The apartments themselves aren't bad. They have new everything, so everything is very up-to-date. The carpeting in the units is a light tan color, so ANY dirt or stains is immediately visible, which while it looks nice is very annoying. The staff are friendly and maintenance requests are answered quickly. The rent is high, but since most of the income in this area is from oil field work (which pays very well) it is not surprising; and the cost is comparable to the other apartments of this quality in the area.These apartments are also pet friendly, which is a bonus. There are some reasons why I did not give a better rating, however. The apartments are gated, and therefore you are paying for that added safety; yet for several months one of the gates were blocked open to give access to workers fixing part of the road in front of the office. For a few days fine, but for 2 months?! That is ridiculous. Parking is limited and often times I was unable to find a spot near my apartment; the only time parking is convenient is if you purchase a covered spot or one of the garages. The pool area has been closed since October, even though they passed out notices stating it would be open starting May 1; it still does not look as if it will be open any time in the near future. Since I don't use the pool this isn't a huge issue for me; however the fact that they chained the access gates to the pool area (and therefore the office and gym) shut to keep people out IS a problem. Particularly since there is only one other access gate to the office/gym located next to the area when you put in your gate code to drive in; so you have to hike all the way around the complex to get to it (the access gate near the other entrance is padlocked). The other issues I have are based on their descriptions of the amenities on the website vs. what you actually get. The website states they have "lush green landscapes and space" and "enclosed pet parks." In reality, there is some nice xeriscaping with a small green patch by the pool for pets. The only enclosed part of the complex is the gate surrounding the property. It also states there is a shaded playground that doesn't actually exist. I don't mind if they put that in a "coming soon" type place on their website (although I really don't see where on the complex there is room for that as it stands), but to state it as an amenity and not have it is untruthful. I had never seen such a clean pool, the weather was perfect the apartment amenities were awesome this time and everything work too!, the property was extremely clean! The area was SO MUCH cleaner compared to the last year I was there .the parking garages were disgusting and open to where people could see the extreme mess that the last residents just left behind. But this time that I went through town and I stayed, I was very impressed by the changes that we're going on. I actually went into the business office met with Stevie just to compliment her on how impressed I was about the property and how it had changed so much from the years before. It must be a hard task to try and get everything in order when you're picking up whatever trash was left behind by inconsiderate people. She was very concerned about pleasing the residence I'm trying to get all their demands met. But I could tell she was doing her hardest to please everyone. The swimming pool was so clean everything out in that area was incredibly clean and it looked ready for some barbecues!. Unfortunately the next day there was a huge storm and all that hard work, well let's just say she was going to need a couple of hands to get everything back to normal again . But I must say I'm very impressed with the property the way it's starting to look and the excellent work of Stevie the new office manager. Who went above and beyond to explain how much work it was going to be to get everything looking great again. She's a very determined little girl I must say ! She also said she wanted people that went by there to get a good impression of Carlsbad. Keep up the hard work young lady! There's not too many employees that would stick around to clean up somebody else's mess . Very impressed with the property now. And I'm sure I will be returning soon when I'm passing...

This is not a hypothetical. They provided keys to a family. There were maintenance issues, the apartment was dirty, and there was food in the refrigerator. The family never moved in, not for one minute, but because they signed a lease (presumably for a clean, livable apartment) they are being forced to pay 3 months of rent for nothing, under threat of being reported to the credit bureau and ruining their credit history.
Stay away from these people, they do not act in good faith.

If the non-hypothetical scenario described in my review of your establishment is not sufficiently detailed to accurately pin down the family that you wronged, then your establishment needs more help than responding to this review can provide.
Edit 2 - And they sent $4000 to collections. The apartment was not ready to move in. It was dirty with maintenance issues. So they moved on to another apartment complex. I am sure they had it clean and ready for move in within several days. For that they sent $4000 to collections, for an apartment they never lived in, not for one minute.
