Aspen Park Village Shopping Center — Local services in Aspen Park

Anyone needing to rent a commercial space in the Conifer area beware. I own a business with my son in the Conifer area. Personally, I have operated businesses in the Conifer area for 30 years. The owner of this property is definitely not a local to the area and it shows. Originally we were quoted by Val Saminsky to rent a commercial space for a 3 year lease at a 5 year lease rate. We opted for the 3 years, but Val wrote the lease for 5 years. Unknowingly, my son signed the lease. Fortunately we have in writing via email asking for the 3 year term, so Val was unable to get by with it. Also, the rent (CAM) is raised annually, although we are under a lease, our rent was raised a few hundred dollars over the past 3 years. Due to not using our space, and our employees working remotely, we asked about allowing a friend, who does mortgages to use the space a few days a week to meet clients, so that we could split the rent with her and was told by Val that it was not allowed. Third, we were charged an upcharge in the utilities suddenly and when we asked, Val stated it was because the units on either side of us were, or became vacant. Val stated we share that meter, therefore we are now 100% responsible for the utilities when the other units are empty. We have been in the space for almost 3 years now and do not use the office space, the rent is raised annually and the last straw was over the holidays, while not in use, we parked our utility and small dump trailer(empty), near our space on the back side of the building, where there is no retail shops. Immediately we heard from Val stating that we are not allowed to park our equipment there overnight. Empty trailers that are used regularly for our business, which Val has not seen until the holidays. We have been paying rent and never there for almost 3 years. Needless to say, we will be contacting a commercial real estate attorney and we cannot wait for our lease to end...

Pretty nice activity/ shopping center. In the parking lot from like April to late October/ November every Tuesday and Wednesday while it last they have a Fantastic BBQ truck that has some Delicious foods. Best selling is the Potato salad...
