Here is my honest review with Joule La Floresta Apartments. I will break it down my experience from the staff, maintenance, neighbors, parking, my unit, and LASTLY FEES. But first, hereās an overview. I have been living here since 2022 and nearing my end of 3rd year lease. My unit is 1 bedroom on the 2nd floor facing the pool area.
The front office and maintenance are superb. They take care of issues ASAP. The only issue I have is that the filter that they use for the HVAC is fiberglass which is the cheapest filter you can buy so I changed my own HVAC filter.
The neighbors around my unit, I have no issues. Iām also lucky because the renter above me doesnāt stomps around.
Inside my unit the only thing I donāt like is that the bedroom is carpeted. I believe first floor units have all vinyl plank flooring. They should have made all units have all vinyl plank flooring. It can also get loud sometimes due to people being loud by the pool and this is with the windows closed. The same outside my unit, you can also hear people outside your unit when they are passing by the hallway.
The carpets in the hallways looks very dirty. You will see stains on them. Remember people have pets in the apartments so use your imagination.
The parking is good because itās gated but itās not free.
THE FEES. Every lease renewal, my rent went up. My first renewal my rent increased by $70+, 2nd time around went up $100+, and now up to $151. You get these increases while they also have available units for lower price for new tenants. You also have to add the trash pick up and admin fees. Again, parking is not free. You might get parking for free for the first time signing the lease like I did back in 2022 but after that you pay $150. In addition, same with all other apartments expect to lose your deposit.
UPDATE Oct 8: The day after I wrote this review, the front office reached out and offered to see if they can do something to lower my new lease offer.

Facilities were well kept, and there was a great sense of privacy, security and safety. We loved this place so much and are extremely excited to move in next month to our new home. Thank you, Kevin!
Addendum: Now having lived here for 14-months, I can say that the facilities are beautiful and well maintained. The area and location is great, but there is issues with the new management company. My lease renewal increased 49% for a 1-bed/1-bath, from 2347$/mo to 3495$/mo; not including parking and utility fees. Management failed to provide the proper 60-day notice for an over 10% rent increase, violating the fair housing act. They have been unable to reach for sit down appointment and I honestly don't feel that it is worth fighting for as their character is extemely disappointing. I've given up as management obviously does not care about their tenants, nor renter's rights. Office staff have quoted "covid is over," "there is no cap on rent increases in orange county," and "ab1428 does not apply anymore." Good luck to you all who apartment hunting. When I moved out, I was informed that not only was I not going to get my security deposit back, I actually owed $247 despite my apartment being in great condition. Fine, whatever, I thought. I know that's how most apartments are. When you live in a place for more than a year, they're going to tear out the carpet and repaint the place no matter how great of condition you leave it in. I called and gave my credit card information over the phone and was charged. A month later, new ownership took over the building and the name was changed from Pearl La Floresta to Joule La Floresta. New management reached out to me and said I owed $247. I told them that I had already been paid this money and provided receipts. They apologized. Just a week ago, I received an email from them stating that I now owed $250 and that if I didn't pay the money, I would be reported to the state. I haven't even lived here for over a year. This new management team has to be some of the most incompetent, disorganized staff I have ever seen. Not only did they fail to note the money I paid them, they rounded up $3. Ha!
