Room Experience: The room we received differed significantly from what was shown on Booking.com. The photos displayed a larger room with two big windows, but we were given a smaller room with only one small window and a balcony. While we still had a balcony, the overall space and natural light were less than expected. The complimentary water, tea, and coffee set shown in the photos were not provided. There was only one teapot and a single cup in a room meant for 3-4 people. No glasses
Cleanliness: The room could have been cleaner. Dust was noticeable, and the balcony was dusty and dirty. I ended up sweeping it myself.
Bed: There was one large bed and one small bed. The small bed had a sheet instead of a blanket, and no pillow was provided.
Kitchen: There's a kitchen in the room, but guests are not allowed to use it. This is unusual, as we've never encountered this policy in our year of traveling throughout Vietnam and staying in numerous homestays.
Freezer: The freezer compartment was completely iced over and needs defrosting.
Business Model: The business seems focused on selling tours, transfers, and other services. As independent travelers who've been exploring Vietnam by motorbike for a year, we didn't need these services. Most positive reviews mention assistance with luggage, motorbike rentals, or tour bookings. This place is ideal for those who prefer organized experiences.
Bathroom: The bathroom lacked hooks for hanging towels and toiletry bags.
Positives: Thanks to a Booking.com Genius discount and a free upgrade (too from Booking), the room cost 230,000 dong, which is excellent value considering the quality of the beds, mattresses, and natural bed linen. The villa, pool, and balcony are attractive. The air conditioning in our room worked well.
Staff: The receptionist spoke excellent English, which is noteworthy as in some areas of Vietnam, locals struggle to understand even basic English phrases.
Insects: There were ants in the room, which is common in Vietnam. A quick insect spray before guest check-in could solve this issue, especially if combined with thorough sweeping and mopping after each guest.
Recommendation: I recommend the nearby Larva Coffee shop, which has good staff and quality coffee. Eating delicious food in a non-tourist place: Quán cơm Sơn Phạm Cơm Tấm Hội An - Phở Sơn 👌👌👌 but it's not near the hotel, you have to go, the road is through rice fields
Overall: This accommodation may suit travelers who prefer arranged services. For more independent travelers, expectations should be managed. While there were some discrepancies between the advertised and actual room, and some cleanliness issues, the room and pool quality were good...

We absolutely loved our stay at hoi an heart villa, and actually ended up extending our booking because we felt so at home here.
The villa itself was modern, clean and newly renovated with air con, big comfortable beds and a spotless and refreshing pool. The location is perfect too - situated between the old town and beach - and it is a short bike ride to everything you need. The villa provides free bikes which is a great way of getting around in Hoi An.
Mr Thuong and the staff were truly incredible and made our stay perfect. They gave us great and well-priced recommendations for tours, restaurants, local food and activities, and always checked in on us to make sure we were enjoying ourselves. We loved every recommendation we tried. Breakfast was also included each morning and was a delicious array of fresh fruit, juices, coffee, pancakes and local Vietnamese food, with different and equally great choices everyday.
We truly couldn't recommend hoi an heart villa enough and will definitely stay here again if we ever come...
Read moreAn ABSOLUTE blast it was to stay here and be hosted by Flower and her team! It‘s ridiculous it was the cheapest option showed for me on booking, because the quality of the service you receive here is great. The rooms are very clean, the breakfast offer is decently vast, the pool is so nice and refreshing and the location is extremely convenient - just a few minutes by bike to either the old town on one side or the beach on the other side. Bike rental 30k/day easy! There is also a shower available before you check in which is just an absolute win that every place accepting backpackers should have!!!
Flower is super helpful and ready to assist with whatever your wishes are! She picks you up in the cot after you arrive, gives you tips on where and when to go and what to eat. All so friendly and chilled! We got our motorbike for the HoiAn-Hue journey (and sending the baggage) with her, and can confirm that the price was way better than any other offers we got elsewhere.
