy. Building 2 has the suites which have a bay view and are twice as large and the heater was much quieter. The area has several restaurants and the main town of Newport is a short 7 minute drive, so it’s by the beach with a close proximity to everything else. Only problem I had was the cleaners station is on the 2nd floor of building 2 and they talk outside your door every morning, whether you want to wake up or not, I would go for the 3rd floor as it is the top floor.. They do sell snacks on the lobby floor and building 1 has a gym and small pool inside that seemed clean. Beautiful sunsets from the room. The picture is untouched! Newport Mansions are nearby and the wharf. Great English breakfast at Kellie’s about 10 minutes away.

Because the folks that work here were extremely nice, I hate giving a 3 star rating. Overall, this isn't a bad place. It is clean and you can tell it was recently updated. Worth the $ spent. However, there were some areas there are serious needs for improvement. Cobwebs in the room in fairly noticeableplaces. The toilet seat was cracked/chipped and seemingly 'repaired' with putty? (See pics.) And the coffee maker well was filled with debris (dead bugs, dust). This wasn't a huge issue as I used the coffee in the lobby. This is more personal aesthetics, but the half wall dividing the beds in the room was unnecessary. It made the second bed, that had no end tables or electrical outlet, feel dark and uninviting. This is not a 'suite' as advertised. The room had more of a motel feel. Again, the staff and price made this location doable.

We picked this place because they had the cheapest rate in Middletown, RI for 7 days during our off-season visit Dec 2022-Jan 2023. The rate for room was fantastic considering how much they’ll charge a night head during their high season. The room itself was nice, the beds were soft and comfortable. The AC/heating system however did not work that well, it would seem to blow air/run fan, 1-3 times after hitting power/heat/cool button options and then not blow again until hours later until someone rest it again. So during the night while trying to sleep, we either had to sleep hot/cold, cause we can’t keep resetting it while we sleep. No matter the fan setting, this problem did not change. The worst part was that u could hear every noise outside your door/hallway, and it sounded even amplified. Every night, we would loudly hear people talking, yelling, slamming/closing doors, and in the morning, we heard housekeeping knock on all the rooms around us, and hearing “housekeeping” many times throughout the morning, as early as 8 am. We had our do not disturb sign on door, but we we’re definitely disturbed in our sleep in morning, hearing them knock and talk loudly to each and every room they went to. We had family who stayed in another room on the same floor, basically across the hall, and their room appeared to have had more space, bigger table than we had, and they didn’t experience hearing lots of noises outside their room compared to what our room was like. We didn’t mind not having breakfast included, the pool looked nice, pictures are definitely of newer rooms we didn’t get. But room overall was clean. Based off this experience, I imagine in summer time, ac will work even more poorly, but windows do appear that they can be put open, and definitely will be at ridiculous prices for high season, since they don’t provide breakfast, ac barely stays on, and some rooms are so loud, u can never sleep in, or sleep in peace for long. At one point, we could even smell weed coming from our bathroom fan from a room next door. We reported it to front desk, and they appeared to have stopped them and fined them since this was a nonsmoking room. However, the next day, we noticed a strong weed smell as well in the staircase by our room, and in the hallway. Did not appreciated these rule breaking guests. Additionally, a room near ours, was blasting music late at night midnight - 2 am time frame, and due to the hallway amplification, and the large gap under our door, we could hear the party from our room, making it difficult to...

As a response to my review the best way to handle the issue to call the customers and not avoid resolution this proves that this hotel has poor customer service I again will say Avoid this Hotel at all costs not worth the money or professionalism.

Travelers be aware before going here. My family and I came to the hotel for a family vacation on August 21-25. The hotel has many buildings and not every building has ice machines or laundry they are located in different buildings. The issue we were three , first when we got there we were charged $50 for parking this is never stated anywhere the deduct $11 per day of stay. Secondly the front seat never explained to us that the restaurant across us were breakfast is included is were we go , however the restaurant is not the best either when you go there they never ask are you a guest from across the street they just charge you like regular customers. Other guest had the same complaint that they had never seen a hotel not communicating to guest or lack of assistance let alone the restaurant stated they close the kitchen at 10:30 and guest go and they were already closed. Everything closes by 10pm. The rooms are half updated plugs don't work not even the bathroom fan worked so when you took a shower the whole bathroom filled with steam so I could not hang things to dry not even towels. Finally and the most alarming on the third day we went to the pool it is located in the second building and we went back to our room so I could change our children and eat before anything closed. I place my bathing suit on the closet door to hang dry we came back that night to find our room cleaned I noticed that my bathing suit was missing so I went to the front desk explaining the issues and was told that they would contact house keeping and would let me know . The next day no one called me to advise me what they found out I had to find someone to which they stated nothing was found but would have management contact me they have never and did nothing to resolve the bathing suit. My vacation was ruined by the fact that now I trust no one and it's the principle when you go on vacation you don't want to feel like something will be taken let alone no one in management cares about the service or situation except for the money. My advice stay elsewhere you are not bailed as a customer and definitely not respected. Other places there are more...

I loathe businesses that rest their desirability on location (food or lodging) and that’s exactly what this property does. The location is fabulous and convenient if you’re attending an event across the street, but management obviously doesn’t invest their profits into the building. The style and furniture are outdated by 30 years, there’s chipped paint and holes from old fixtures everywhere, and even the bathroom fixtures are residential builder-grade from the 90s. We could hear the slow elevator loudly in our room EVERY time it was called, and it’s the only elevator for the entire building, including service. I also didn’t appreciate housekeeping starting their shift at 9 am on Sunday, loudly talking and opening trash bags, especially when a significant number of hotel guests were there following a Saturday wedding - but that’s a management problem, in my opinion. There’s no soundproofing from the street and with two roads on either side of the main building, I don’t think there’s a quiet room in it.

Generally, the lack of pride in product is evident and demonstrates a lack of care for the guest experience. There’s a symbiotic relationship with the other businesses and relative monopoly on the area so there’s no way this hotel isn’t stupidly profitable, and to see that little investment is made into delivering a product actually worth the price is disgusting.

I travel frequently and this place reminded me of the hostels I stayed in back when I was broke. Stay anywhere else until this place changes ownership, because it’s clear the people controlling the purse are more interested in profits than providing value equivalent to what you’re paying. Beach access is nice, but if I’m paying a hotel a premium, the least they can do is provide a quiet, comfortable place to sleep. This hotel fails miserably at that, and look at how they’re responding to other complaints - with generalities that barely acknowledge legitimate complaints. Again, that’s less a problem of the individual responding, but management not taking ownership and real actionable steps to address the issues. Give someone who actually values your business your money, not people who are laughing in their way...
