DO NOT LIVE AT UNIVERSITY LANDING THEY HAVE BEDBUGS!! If I could put 0 or negative stars I would. There arenât enough words in the English dictionary to express how much I despised living at University Landing. Trust me, itâs worth it to move anywhere else for the sake of safety and cleanliness. To any college student that is thinking about moving into university landing I hope I can change your mind. First thing, PARKING: I went to the office everyday for a parking pass and called throughout the day to get one, then one day when I went in like I regularly did to see if they came in yet they said they were sold out which was infuriating as I had gone EVERY SINGLE DAY. So if you donât pay $50 extra a month to park at your home then you will be towed if you park in their lot. Only have one car and no way to get to the towing lot? Youâre forced to take an uber to the sketchy tow lot and pay $150 in cash to get your car back. Come home late? All of the (free parking) parallel spots on the sides of the building are taken and you have to park across the street at the church which is near a bar. Walking to the apartment at 11pm at night with drunk people yelling at you and homeless people following you is terrifying especially being a woman by yourself. IT IS NOT JUST COLLEGE STUDENTS: For my story, letâs go to the beginning, this complex is advertised as if you will be living with students however this is not the case. When you are beginning your lease it lets you select the major preference and age preference for who you will live with. Which at the time seemed super fun as I thought I would meet people my age with my interest who were going to APSU. However when I moved into a 4X4 apartment I was placed with ladies that were around 50-60 years old. Which no problem with that it just caught me by surprise. So donât think you will live with people your age even if that is what you say you want. Then one lady in my complex threatened to shoot me and others that lived in that complex. I was scared to leave the room to make food or do laundry and would always carry my pepper spray when leaving my personal space. This caused me to have to have a fridge and a plug in cooker which caused my electric bill to go up for something I couldnât even control. Also the heat never worked in my room in the winter, I added a maintenance order and it was never fixed leaving me to have no choice but to buy a space heater. Which again, caused my electricity bill to be extremely high. RESPONSE TO BEING THREATENED BY ROOMMATE: For the threat situation, I called the office and it took about 2-3 months for them to place me in a new unit which is unacceptable. Then I finally was moved into a new unit and I thought to myself, âit canât get any worseâ I didnât realize it actually could get worse then that. I moved all my stuff into the new unit and woke up covered in bites and looked at the mattress and guess what? BEDBUGS!!! (Pictures below) This was insanely disgusting and I was actually so exhausted from moving all of my stuff by myself into a new room to then have to immediately turn around and have to pack my car up at 3am and drive 2 hours away to my home. I had to take everything I own to the laundry mat to make sure there was no bedbugs in my clothes, had to throw away bedding, pillows, blankets, and a mattress topper that cost around $250. I had to miss class the next day as I was far away from campus for something I could not control. Thereâs bugs that are always everywhere. There are blood bugs all over the windows that crawl into your bed, if it is next to the window. There are cockroaches in the shower area as there is water damage that has never been resolved and just repeatedly painted over. People can just enter your room at any time without permission, I had came home to find a pack of swisher sweets, I got a camera and lock change after this. I would not recommend my worst enemy to live here as being here for a year was easily the worst living experience I have ever had...
   Read moreI want to start this by saying I worked as a manager in student housing for almost 7 years so I thought I knew what to expect from this property. I was wrong.
It started on move in day. The apartment was disgusting - there was literal mold on the HVAC filter because it had not been changed. Huge pink stain in the bathtub that we were never able to get out, and the whole apartment reeked of weed. (Pictures included with this review and more damaged I didnât even mention on here) When I went to the office to ask that the filter be changed, the leasing consultant literally rolled her eyes at me. That should have told me how this was going to go.
A month or so after moving in, my daughter was notified she would have to pay $50 PER MONTH for a parking pass to park in the open lot. Her lease said $0. When my husband and I called to ask for a managerâs email so we could find out what was going on, we were told multiple times âwe donât give out that information.â I had to unfortunately act like a Karen and email the owners. Not my proudest day, but literally no one in office would speak to my daughter or husband (they were the lease holders).
My daughter lived in a studio apartment alone and on multiple occasions, the maintenance staff walked in without knocking. Often times there hadnât been a work order submitted and no inspections scheduled. There was literally no reason at those times for maintenance to be entering. One of them made several comments to my daughter that made her very uncomfortable.
If you ever want to reach onsite management - good luck. The only time they reach out is if you leave an email under the âcontact usâ section of your resident portal. Their regional manager sees that and makes them reach out.
The absolute last straw was moving my daughter out. We decided to move her out in May and just pay the last 2 months of rent and be done with this place. I asked if we could schedule a walk through with management. Some tall girl working at the desk, who looked like she had just rolled out of bed, told me no and then walked away. I had to ask twice for her to come back so we could turn in the keys. She then yelled, from the other room, to just leave them on the counter and leave. I would absolutely appalled if my staff behaved that way.
The icing on the cake to this dumpster fire is that we were charged $200 for undisclosed wall damage. I know there were holes from a cork board and 4 holes from a tv mount and a small patch of paint ripped from a command strip. This is not $200 worth of damage. My husband and daughter both called multiple times asking for the pictures and move out inspection to see the specifics of the charges. My husband finally got the managerâs email, but as of 8/27, he never replied. I ended up having to pay $200 so it didnât go to collections.
All in all, this was the worst and most disgusting property Iâve had the displeasure of working with. Stay far far away. Literally anywhere else is...
   Read moreThis is by far the worst place to live. Very unprofessional from the staff to the management. My roommates and I put in work orders about our air conditioner not working, and they canceled my roommates. Then they came out to our apartment and said it was going to be a couple of days until they could fix it. They never gave us an exact date or anything. I also called them 15 time and kept getting the voicemail was full and they couldnât except any calls at the time. They called me on 5-9-24 when I was leaving an appointment and asked when I was going to pay rent, I told them once they fix the air conditioning I would pay rent which I have the right to do so. The woman on the phone proceeded to tell me to hold on, and when she can back to the phone she asked could I call back to speak with the manager. I proceeded to tell her could she have him give me a call back because they were the ones that called me. The woman proceeded to hang up the phone. I walked up the the front office and told the three women at the front desk my name and asked who I got off the phone with and one of the ladies went to the back to get the manager. When she came back up to the front she said you can go back there. The manager didnât get up to come greet me or walk me to his office. When I get into his office and talk to him about my concerns he proceeds to act as if he was frustrated. I then ask him for his bosses number so I can speak to someone that was more professional and he then asked why and I tell him because it seems like he has an attitude or is frustrated when he is talking to me. He then proceeds to tell me he doesnât have a number to give me and that I can get on the website and get her email off of there. At that point I got frustrated and asked if he could right it down and then he goes on to tell me that he can send it to me in a email because he doesnât like my attitude. I walked off and said I will be waiting on his email. He then proceeded to say âmhmmâ I then told him he was unprofessional and ghetto as I walked out he got to arguing with me and so did the ladies at the front desk. The ladies at the front desk said something like girl get out of here before something happens to you. Then the manager yells out the door donât come back or you will be trespassed. Not to mention when I walked in the office there were playing hood music that had cursing in it. If your are thinking about staying here I recommend you look somewhere else because this is not the place for anyone. I wouldnât tell my worst enemy to move here. They also will go into your room when you are not there and they steal belongings of yours. IF THERE WAS A WORST PLACES TO STAY IN CLARKSVILLE UNIVERSITY LANDINGS WOULD BE ON THE TOP...
