I will start my review by stating that I rarely write negative reviews; I am the kind of person who prefers taking the time to recognize a business for the positive, and will generally just stay away from business that provide negative experiences. This experience requires a negative review, as other customers need to be warned. I will not write about how my family and I felt during our stay, and will keep it to the facts. I do need to point out that on a previous trip to Rockport, we stayed at the Econo Lodge in Fulton, which we could have booked for less than a third of what we paid here during the same period, and our experience would have been tremendously better. We checked in on Sunday March 13 and checked out Thursday March 17 (Spring Break week); we had a “Waterview Suite” reserved, at the price of $194.35 per night. We were given room 107: the view on the interior is of the elevator, the view of the exterior is of the house across the street. There was no waterview (we paid extra for the “waterview”). No problems at check in. The furniture was so bad, I doubt that Goodwill would accept it as a donation. The recliner did not recline, and had an unknown stain where the head cushion is. The drawers were falling apart on one of the dressers. The toilet kept leaking (something that any employee cleaning the room prior to our checking in could have heard and addressed). The tile floor was so dirty, that our feet became black within the hour from walking on it. I went to the front office and asked for a bucket and mop; the manager stated he would send someone to clean it. After waiting for an hour for the bucket, I found a cleaning crew and asked for the bucket. She brought it to me, but it had been used elsewhere, and the water was black. I did the best I could, and all of us did not go barefoot inside for the rest of the trip. The washing machine in the laundry room was rusted and did not work. The grill pit areas had not been cleaned in days, and the ashes from previous grillings were next to the grill, on piles that ranged from 1 to 2 feet in height. The kitchen items and coffee pot in the room were not cleaned, and the only things we were not afraid to use were the utensils, only because they were still wrapped in the stickers from the dollar store. Lastly, I would not blame the hotel for the “quality” of guests who stay there, but at one point I had to go into the office due to a child who kept using inappropriate language at the pool. I stood there there, while that child’s mother cussed me out, while the manager did nothing. After I patiently waited for the offender to leave the office in order to avoid an escalation, I told the manager that if he did not handle it, and those guests harassed my family again, I would call the police to handle it. I’m not sure if management intervened or not, but there were no other incidents for the rest of the evening. It is worth mentioning that the quality of the wifi is so poor, they should stop listing this as an amenity. Kayak and Pedal boat rentals were not available, as advertised.

I did not approach the hotel’s management with most of these issues, as the totality of what is wrong with this place made providing a better stay a virtual impossibility. We made the best of our vacation by spending as much time as possible away from the hotel. The only thing that could make up for this experience would be a refund, but I know I need to cut my losses on this one. I will never stay at this hotel again, not even if I were given free stays. ...

i’m only giving this place one star because there is no option for zero. this is the worst place i have had the unfortune of staying in and i do not recommend anyone to visit it; you have been warned. we stayed for only one night, but it was horrendous the whole time. everything was broken down and rotted, and i was utterly disappointed. the view of the ocean was not worth having to stay there, and the piers might have been the only good part of the whole place. first off, the elevators were broken and looked like they probably weren’t going to be fixed anytime soon. the stairs to the second floor were rotted and broken down, you could see through the holes and cracks in the stairs. the doors and every part of the whole building looked nearly destroyed with peeling paint and rusted metal. but somehow, the room was even worse. it was cramped and looked like the furniture was thrown randomly around the room. the refrigerator’s interior was rusted, everything looked like it came from a junkyard. there wasn’t even wifi, and i’m sure it was promised to have some. the bathroom was disgusting, with a moldy shower that had broken doors and a run-down toilet with peeling paint and stains. even the poor excuse of soap was horrible, and the people were too cheap to even get travel-sized bottles; they were just soap inside a plastic pouch. the shower water wasn’t that bad, but everything else in there was, we had to wear sandals the whole time we were in that room. the towels were complete garbage as well, smelling like rags and looking like they came from the dollar store and had never been washed. but the bedsheets were worse. they don’t wash them at all, and those have a horrible stench like a rag. but that’s not even the worst part. the bed had bedbugs. they bit my sister unrelentlessly all night and left her with huge bite marks that were swollen and over an inch wide. they bit everyone else too. in the morning we were so ready to leave, and i would have rather stayed in a tent. the breakfast was a joke too, with nothing but a box of dollar store donuts. i do not recommend anyone to go to this hotel, unless you want a night in hell. the place gave me a bad experience in rockport and it was my first time going to the beautiful city. please check the reviews first before deciding to buy a night at this place, because even if you love fishing and how close it is to a pier, it’s not even close...

We have stayed at this hotel in the past, but this time has to be one of the worst experiences that I have had in a hotel. My family utilized this place for Thanksgiving this year and we had 3 rooms. All the rooms had numerous kinds of bugs in them, they were not clean, the non-smoking rooms smelled like smoking rooms, and they were generally unsanitary. Our 15-year-old took a shower with bugs, turned back the hairy sheets on his bed and declared, "This place is disgusting!" The towels were thin and worn out, several of them had black stains on them. Our room had an issue with the "kitchen" sink as it would not drain. Someone finally came and managed to unplug it, but the result was black gunk all over the wall as well as some on me. The light above the kitchen sink did not work and when the front desk (actually the owner) was told about it, he asked if I had wiggled it. Also, the room AC leaked water into the room and someone had placed a small bucket under it to catch the water. When it cycled on, it sounded like a jet engine lighting up and turned on and off in about 10 minute intervals, was very loud and kept us awake most of the night. When front desk was told about, he said no one was available to work on it this Thanksgiving weekend. The steps metal structure was rusting away, the whole place needs painted, and the elevator is marginal. The fishing pier that the hotel site brags about is unsafe as it is very rickety in several places, it has numerous boards and nails/screws sticking up as a walking hazard, many of the pier lights don't work; it needs serious refurbishing to make it safe.

I am sad to see this place in such terrible shape. We will not be staying there again unless it is completely remodeled and exterminated... or razed and rebuilt. I am surprised the city engineers haven't condemned this place!

If you wanted to change your reservations after you arrived and wanted to leave early because of the deplorable condition of the place, you have to give 72 hours notice to get any kind of refund. No wonder they require payment up front and their room rates are not cheap for the condition of the place.

Never again, unless things change dramatically! The only really good things about the place is the location and the...

If you have any allergy or asthma issues and appreciate cleanliness, this is NOT the place for you! The only positive about this disgusting hotel is the pier. When we walked into our room on the ground floor, things did not smell right. The mattresses and pillows were moldy! Spiders in the closet. And to top it off, soon after we arrived a drip above the toilet began, it started off slow but increased in amount of water over time. We notified staff and they checked the room directly above us and told us they were having those guests move rooms. A few hours later, there was a distinct smell of urine in the bathroom. We were concerned the leak was from toilet pipes and tried calling to speak to staff again but the front desk area was closed and noone answered. About 1:30AM, a huge portion of the bathroom ceiling fell to the floor!!! There was debris everywhere!! 15 minutes later, more ceiling caved in! We finally found a phone number where the owner answered and came to the room; they asked if we wanted to change rooms, we of course agreed and had to trudge most of our belongins at 3AM up 3 flights of stairs because the elevator does not work either. When asked about any kind of reimbursement we were told he would work with us. The refunded us half a day of staying there. Severly disappointing!! NEVER AGAIN!!

Stayed here for Labor Day weekend , there was no rooms available so we didn’t have a choice. We stayed on a Saturday and for one day we paid $202 but the guy said if we pay cash we only pay $190, but we payed $202. We were calling around and never saw this place, we gave the owner our credit card over the phone. We went 4 hours later after we rented it and it looked okay, the have a pool in front of the ocean and that was nice.We were on the third floor. We opened the door and our mouth dropped. It looked crazy cause the blue walls and the old furniture and curtains. These room had a bunk bed also. The sheets were old and good thing I had brought my own covers from home. We shower up and walk with our shoes on.They don’t have a iron or iron board. They had rocking chairs on every level . The stairs needed to be fixed. We probably won’t be staying here again.

There was even a opossum under the bed! When brought up, the people at the front desk said it walked in when we did. The droppings from under the bed weren't fresh so the opossum has been there a while. There was cardboard to replace a part in the elevator which seemed like it was going to fall down everytime somebody got in. The doors didn't close all the way sometimes and there was rust around the frame. The fridge/freezer was covered in rust. The shower door fell off and it wouldn't close.
