Gravity is no where near the community it tries to seem like it is. If you are interested in Gravity for its amenities, events, rentable spaces, or community feel, I would save money and rent elsewhere.
People often comment that Gravity buildings are smelly - they are. I truly have no clue how it happens but I hear residents in Building A, B, and D complaining. I live in D and chose the top floor so I wouldn’t be near trash at the bottom - however my hallways often smell of trash or smell sour. The lobby randomly will smell strongly sour or sulfur-y. The water in unit is often sulfur-y too. They drained my tank when I moved in to help but my ice always smells strange and the garbage disposals/ dishwashers aren’t good quality. Even after a work order they maintain odor and said they weren’t sure why. My neighbors have the same issue even though we all clean them out. You can buy freshener pods but it’s a hassle and costly. The management is relatively strict and not flexible. I had rented our community room just as a curtesy, as people hold parties in there often (the building is at less than 40% occupancy, it’s not in high demand) and when the room was trashed and not properly set up, they only refunded half, referencing a rule buried in the lease that any more than 2 people requires reservation. Again, sure that’s the rule, but it further emphasizes that Gravity is not trying to make a community with you. The right thing to do as a business that really cared would be to fully refund to build that trust back. You may think you’ll get used to the trains, but unless you are a deep sleeper, this probably isn’t the best pick. Trains come about every 20-30 mins most of the year. Some are a quiet rumble which the fairly thick walls do drown out, but many are screachy or make booming sounds. I’ve lived here nearly a year and about 1-2 times a week will wake up in the night from it. Back to the community feel - this is what made me choose Gravity. I was devastated when they stopped monthly programming a few months into my lease. They used to have 1-2 events a week ranging from yoga, speaker talks, bbq’s, movies, sound baths, acupuncture, really neat picks. The only amenity I’ve never had an issue with is the gym, though small. The pool took way longer to open than expected. They close it veryy early at 9pm and are strict about kicking people out right then. They cut my buildings security with no notice. A big draw as a single woman was having nighttime security I could call, which I did utilize a few times. A friend found out a few months ago when she needed them that they no longer would service Building D, that they only work for Building A. They would only would come to the Pool near D since it’s also an amenity for Building A. There are also no cameras in the garage I unfortunately found out when my car was broken into. The garage is owned by LAZ, but as the garage for Gravity, Gravity has asserted their hands are tied, even though when I spoke with the garage, they said they hadn’t gotten an ask for cameras which is why they didn’t bother. I’ve spoken to other residents since who have also had their cars broken into, last week someone even had their tires slashed. I’ve started parking on the second floor to avoid the issue which has seemed effective. There really isn’t much parking in this area that isn’t paid, just one side street next to Idea Foundry (which some of my friends refuse to park in because it’s so narrow and near where the homeless people enter/exit the tracks). The garage is $16+ for overnight, more if there’s an event in the area.
Gravity is great for: Not having to park to go to the different festivals Even though it’s not walkable to any grocery stores, you can walk to nice restaurants and breweries In-unit laundry, dishwasher, full bathrooms, smart appliances, etc. Some units even have a bathtub which is hard to find in Cbus. Read moreWhere to start! DIRTY, NEED KNOWLEDGEABLE STAFF, NOT SAFE! I lived here for about year and it's gone real downhill primarily due to the poor management team. Management has had high turnaround and the team there now is condescending and unhelpful, not knowledgeable. They will straight up ignore your emails and roll their eyes when you see them in person for requests. Security is also lacking - there are 0 cameras in the common areas. Dog pee and poop is everywhere, as a result. Packages regularly get stolen - there is maybe a camera in the mail room now, but are the camera even REAL! But ask any of the residents there and it's likely broken and there just for facade. Mgmt will not help you if your packages get lost/stolen. Residents seem like the lowest priority on the totem pole.
However, if you live within the courtyard, noise can also be an issue if events are being hosted there and the noise will absolutely reach your apartment. When you report noise, they do not care. Same for the halls.. Paper thin walls!
Safety in the area.. For months the main door to Building B was unlocked. Homeless people was in the lobby. Security guards haven't been a consist thing. They have fired and hired security staff so many times. They are not always around and sometimes are just texting/working out in the building gym. Your car is very susceptible to being broken into - when I first moved in, there was a weekly string of car thefts (catalytic converters and general rifling). The building will tell you they cannot do anything about it since the garage is owned by LAZ. Again, there is a real lack of security cameras around the property - the neighbourhood is very empty at night, so it can sometimes be scary walking around.
Amenities are not that great specially when they open them up to everyone when it shouldn't be- We had to wait until July for pool area to open, even then no cold plunge, sauna was not working. Cold Plunge still under REPAIR.. the hot tub don't work good. Gym is basic, it's small and definitely not cleaned very often. Fleas and bug in the gym from lack of cleaning. Rooftop deck is nice, but not cleaned often. Dog park sounds nice, but it's just a cesspool of disease - poop everywhere, no one seems to clean up after their pets here. Same with the surrounding area - I stopped walking my dog around the property because there was so much dog poop. I walk my dog far away from the area.
Lastly, do not trust the google reviews - all of the reviews were recently scraped. I would say I tolerated living here mostly because I did not want to bother with moving. But will after my latest situation with the staffing. Also, my neighbours are great and you will meet some wonderful people in the building. Extremely Poor Management: The management at this apartment complex is beyond disappointing. They seem to have no regard for the residents' concerns or needs. They just tell you to refer to your contract and deal with it. NOT WILLING TO WORK WITH TENANTS
Deceptive Lease and Hidden Fees: The lease agreement is highly deceiving, and the complex has several hidden fees that were not mentioned upfront. This is a clear attempt to squeeze more money out of tenants. Wording in the Lease can be unclear and favors them
Tiny Rooms and Poor Furnishing: The rooms in this complex are incredibly small, making it difficult to move around comfortably. Additionally, the furnishing provided is of poor quality, which only adds to the overall disappointment. I work in construction management and this level of apartment is done cheap and its the bare minimum. THEY CHARGE ALOT FOR NO REASON
Inconvenient Parking: The parking situation is a nightmare. The parking lot is not connected to the building, which means that moving or carrying groceries becomes a major hassle. This lack of convenience is unacceptable.
Noisy Railroad and Poor Soundproofing: The apartment complex is located right next to active railroads without any adequate soundproofing. The constant noise from passing trains will keep you up late at night and wake you up extremely early in the morning, making it nearly impossible to get a good night's sleep. You will hear train horns and street noise at all times of the day and night
Trashy and Sketchy Surrounding Area: The surrounding area is not only trashy but also sketchy. I had to endure hearing gunshots and loud street music at 3 am on multiple occasions. This kind of environment is unsafe and unacceptable for any resident.
Property Management is a Joke: Overall, the property management at Gravity D is a complete joke. They get paid and do not care about the tenets.
In conclusion, I strongly advise against choosing Gravity D as your place of residence. The extremely poor management, deceptive lease, tiny rooms, inconvenient parking, noisy railroad, trashy surroundings, and overall lack of care from the property management make this complex an absolute nightmare to live in.
