Preface: This review is based on the price point of the property. The rating for facilities in particular is scaled; while these are not necessarily “5 star” facilities in the grand scheme of things, they are “5 star” for the price you pay.
Review:
This is our second time staying here; on this trip, we stayed for twelve nights. This hotel might be the best value in Hoi An in this price range.
Pros:
Very spacious rooms.
Beautiful setting; the grounds are filled with flowers and other plants, and the view of the rice fields (especially from the 3rd floor rooms) is lovely.
Quiet. It is located on a small side road, so there is no traffic noise. However, there is an entrance to a small side street right next to the hotel, and the locals have an annoying habit of beeping their horn whenever they approach an intersection, so you will have to deal with the occasional beep-beep. The nights are very quiet, though, with no club noise, traffic noise, etc.
Nice pool that we’ve never swam in. Both times we’ve visited has been during January and it’s too cold to swim; however, it does look quite nice and is well maintained.
Cons:
The water pressure on the 3rd floor is pretty weak, and it’s a challenge to get the sweet spot with the shower temperature, as the water is usually either too hot or too cold. However, what do you expect at this price?

The location is situated on a paved but narrow road. You will be surrounded by rice paddies where ducks, herons, and water buffalo spend their day keeping cool. These paddies are accessible by bicycle which are free to use from the villa.
A 10 min bicycle ride brings you to the edge of Hoi An central where restaurants and coffee shops offer any meal you could imagine. I had no difficulty navigating the traffic on bicycle and found the short commute a charming way to acclimate to Hoi An.
5-10 min more on bicycle will bring you to Old Town of Hoi An.
This villa has beautiful rooms that are furnished and finished at better than most rooms I have experienced in SE Asia. Heavy doors, heavy glass, thick drapery, comfortable linens and duvets.
It seems there are 6 main rooms for booking. Water is refreshed daily with a turnover service during the day.

Pool was a bit dirty but my cousin decided to give it a quick once over with the net and the lady and the older lady owners were super grateful and thanked him With water and lots of smiles for our stay.
