Quite possibly, the worst apartment complex to stay at during university. Here is my itemized list of reasons why. I lived here for 3 years.
Management, while some staff members like Tara, and most of the maintenance staff, are easy to deal with and friendly people. Some workers, like Michaela, alternatively make it almost unbearable to stay here.
Both my roommate and I offered to pay the entirety of the rent for a 12 month lease in one payment, but at the time they couldn’t manage that. Which was fine, besides the fact that my roommate (after 2 years of not one missed rental payment) genuinely forgot to pay rent one month, and Michaela took it upon herself to threaten eviction, in the first email!! Fortunately, my roommate quickly sent the rental payment and that was that. But if he were not in that position, I couldn’t imagine how Michaela would make one feel for going through tough times.
Furthermore her attitude and general demeanor will put you off quickly (as it has many other residents), and make you feel uncomfortable.
(See attached photo) Birds and squirrels in the walls. We had birds living INSIDE OUR WALLS, for 2.5 years, during this time they said “the contractors will get it taken care of.” Spoiler alert, they never did. Not until they removed us from our apartment in the final 2 months of our lease due to “renovations”, in the middle of finals week, right before graduation.
Poor quality amenities. For the price they are asking, expect a run down apartment, with a horrible floor plan that allows no space for oneself at an outrageous price. You’ll pay for a pool that is poorly maintained, if you even get to use it. You might even get to have construction noises outside your apartment from 6am - 9pm. And expect maintenance requests to act as mere suggestions, not due to the Maintenance staff who work their butts off, but due to incompetence of front end communications.
You won’t pay for what you get, expect old washers/dryers that don’t work. The furniture is lackluster as best for the markup they’re asking. Not to mention you might have your things stolen (like my roommate’s 2019 Honda ruckus) but fear not, because signal 88 is there and will not stop any crimes, but they will shine flashing bright lights into your windows (even when we asked them not to because my roommate is epileptic) at all hours of the night. So at least you get the illusion of safety.
Side note there was also a shooting here recently so the quality of protection is fairly low.
All In all, if you can avoid it. Live anywhere else.
Edit: In response to The Landing's Poor attempt (as seen below) to reclaim their lost reputation (see every 1 star review if you don't believe mine). I will provide a breakdown of their response, so you know how fake they are as a facility.
First and foremost, in regard to the eviction threat. I will include the email he was sent in a further attachment so you can see what I am talking about.
Michaela gets a bonus if you pay your rent on time, which is why I imagine that she sent the nasty email she did to my roommate, which I will say was sent the day after the 5 day grace period. Regardless of this, it is poor practice to be unkind to your residents for no good reason, other than Michaela's unfounded power complex. Especially considering he never missed a payment prior to this.
Moving onto the amenities, don't let their unfounded promises of revamped modeling entice you. In the exact words of the contractors who are actively working on these apartments they are "putting lipstick on a pig."
I will add more photos to give you a real-time understanding of what the standard of upkeep is like at this facility, as soon as I get the chance. The tennis court, is cracked, uneven, and unkept as is their basketball court.
Regarding the stolen bike, we did report it, to the police and the front-end staff. Them not knowing this just exemplifies their incompetence as a team. We even had the bike returned by police over a year later, on the property. Don't read into their reply's...
Read moreI lived at the landing for two years and would NEVER go back. First, they change management and up the prices every single year (sometimes multiple times a year) but never improve the quality of the place you are living. They will remodel and force you to move in the middle of your lease, and then refuse to make any actual upgrades to the apartment, other than making it look a bit more modern. They forced me to move to a new unit 2 months before my lease was up, and we had literally no internet at the new place. I called them regarding this issue and spoke to the internet company several times, and was competely written off every time. I had to go to a coffe shop to do any school work or download anything at all. We couldnt even watch TV or connect our phones to the internet.
They also charged me an additional $25 dollars per month in renter's insurance when I already had renters insurance and got it approved. I emailed the owners back and forth for months sending them different forms of confirmation to prove I had my own insurance. Once I sent what they had requested, they just stopped replying altogether. They also charged us an annual "utlity setup fee" of $100 per person living in the apartment, and claimed they it was the utility company doing so. When my room mate and I spoke to the utility company regarding the fee, they said they charge it a single time. When we contacted the management company at the landing to see why they had misled us and charged us a fee (when they didn't even do a general inspection for 2 years) they simply stopped replying to us and refused to speak to us in person about the matter.
In addition, my boyfriend and I found out we were pregnant 2 months before our lease renewed (but we had already signed a lease for the following year and lived in a 4 person unit). We contacted the leasing department explaining the situation (that we were pregnant while in school. We had no money, but didn't want to have a baby and live in an apartment with two random people we didn't know) and asked to be released from our commitment or be placed in a two person unit. They just said that we were stuck in our current lease, the other bedrooms would be filled, and then they charged us the $100 maintenence fee previously mentioned in this review.
Last, but not least, the situation with our room mate. Early on in my lease I roomed with a man (Im a woman). I ended up having a massive confrontation with him about a list of things. It was ugly and incredibly painful. He was doing hard drugs every night and bringing random men (who were also tripping) into the apartment without warning at 4 or 5 in the mroning. It was a stressful and scary time. He was accusing me of stealing his stuff, beating his pets, and all sorts of other outrageous things. He said he would slash my tires if I confronted him again. I reached out to the management company, letting them know that I was nervous for my safety and would like to be considered for a different room mate if possible. They replied saying "Stop acting like a child. You and your room mate need to handle this problem as adults. We can move you if you'd like, but we'll charge you. Let us know what you want to do."
Moreover, the Landing is an okay place to live--as long as you are okay moving from unit to unit and never gearing back from the company that currently owns it about unnecessary charges. They will never get back to you if you reach out. However, the leasing staff can be decently nice and the apartments are fine (despite literally no storage at all). They back up to the woods and have more than enough parking. It is not the worst place to live in columbia by any means. I would never go...
Read moreI’m not one to leave a bad review but they are charging me $400 upon moving out and that was my last straw! Here was my experience living at the Landing and why I will not be resigning.
Temperature Issues: My first problem with the landing was in the summertime. My apartment would get so hot you would be sweating in it, and the ac was on. In the winter time it was freezing. We had the heat turned up but of course it made our utility bill outrageous the entire winter and it would still be cold, especially at night time. Yes we put in a maintenance request and no it didn’t change anything.
The roads: The first issue is the potholes. There were several potholes on the road that were not filled until a few months ago, meaning we had to avoid them all year. Even then not all were filled. There is one huge one that your whole tire could fit into, and they literally filled it halfway instead of just fixing it all the way. Whenever we had the bad snow storms, they did clear off the roads of the snow when they could, but left HUGE blocks of ice where we park and walk down the stairs. You can see them in another review posted here. Super unsafe especially walking down the three flights of stairs. The ice was there for months on every apartment and nothing was done, it didn’t go away until it literally melted.
Water: Our water was shut off three-four times during the year. One time with absolutely no notice at all and they had no idea why it was shut off and it was off for an entire day. Another occasion, our water was yellow. Literally yellow. In the winter time, our water sometimes would not get hot for a shower, if more than one of us showered.
Electricity: Our electricity was cut off twice in the year. Took hours for it to turn back on. One time it happened at 10 pm and it took forever for us to get in contact with someone, the emergency line they provided is not useful. What’s the point if no one answers in a standard amount of time?
Wifi: The wifi sucks, it took them forever to figure it out in the beginning of the year. It would go in and out constantly all year.
Packages: They lost one of my packages. I contacted both ups and the seller, they both said it was dropped off at the landing, so they lost my package. They did say they helped look for it but that’s it. Also don’t expect to get your packages when they actually arrive, they won’t notify you when your package is delivered until a day or two after it actually gets there.
Animals: My roommates and I lived on the third floor. My roommates and I could literally hear animals moving around and making noises above us.
The apartment: The rooms themselves are tiny, as well as the bathrooms. There is close to zero storage and hardly livable for four people. Our fridge stopped working at one point and our frozen items went bad.
Construction: I understand that things need to be improved here, trust me. But it gets very irritating when they work on the roof for several weeks starting early in the morning and well into the evening and you hear banging everyday all day for weeks. The trash from the roof was thrown across the entire complex. They had to work on something underground at one point, there was mud everywhere. The mud got on my car.
Staff: The maintenance guys are great. A few of the staff members were kind and seemed like they actually wanted to help as well. However some of the staff members seemed like they couldn’t care less to help and were rude.
In conclusion, do not live here unless you wish to be extremely inconvenienced for a whole year! There were way to many ridiculous things that happened. I do not recommend anyone...
