We purchased a park model in the park in 2023. The experience with the staff has been less than great. Being that an RV park is hospitality driven, they fall short of 1 star in that category. I'll give you an example, the park is mostly weekend folks coming from Mass and surrounding states to relax on the weekend. The park management has on more than one occasion had sub contractors at the park making noise that is extremely disruptive. The attitude of the management is to bad. There's many more stories to go with this one.
The park also charges a $3000.00 Admin fee if you sell your park model. I've bought in several other parks and this fee has never been charged at other parks.
The town of Wells also taxes everything on the lot. So there's that added expense that you will want to account for before purchasing. We paid just over 500 in personal property tax. We just got notification from the park that the small storage container that most units have need permits and will likely be taxed as well. Just doesn't seem to stop. Everyone has their hand out.
I guess the question is would I buy a unit here again? The answer is no. Do your research before buying...
