5-stars for the management and maintenance staff. John and his team have been doing a tremendous job with what they have been given by the developers. They deserve 5 stars and more.
4th update - 29 Apr Management has changed out again...just tried to email John about these alarm tests. So now, we're on our third building manager.
This building has an issue with fire alarms...annual testing is occurring today and we did receive an email. However, email said testing would take 3-5 minutes. We're on our second volley of alarms going off in the our part of the building and it's lasting longer than 5 minutes. It started at 8:30 this morning.
The issue is, the testing never occurs as they plan...sometimes off by days. And the duration is always longer or more frequent than communicated.
The alarms are super loud with a siren in each bedroom and hallways of course. The scare the hell out of our dog and pretty much give me a headache everytime. Plus I work from home, so can't have any meetings even though I try to schedule around these "scheduled" fire alarms.
Some residents have actually disconnected their sirens in the units which only creates a larger problem because then they have to test by activating the alarm and then go unit to unit to see who disconnected.
Given the tech I've seen in other buildings, alarm testing is usually done via a panel where they can see all the components and verify operation...with very minimal live testing.
With everything I've seen in these condos, it seems the least amount of money was spent selecting materials and craftmanship during the construction.
3rd update - 27 Apr Ok, I've been traveling a lot lately and now every time I come back here there is a strong chemical like odor in the unit...like when a place smells new, but not in a good way. It's very apparent to me since I leave and come back...when I don't travel, I guess I get used the smell. Anyway, it's very strong, like residual from all the new materials like carpet, flooring, paint, etc. We even bought the large Dyson big and quiet air purifier to ensure there were no chemicals in the air and to help with the order.
On the plus side, the pool furniture finally arrived. On the bad side, it's probably the most basic and lightweight furniture you could get. Definitely not commercial grade. I suspect a few strong thunderstorms and/or tornados, the furniture will become a flying hazard. Best of luck with those who have units next to the pool.
Anyway, just another notch in the long list of issues with this building.
2nd update - 16 Mar Dropped rating down to 1-star. We’re moving out when our lease is up. The owner is looking to sell anyway, but regardless we were planning to move.
We would not buy here even to invest. Reason is the tenant will be dealing with so many issues, that it becomes more work than necessary. The place looks good on the outside but it is not ready. Give it a few more years and a lot more money by the HOA to fix everything then it might be worth a look.

Read moreLiving here is a nightmare, the maintenance person knocks at any time of the day and comes at his own convenience for maintenance which gets only fixed sometimes. We had one issue looked at three times and each time they said they’d order the part but instead a new person comes and says the same thing. We’ve asked them to email or call with a 24 hour notice before and I had a blow up at the wrong girl thinking she told Alec or Alex to just come by when I specifically told her today was not a good day. He apparently just does whatever he wants.
The garage is dangerous for sure. No mirrors around the first corner that everyone has to use to get in and out, narrow in some areas, and when they stick a warning on your car windows it’s an actual sticker so when you try to take it off it’s not a clean removal. My mom came by to help watch our newborn and got a sticker right on her drivers side window.
The fire alarms are blaring right now and have been for a good 20 minutes with no end in sight. Once again, living with a newborn here. This happens literally once a week if not more, any time day or night. They’ve tried to send out emails to let us know but I mean if you work remote and it’s blaring from 12-3pm what can you do? It’s incredibly loud in the rooms specifically.
We live close to Spa castle and there’s a parking camera thing that repeats a loud phrase every 5 minutes while blinking a bright blue light. It’s been truly a joy to hear it daily.
The walls are thin and the ground is thin. Can hear my neighbors from time to time do anything like vacuum, walk, talk at a normal volume -it’s not their faults that this place was built soooo terribly. Shoddy grout work in every single bathroom and multiple tiles , one of our floor panels is chipped, one of the closet door handles is visibly lower than the other. The concrete on our balcony is cracked…
They never address these above issues but will be extremely prompt about any minor issue. Today we got a text about how we can’t leave trash out except in the exact way it was described in the pamphlet, at the exact time it needs to be out, who cares about having work or not being able to be home at that time though.
The one star is for location and for the one front desk girl who really does try but is working with what she can, which isn’t much unfortunately. Cannot wait to move...
Read moreBuilding is built no better than your run of the mill apartment complex. Sure little nicer flooring and counter tops but Subfloor between you and downstairs neighbors is just plywood and sheet rock so you hear everything the people above do and we get constant complaints from the people below us since we have two young boys due to the cheaply built building. Two elevators are still not working and the front refuses to provide any ETA. The garage is a mess with no official flow on top of being to narrow in many places and at the bottom of the ramp from front entrance and main garage ramp they squeezed in couple more parking spots which creates a consent hazard. In two months almost been hit at least 10 times. If you have a truck its going to be a PITA once the building is at occupancy to park. Around the corners where people go both directions They put up mirrors In a few places but they are ridiculously small why even bother. There were three cars totaled just the other day by someone right at the spot I was talking about. - Update
Then basic construction things are still not done like the metal plate between the parking garage and actual wood building is still not installed so theres a 2 inch crack just whole going down the next floor ceiling.
I've seen two mice and my neighbor seen one as well. Saw one them escape through one the cracks between the floor and the non working elevator. It was litterly just running down the 3rd floor hall.
In text and email much of the staff is condescending and exact opposite of friendly. Instead of taking the time to actually listen they just bark the same thing again with no new information. One of the employees is nice but the attitude we've got from one the employees is ridiculous. This is not high school and I'm not an idiot.
Walls are so thin or vents are messed up to the point when our neighbors cooked fish we had to leave and get a hotel, it consumed our unit for a solid 12 hours.
Spa Castle side is also annoying with their parking lot camera that announces its presents 24/7 and stronning blue ligh5s....
