A Grateful Reflection on Budget Suites of America – Tropicana & Wynn At Budget Suites of America on Tropicana and Wynn, you’ll find more than just a place to stay—you’ll find a sanctuary. Their up-to-date one- and two-bedroom suites come equipped with full kitchens and bathrooms, offering the comfort of home with the flexibility of extended stay living. Pet-friendly and family-oriented, the community is quiet, safe, and thoughtfully maintained. The property features a serene courtyard—one of the most beautiful I’ve seen—perfect for peaceful walks or simply gazing out your window. Amenities include a sparkling pool, on-site laundry facilities, and complimentary services like faxing, printing, and mail reception. It’s the kind of place where convenience meets care. What truly sets this location apart is the customer service. It’s not just good—it’s Vegas-style excellent. The staff treats you like a VIP, with warmth, professionalism, and genuine hospitality. If you’re looking for a trustworthy, well-managed property that honors your investment and your peace of mind, Budget Suites is worth every penny—especially if you’re planning to stay a little while. Thank you to the amazing team at Tropicana and Wynn. You’ve created something truly special. ---

I have been here one year, the staff are nice, efficient, they handle every issue quickly. I haven't had any bug issues, the neighbors are decent, there's a lot of grassy landscaping with areas for dogs. The only thing I would like more is having a major grocery store closer. There's nothing but pharmacies, restaurants, gas stations and 7-11/Rebels around here ( like in easy walking distance) for actual food shopping you have to go a little ways. Overall I like it here. Came in second place decorating for Halloween and got some $ off of rent even, that was nice 😊😁 It's been a good place to live.

It’s safe and clean place. I never have any problem here. Office suaff are very helpful people, one time my refrigerator wasn’t cooling they changed my refrigerator very quickly. I didn’t have any bug issues in my unit. I am so happy to stay in this property. I highly recommend it

Been at the 4205 W Tropicana location for 3 years and 3 months. I personally consider the reviews of a person, especially where I might consider living at, based on their longevity at the place in review and how intelligent they can write up a factual, detailed TRUE experience based on their stay. I look for honesty and non-disgruntled personal incidences they may have encountered at the property. Any reviews that can't meet these simple requirements are considered personal opinions, NOT FACTUAL REVIEWS. So..... here are the facts based on my 3yrs. & 3 months and still presently living here:

Room, when first moved in, was clean and all plumbing, lighting, furniture, bathroom, and appliances were working and functional.

Room decor and furniture is new-like but somewhat fashionably outdated.

Comes with a working land line phone that can dial out and receive calls locally with no charge.

Incoming postal mail is sent to the front office and put in slot reserved with your room number behind the office counter. If you receive a big package, it gets checked in at the front office and stays behind the front counter until you pick it up and sign for it. You can leave outgoing mail too with the front counter person. These are free services.

My room came with a "property provided" 32" flat screen television thats theft proof mounted, this cost me an extra $10 a week that gets added to my weekly rent rate. Since my time here the t.v. stopped working, I went and bought my own t.v. and requested the office to come pickup their t.v. and now I am not charged weekly for the television rate. Free Cox digital cable w/Showtime.

Staff front counter people, managers, security, all maintenance and groundskeepers have all professional work ethics and attitudes and are very FAIR with what rules they want you to comply to and follow. Very basic is pay your rent on time and don't be noticed as a nuisance and they will leave you alone.

Garbage dumpsters are provided adequately all around the property and gets picked up frequently.

Once a month a 48 hr. look ahead reminder is taped to your door about maintenance entering your room and performing a routine check. I look at this as you have a couple of days to pick up the place and make it look like your a decent human being and not trashing the place because they will come in on that day but will courtesy knock first, but regardless come in and see how well or not so well you are living in there place. So don't be a pig!!

Laundry rooms are kept clean and DO HAVE functioning soda dispensing machines at a reasonable price. Laundry facilities shut down at midnight to guard against theft and have two locations on site that facilitate huge laundry needs with plenty of washer and dryers and I never experienced theft and have left my clothes overnight and sometimes a full day or two in the dryer and my stuff was not taken or thrown out.

Plenty of unreserved parking with overhead covered parking stalls or open spots. Note you can't wash your vehicle or parked "backed in" in parking spots. Oversized vehicles park in the front and they allow company work vehicles and short term big camper vehicles but all vehicles better be registered. I HAVE NEVER seen or had problems with car theft or shady parking lot incidences like illegal activities with hood rats, gangsters, drug addicts or drug buying or selling activity, or any stereo typical thing you would be concerned about at a place where your living. No problems what so ever except the occasional used condom on the ground early in the morning that gets swept up right away by the hardworking groundskeeper here. And security is present and roams the entire property all night diligently and is pro active and aware of what's happening at all times. After 9pm daily the second access to enter the property in the back is gated closed and until morning you only have one way at the front of the property to drive in and out of. This is done for your protection and keeps unwanted riff raff out. Clean and well...

I really should it be giving this place any stars , right about now. that's how unprofessional they are ! I did it believe people when they made reviews about places , but now I can see that some of it is really true. so , about the first night of being at this place , me and my husband saw bugs , like come on really I have a one year old child ! and you put in a room like this ! and before my husband even got the room , he ask the front desk can we get a first floor room because I'm pregnant and we have a one year old child , and he have a disability with his back , and the manger was rude and said no ! not caring if me and my family needed condemnations. then, about the closing day of the week , we inform the manger that we might be late with rent , but still willing to pay , due to my husband boss being out of the country , then this THING made it seem like we punch holes in the wall , pee all over the front office desk , and slap her mother , the way this THING was treating us. my husband haves a good job , he is a truck diver , so would it we be able to pay you. so God is good , the manger under that manger paid for a week for us. then we when we tried to give this THING the money to pay for other week like we said we was going to do , she refuse it. then the week that we had to be out. this THING is calling my husband like saying this " you know you guys have to be out" even called him the second time saying " are you guys extended your say ? saying it like she was going to work with us. we replied " yes" her reply was " no you guys are not going to pay for other week , because I what you guys out " she lied to her regional manger saying we said that we was it going to pay for this week. people like this never get far. instead of being so bitter , focus on keeping up your property , you are the property manger , right ? your renter should have to find condom rappers on the floor , be hide the lamp stand. but it's okay because all the things me and my family been though since we moved to NV. I know there's a blessing around the corner for us. and I what to thank the manger that look out for us ! BUSINESS OR NOT YOU DON'T TREAT PEOPLE LIKE DIRTY RAGS , BECUASE YOUR SO MONEY HURRY AND JUST THINKING YOU JUST HAVE A JOB TO DO , YOUR WORKING WITH PEOPLE , NOT DEMONS, BECAUSE THEY ARE THE THING IN LIFE THAT SHOULD GET TREATED LIKE...

Edit: Package thief working in the office. They no longer sign for packages, but accept delivery. Good luck making a claim if you don't receive your package. 😒

I have been staying here since November 2023 and have never had a problem with staff. But I do realize there are some who do - there's several guests who are on the bad side of staff for their antics. These can include (bur aren't limited to) late payments, get called on for security/police, leave their children unattended, don't pick up after their pets, drink/smoke in public and are loud - or any number of other reasons.

They do background checks here and they have courtesy patrol. My vehicles have never been broken into. Some of the covered parking is hit or miss to get a space. Most of the tenants here are friendly. If you're a day sleeper, make sure you aren't by the pool/spas (which do close for maintenance periodically) or downstairs.

There's 2 on site laundry rooms, and the machines are well taken care of. They are cleaned and maintained regularly. The dryers ALL run hot. They dry a full load in the given time. But for each load you'll pay about $4.50 and wash/dry time is about 45 minutes.

Internet is very costly here ($15 per week, per device), so get t-mobile internet instead. Also bring your own TV as otherwise they'll charge you extra to use theirs. Their "upgraded floors" aren't. Overall I pay about $1430 monthly which includes all utilities. I pay every 2 weeks, as I get my paychecks.

There's a few guys who will go through your trash (at the dumpsters) looking for cans/bottles. If you want, the office can shred important documents. They will also print out documents for you.

For the price and location, its a great value. I have not been able to find anything comparable in the months I have...
