Firstly, based on the research I've done this complex is a bit expensive for the quality of the actual apartment. In my opinion, you pay a sizable premium because they allow up to 2 dogs without any restrictions. If you have a large dog or an "aggressive" breed this place is a perfect option. If not, I'm not sure it's the best value you may find.
Pros- Maintenance is great - I've had several issues and all were fixed in a timely manner. Including getting a brand new washing machine. Laundry in unit with washer and dryer provided. The gym is nice and more than adequate for anyone other than a fitness fanatic. Pool is large with plenty of seating. 3 nice community grills. No trash valet - You have to carry it to the dumpster yourself but you aren't forced to pay $20 or $30 for the service Plenty of parking. Dog poop stations throughout the complex Location, only 2 minutes from 77. Walkable to the park and ride into Charlotte. I paid almost nothing upfront to sign my lease. Less than $500 I think... and almost all of that applied to my rent. 2 bedroom units are large and the layout is awesome. Master bedroom on one end and the laundry, 2nd bath, and 2nd bedroom on the other. Generally quiet in the unit. I don't hear my upstairs neighbor walking or watching TV. I can hear her doing laundry and vacuuming. Maybe I have a great neighbor though.
Neutral - They make you pay $80 (as of Sept 2019) for cable TV and highspeed internet. It's a good price and I would happily voluntarily pay it, but I don't like being forced to do so. I see some complaints about the cable, but I have yet to have even a single outage in my year living here.
Cons- Paying a fairly high price for very few amenities within the unit. Cheap carpet, vinyl floors in kitchen and baths, extremely cheap cabinets, formica countertops, and a small refrigerator. My all in for a 2 BR, 2 bath, 1080sqft first floor unit is about $1250 including $30 a month for 2 dogs. Rent and lease terms are variable which is strange. I ended up starting my lease a month before I could move to the area because the rent ended up being cheaper that way for the 14 months of the lease.
Overall I am very pleased and will not be looking to move until it's into something I buy, unless rent is increased in a drastic manner. I have a pitbull so it makes this the best available complex for me.

Lets start with the positives; The maintenance personnel on site are always friendly and do a great job at keeping the property clean, maintained and functional. There are many perks and amenities in this location - a pool, fitness center, very close to shopping and restaurants. Downside is - No dog park on site. The apartments are very spacious with crown molding in the common areas and master bed room. Nice sized patio and a nice garden tub in the master. The best part of living here was definitely the master bedroom, so much space. HOWEVER, there is definitely some negatives/cons to this community. First of all, lets get it right. It is not the leasing agents fault, maintenance, or even property managers fault for following the guidelines of the lease. We all signed one to live here, I GET IT, but sheeyit. Fees on fees on fees, MAA corporation must have a helluva lot of student loans or Klarnas, Affirms they need to pay because I cant even with the feees man. Example: If your rent is 1900$ be prepared to pay like 2500 for that month. Some of these fees are ridiculous, but hey...I am allowing MAA to bend me over me for all I am worth because, what can I do. Not a thing. So I am fully expecting to receive an itemized list of all the things I will need to pay for so MAA can replace an already outdated appliances. Example: Dishwasher, Stove/Oven, Fridge. ALSO, why is no one talking about how the 2nd and 3rd floor apartments are liiiiterallly filled with carpet. Even the dining room has carpet, of course after a year (if you aren't quarterly shampooing the carpet) they are going to be dirty. What I want to leave you all with is this, if you enter into this contract. Be prepared to do what it takes to pay and also. DONT be late on your rent everrrr because if you go past the 8th of the month, they will file eviction AND if you do this more than twice....the eviction will not stop even if you have the full payment. YES, its been a hard inflation on everyone. Before yall come at me with "You should of paid your rent on time" tell me you've never been late, especially in 2024. Also, when living in an apartment community, your neighbors will come to your door and tell you to "keep it down" and they will definitely let you know if they can hear your kids playing upstairs. Ā Ā Ā Read moreI do love living here and have done so since 2011. Our block 400 at the very back, has become pretty noisy but that is to be expected since there are many young people living here. It is just sometimes tough since I work every weekend and have to be up early. Partying shouldn't be in the breezeway. š I feel that the esthethics of the Community is not as it was. The entrance to our block looks shabby. When it rains it's a muddy mess. I have addressed it with the front office but have been told they will look into it. Paying almost $1500 for a 1 bedroom, I would like to come home and walk up to a good looking entrance. The other entrances are well taken care of. Just some kind of rockery would be perfect. Ashleigh in the main office is very friendly and personable. She has a lovely demeanor, is pleasant to deal with. One feels very comfortable approaching her with any questions. The maintenance guys are awesome and deserve all the praise coming their way. Older apartments like mine should be updated to keep with current trends as I'm paying current pricing. My appliances are the same from 2011, only newness are my fans, faucet in kitchen and sink in bathroom. So it's kind of mismatched at this point. The pool area is great and I enjoy summer, hanging out there. It's close to everything and just off I77.
