Despite its convenient supermarket, South City Square apartments and Pellicano Living present a subpar living experience that does not justify the rental prices charged.
The property management exhibits malpractice, attempting unannounced entries, forcing visits without appropriate reasoning, and entering at times that aren’t agreed upon. The Pellicano office provides lackluster service, with staff seemingly indifferent and more focused on personal conversations than tenant needs. Maintenance requests are unlikely to get addressed in a timely manner.
Rooftop and common areas suffer from poor maintenance, mirroring the low quality of apartment fixtures and finishes. There is constant damage throughout the apartment, from doors falling off hinges to leaking taps and creaky flooring, which creates an unpleasant living environment. Appliances are subpar, with a useless dishwasher and cheap dryer. The air conditioning is ineffective, which is particularly problematic due to the poor thermal design of the apartments, meaning they severely overheat and require almost constant air conditioning.
Parcel delivery is an absolute nightmare, with confusing rules and parcels scattered across the complex at the request of the property managers. The visitor experience is lacking, due to a minimal way-finding throughout the complex and restrictive parking rules. Living with ongoing construction noise, especially drilling into concrete that reverberates throughout the building structure, disrupts peace and hinders sleep quality. Regular false fire alarms, reported theft issues, and a bad carpark layout with frustrating boom gate system adds to the inconvenience.

Read moreAfter living at an off-campus student accommodation for the duration of my undergraduate degree, the search for our first apartment was a new experience and definitely a time-consuming process. Location, security, accessibility, space and price were only a few of the factors to consider in our apartment hunt. I came across South City Square after numerous inspections at various suburbs in Brisbane, and I fell in love with this place immediately - it checked all the boxes without a doubt.
The location was ideal for us as students, being situated so close to the University of Queensland, and the major hospitals (myself being a medical student). Having frequent buses stop right in front of the building has been so convenient. The rooftop pool, BBQ area, and residents’ lounge make it great for entertaining, especially with the impressive view of the Brisbane skyline. As with any good home though, the large modern kitchen is my favourite part of this apartment and definitely the heart of this home.
18 months later, we are very happy here and this apartment has become a lovely home for us.

South City Square Property Management helped us settle into life in Brisbane after our move here from overseas. Moving in was quick and efficient, everything was explained fully and the staff could not have done more to help us. Any repairs throughout our tenancy were dealt with very promptly and our bond returned quickly and in full at the end of our first tenancy.
At our request, South City Square Property Management then helped us to find a bigger apartment within the complex. They were more than happy to show us multiple apartments and guide us through the process of moving again.
The facilities are fantastic, the rooftop pools are lovely and are never too busy. There is a communal BBQ area and shops/ takeaways/ restaurants nearby. The bus stop is right in front of the complex and the buses into the city at least every ten minutes. It’s such a great place to live, I wouldn’t want to live anywhere else now!
