I moved into the Modera in April and have had one issue after another. I decided to move into a new build because I was tired of dealing with all the maintenance issues in my old building. On the surface, the building is pretty and while I like my apartment, it stands on shaky ground, literally. They did not build the foundation correctly and the building is settling at a significant rate towards the river. I have a window I've been trying to get fixed since the month after I moved in. The most recent work order was put in on October 22nd and I just found out today that it will be at least another month before it is fixed. The gap between the frame and the window continues to get bigger. Multiple doors in the apartments and hallways are sticking because the drastic settling is making them crooked. The paint on the walls is super cheap and the slightest brush against the walls will make a mark. You can see some of the tape work seams under the paint. The heating/air conditioning unit is super loud and the insulation isn't great resulting in the need to keep the thermostat higher or lower than you'd like it to be. The electric bills are the highest I've ever paid. The balconies are not secure - they are starting to tilt down and away from the apartments. The pool is ridiculously small for the number of units in the building. The spots in the parking garage are so tight that you can't open both doors of your car at the same time. There's no way to call the concierge despite there being a phone at the desk. So if there's a noise issue late at night, you have to get out of bed and go downstairs to try to get some resolution. The fire alarms are constantly going off at all hours and ear piercingly loud. My poor dog freaks out and it's usually because someone burned some food. The concierge won't let people into the building and despite being able to give visitors access via virtual key, there's no way for them to get to the floor due to the need for a key fob to unlock the main elevator. Speaking of visitors, there are only 5 or 6 visitors' parking spots for 320 units. And there's no parking in the neighborhood. There are time restrictions on the Sky Lounge due to noise, but no restrictions on kids constantly running around up there. It becomes more like a playground than a lounge. The building is marketed as a "Staycation" residence but all the rules restrict that and the lounge being used as a playground does not help.
There are a lot of nice, cool people in the building and the management does nothing to encourage community. Rather than handle any issues like adults, it feels like we are being reprimanded every time a new rule is put into place. We have requested Town Halls with residents and management and have been denied. We were told there would be monthly mixers and opportunities for the residents to get to know each other but outside of 1 or 2 instances early on, that hasn't happened. There's still no dog shower (as promised) and the water quality and pressure are awful. On top of everything, while most of the people in management are very nice, getting them to respond can be like pulling teeth at times. You have to push and push to get anything done. Case in point - they have only responded to the positive reviews here. Anything negative or challenging is ignored.
I really want to love living here and was so excited to move in. I was excited to have access to a beautiful rooftop 24 hours a day and a pool I could relax next to after work. As someone who commutes and works in midtown (one of their targeted audiences), the hours on the pool make it impossible to use during the week if you work full time and commute. I lived there for two years, from April 2022 to April 2024.
PROs: Location: Fantastic. Giant river views, 7 minute stroll to Metro North train station, or to some lovely parts of Yonkers, or to a good grocery store and big drug store. Easy driving access to Sawmill Parkway and Cross County Parkway. Apartment: Decently good finishes, in line with the pricing. A good feeling place to call home. Staff: Pleasant leasing group and helpful lower level staff. Gym: Excellent apartment gym with bright natural light. Work from home extras: Several attractive small conference rooms are available for tenants. If you don't live alone and need to have zoom meetings these are perfect. (But see also in Cons, below, for the rest of the story.) Garage: Entry doors on each floor, easy to load and unload, rarely crowded to park. Rooftop deck: Right over the Hudson, with views of the GW bridge to the south and the Tappan Zee (Mario Cuomo) bridge to the north. Park: The small landscaped park between the building and the river is beautifully maintained with lovely gardening. (Turns out itâs maintained by the city, not the building.) Fireworks: Your apartment facing the Hudson is the best place to watch Fourth of July fireworks that youâve ever experienced. Thereâs a superb show right out front. Internet. Verizon FiOS, ridiculously fast.
CONs: Tenants. Many no doubt are great people but enough aren't to seriously spoil it and the building doesn't take up the slack. --- (1) Someone on my floor would let their dog poop in the hall. Not once but several or many times. It would stay for days or weeks; the building did not do walk throughs, apparently ever. Passing it in the hall it was top of mind arriving home. Complaints and notes on the wall changed nothing. Just a walk through of our floor and cleanup would have improved the experience of the rest of us quite a bit. --- (2) The fire alarm got pulled for sport in the early hours of the morning several times in two years. The sound in the apartment is DEAFENING and would go on for several minutes. Not the building's fault but another indication about the culture of the tenants, which the building did nothing to try to change. --- (3) The gym was often messy, weights left around, bits of trash on the floor. --- (4) Verbal conflicts with threats of violence could be heard on the drive between the building and the Hudson on a number of occasions. The trash chute was filled past my floor (2) often, sometimes for several days. The trash room would fill up and the hall and my unit would stink. The lovely little park between the building and the river gets incredibly crowded and loud on summer weekend evenings, with loud music and yelling running late into the night. The WiFi in the conference rooms was less than 1Mb/s. Too slow to make a zoom call! This despite having FiOS in the building. Promised improvements never happened. In my time the building went through several managers. With the last one I developed what I thought was a good relationship. He signed my note guaranteeing return of my deposit and said, âI got you, man, I got you.â Then the building didnât return my deposit. The manager never picked up my call again or called me back. After a couple of months I called the main office in California and told them I was going to sue them in Yonkers Superior Court for 3x what they owed me (the legal max). The person there was obviously used to calls like mine and FedExed a check that day. It was clearly standard practice not to return tenant deposits and see if they did anything.
