To start, the location is really convenient. It's connected to a restaurant (which we didn't try - we aren't really into BBQ) and right next to a coffee shop, and it's pretty close to just about everything which we appreciated.
That's really about where everything extraordinarily positive ends though. The rooms are dirty. Stains on the carpet, leaky tub faucet (with the tub actually stoppered and full when we checked in), dust and hair on the beds...just not a great start. The tub itself was honestly nasty and the toilet was crooked, which is a weird complaint but see for yourself. Even the complimentary toiletries were just...eh. Sucky to say the least.
The hotel itself is dated, from the decor to the facilities (seriously, the AC in the room was chugging doing its best to keep the room cool) to the general "muskiness"/dankness of the air. The pool was a highlight but half of the kiddy pool seemed to be broken (?) and the chlorine or something in the adult pool was way off balance, to the point where it genuinely burned if it got into your mouth or eyes on accident. The vending machine ate my money. The staffs seemed out of it half the time I interacted with them and the entirety of our stay, the cleaners' room was open with a box fan blasting - was something broken? Who knows. Either way, it really reflects the overall jank vibes of this hotel. The free breakfast was meagre and the best thing there was a Chewy bar. Even up until checkout, the printout I got reflected the wrong total for my stay. It left an overall impression that made me regret my decision.
The price is okay for the area. Not great, but not terrible. Really, it seems like a decent value stay and I can't complain too much knowing I paid roughly $75 a night. But I also do feel that for just a bit more, I could've had an actually decent stay.
If your most important factor in a place to stay is price, the GuestHouse Inn & Suites isn't a bad bet. I never felt super unsafe and comparing it to some of the other budget options I saw in person in the area, I would probably pick this one again if I decided to cheap out. Realistically, though, the best option in my opinion is none of them. Instead, I'd recommend saving just a little bit more if you can and springing for a place that's cleaner.
As a final note, I saw in the lobby that they do not allow local Rochester residents to stay there due to some ordinance? Which seemed interesting and worth noting.

Read moreI have stayed in Rochester many times and I chose this hotel for the first time because it was going to be very cold and because I flew in rather than driving in for a change.
There is a barbecue restaurant Dave's BBQ which is quite good and it is connected to the hotel so you don't need to go outside to eat your dinner and of course the hotel provides you with a breakfast buffet of sorts.
The hotel has an indoor swimming pool but I was unaware of that and did not bring my swimming stuff
The rooms were quite adequate the one I had had two double beds so I could use one to throw things on and it also had is a big window facing the sunny side of the building in the afternoon and also a adequately large eating table which I could use as a desk for my two laptops etc.
I had an electrical problem with a worn out AC wall outlet and the repair person came almost instantly on a Sunday and replaced the outlet
There was only one AC outlet near the desk or dining room table as they would call it and one of the two sockets was filled with a lamp. There needs to be more plugin things near your work area because it is no longer 1950.
I was very very very disappointed to find out they do not have safe deposit boxes at the front desk or room safes. My general rule in life is to never never never ever ever ever stay in a hotel that does not have some sort of a safe box where I can lock up. While I have never lost anything in a hotel it gives me peace of mind to know that those things that are valuable to me are safely tucked away
The free wireless internet was phenomenally fast often between 10 and 20 megabytes per second. On a subsequent visit in a different room the wireless internet was about 3 megabytes per second. On a visit in June my room was near the front and the wireless internet was 25 to 30 megabytes per second.
Since the location is a lot closer to the Mayo Clinic the time to get there and get back is less than some of the hotels that are further away. They use the same free bus service that everybody uses to get from the hotel to the clinic about once an hour.
They have various discounts depending on your age and whether you're going to the clinic and how long you will stay.
Even though many of customers are likely Mayo Clinic patients they only have hand holds in the shower in a small percentage of the rooms. Without going into my personal idiosyncrasies it is rather important to have something you can grab onto when you're in the shower.
My current room has very nice furniture including a lamp on the little table between the two beds but there is no AC outlet there to plug in my cell phone chargers. many hotels are choosing lamps that have AC outlets in the base.

Read moreGoing down the drain it seems. I work out of town and stay frequently at the Rochester location and typically have no issues whatsoever and enjoy my stay. Recently however I’m finding the staff to be unbelievably rude and ineffective at dealing with issues. One instance a child would continually run up and down the hall above me which normally I wouldn’t care if not for being 11-12 at night and having to work early the next day; the staff reassured me it would be taken care of-NOPE. The real one that got me was my recent stay. After asking to be moved to a different room due to the dog owners leaving their pet tied up outside their door and barking at 6:30 in the morning, the staff moved us to the “executive suite” which let me assure you there’s nothing executive about it. I didn’t request a suite, they apparently had been trying to call me all day to tell us they booked all the normal rooms, I have no record or a call or voicemail left by anyone at the hotel. I then find at the end of the week they charged the entire week under the rate for the executive price. I then went to the front desk to ask about it and was then informed what I already knew (it’s an executive suite) I then tried to explain that had I known they were to charge the entire week under the executive price I would not have stayed there, to which ALLEN at the desk simply looked at me, looked behind me and asked the next customer if he could help them. That’s it. Blatantly disregarded me as a customer and guest. And here I am, dumbfounded that this even happening as I’ve always had a pleasant stay here. Needing to leave and go to work, my coworker offered to stay behind and resolve the situation so I could go. According to him, the conversation was very tense and bitter, and only after asking for the HR or corporate number did ALLEN then offer to reduce the charge back to a standard room charge.
