Very noisy. From north and west you get the highway, from the east you get ongoing construction works.

Very expensive. The building management charges you 150-400% higher prices than the current electricity market for fan coil system (the system which does all the cooling and heating for all apartments). And you cannot do anything about it neither as leaseholder nor as a tenant.

On the upside, the decor and interiors are very nice and cosy, fitness and SPA facilities are great. Conceirge is mostly helpful and polite. And the neighbourhood area is in general very well kept and is pleasant to live in (except the highway...

An absolute shambles of a place, be warned! Do not move here! Bills are eye watering (separate bills for hot water, aircon, heating, electricity - all of which you are tied to a supplier they choose). Even if you dont use the aircon or heating its minimum £60 a month standing charge you can't avoid, some peoples bills for 2 bedroom apartments using aircon/heating for a month have been upwards of £1-2k. Some staff are helpful and nice but majority are rude and jobsworths, the gym is often out of service (although the staff at gym are great). Avoid this place...

Shockingly poor built quality. Hot water supply was cut off three times within 6 months, not to mention the lifts and the entrance gate have been repaired over and over again. As far as I know there is also a bathroom leak problem in most apartments in the building. For our apartment only it has been fixed 3 times and the leak still came back. One guy at the concierge is quite rude but all his colleagues at the concierge are lovely - sadly the only annoying staff is there...
