Honestly, one star is way too much. Long story short? They steal to you 200£ because all that they do is actually not find you a room, but send you to another company to which you will need to pay the actual rent and all the contract fees. Basically, what they say to you is that you will have one room (which is never the one you will get), that at all time fits exactly what you ask (and in which real world you get always exactly what you need?) and in the end you just arrive to their offices and they say to you "oh we are sorry, we don't care about nothing anymore and you need to speak with xxxx agency". Of course, all this after that you paid and after that they make you believe that the actual tenancy would be with them. In example, they never said to us that the room would be in a share house with other 6 people or that we would need to deal with another company. On top of this, I would like everyone to put the attentions on a couple of details: 1st. They reply to all the negative reviews saying "we search you on the database" and then, if they find you, they publish your story with all the details in something which is PUBLIC. Is it professional? This is how you "like" the negative reviews? And where is the privacy then? This is how you respect your costumers? But of course in the positive one, you say that is really important for you to take care about them. 2nd. When you don't know how to reply with the usual "I search in the database", you use all the same pre made answers like "I couldn't find you in the database, could you please contact us?" or, when it gets really bad, turns out that the review is fake. Every, single, time. So either a lots of people spend their time doing fake reviews, either, which is probably the truth, you try to "save your face" saying that they're fake. I'm sorry, but there's no real and fake reviews; or better, there are, but you can't recognize them and is not illegal to do fake reviews. Because if you think that is illegal to them, then I'm pretty sure is way more illegal as well to share all those details about your customers in a public place such as google. As YOU said in one of your amazing answers, everyone of us on internet can be whatever or whoever wants, so for this reason putting "FAKE REVIEW" under bad reviews in pointless, because those reviews might be 100% real and for how you menage them and for my personal experience with you, I tend to believe that they are. They work with third parties through online applications (so if there is a problem you cannot talk to anyone or go to a physical address) and they are not responsible for what your landlord does with you. They do not give personal service.

In the photos the room looked good and clean. They gave me a very dirty room with remains of the last tenants and with dampnes in the windows, "a bit of dush" they said to me. Plus some mattresses like those that people throw in the street (sorry, those that people throw in the street are better) believe me, I have photos of every thing, they also had it.
On several occasions I personally went to complain to his office because my landlord and his third party online agencies friends did not respond to my complaints for not providing me with references to move to another home. They gave me the reviews one day before I moved, I almost lost the other house and the money that I paid in advance. And of course, (a classic of scams) not returning the deposit, without reason. I still haven't gotten it back. Total abuse.

I’ve been renting in London for nearly 10 years I was in a rush to move before Christmas and I found a room with them first off the room I first saw they charged me £50 more than the room they showed me, I presumed that was an oversight on my part but it was honestly a sign for things to come. There were marks on my wall when I moved in and asked something to be done about them, nothing was done. The rooms are overpriced and the properties not looked after. Dealing with the agents themselves when there is ever an issue is hard work and is made to be as jarring and tedious as possible. When I was nearly up with my tenancy, I moved out a month early just to be done with this company so I was paying double rent, I asked them to feedback to the new estate agents that I paid my rent on time, which I always did, they asked me very unprofessionally to pay the remaining of my rent 2 weeks before it was due otherwise they wouldn’t tell the new estate agent THE FACTS. I really urge you to read the REAL reviews for this company and steer clear of them.
