We booked this place for family for 6 nights. Upon arrival, what was given was totally not what was booked. They told our family they would have to wait until the next day to see what could be done. It was only 2pm. I requested an upgrade for them and that prompted an immediate response. They showed one of their best suites which we accepted. They were made to pay a 2000 peso deposit. Our family enjoyed their stay overall. They did notice that this portable stove burner didn't work and told the owner and they brought them another one. Come check out, the owner charged 600 pesos out of the deposit for it's use. Although I'm glad our family enjoyed the room, I did not appreciate the bait and switch not do I find it appropriate for them to charge for a burner which was suppose to be included with the room. Was the hotel nice? Yes. And had we booked the room the ended up staying in to begin with, I would have given it 4 stars, not 5 because of the charge on the burner. However, I absolutely cannot condone the business practice. They were unable to correct the mistake made with giving the wrong room initially claiming it would have to wait until the next day. Most good businesses would have made it right immediately. However, as soon as we were willing to pay for an upgrade, it was taken care of within the hour. No discount offered. In fact the excuse for giving the wrong room was that it was the same size. Forget about the fact that it didn't offer the amenities we were promised initially. (Full kitchenette with burner, microwave, tv, and a washer. The two bedroom was much more plain also. ) Size doesn't matter in a hotel room, it's what's in it that matters. A garage can be the same size as a hotel room but I don't want to stay in a garage. So, one star because of the poor business practices. Oh my family has to go back to Manila again. It does have a sink an induction hob, a microwave a fridge, cutlery,crockery, kettle a wardrobe and a bathroom together with a television AC and a double bed.
However, it was crawling with bugs and cockroaches Which was obviously known by the provider because there’s bug spray here to help you deal with that.
I’m new to booking accommodation in the Philippines so I don’t know if this is to be the expected standard for this price point but it is definitely not the standard I have previously experienced in Thailand or Cambodia.
The shower pressure was okay temperature mediocre but it wasn’t clean. You need to clean it when you take one.
It’s not a place, having now stayed there, that I would recommend.
The provider very kindly allowed us to check in early free of charge so for that we were grateful.
However I had tried to contact the provider for three days prior to arrival and not once received any communication back.
It was only arriving at 6 o’clock in the morning and praying to the mercy of the security guard that four hours later we were able to gain early entry to the apartment.
There is a pool and a gym however this is a 56 story block, definitely partially residential, I think there’s probably 30 apartments per floor so the facilities are busy.
We had wanted to be in Intramuros and this was the nearest accommodation available at our price point to it.
A taxi to Intramuros from the suite cost 150 pesos, we attempted to walk the 30 minute, but the area is very busy, in terms of traffic, we hailed a cab

Not worth it for 1,800php per night. Motels that cost way less— likeSogo and Mariposa— provide better rooms than ones here in Grand Riviera Suites. There are cockroaches everywhere, bedsheets still have yellow stains, old furniture (there was even a cabinet with a missing drawer), the toilet seat also broke down (a first time for someone who regularly books hotels), elevator takes a long time to come to your floor, room was so small even for a single person.
Bad service: Dad booked a twin bed room through the Agoda app but was only provided one bed and a room that looks like a regular dormitory. There were staff that were hanging out by the pool playing mobile games and some were not wearing their uniforms. Even heard other clients vocalizing how dismayed they were with the rooms.
