Please read this before choosing these apartments: moved into these apartments in December 2023 and signed a short term lease. From the moment we signed the lease there were issues. First, the lease was incorrect. She put 2 year lease instead of our short term agreement. Then, the corner of my bedroom faced the outside and the caulking or something was done so horribly that it flooded my bedroom every time it rained. I had no idea this would happen so a few things of mine got ruined that were stored under my bed. My dishwasher barely worked and the sprayer to the sink never worked. I had my fire alarm go off randomly at 2 am and I couldn’t reach my fire alarm nor did I know why it was going off or how to turn it off so I eventually had to call the non emergency line for the fire department who came out and turned it off. After they got it off, they told me that I needed to tell my complex because it should’ve notified the fire dept anyways but it didn’t and that’s a huge deal because what if I was sleeping and there was a fire. What I will say is that maintenance did come fairly quickly when you called them and they were always polite. However, nothing was ever really fixed. The upstairs neighbors literally ran and threw things around at all hours of the day and night and I was awoken one night with literally a crowd of drunk people singing happy birthday to someone in the hallway. When I moved in they had Frontier internet and we opted to pay $70 extra a month to have trash service & internet included (we were told it was an option at the time) The equipment was already stuck to the wall in my closet when I moved in and even though no one told me, I figured out eventually that I didn’t need to do anything to set it up. Around February, they switched to Spectrum and one day a box of equipment just showed up at my door. I was able to set it up pretty easily. I had some issues with it not working at one point and when I went to the office they basically told me they couldn’t help me and that they pay a third party to deal with amenities and I would need to call them. This third party was also no help. It eventually just started working again one day. After I left I got a bill stating I owed Frontier like $200. I tried to tell Frontier that I didn’t even set up an account in my name, that I payed the apartment complex and they payed frontier but they basically didn’t know how to fix it so now I have to deal with that. The VERY worst thing to come with living here was the fact that I lived here briefly and when I moved out me and my grandma cleaned it so well that it looked better than when I moved in (I even took photos). It took damn near a year to get our deposit back. They said we could have it, it was just them actually giving it to us that there was an issue. When we moved in, knowing that we’d be signing a short term lease, we made ourselves knowledgeable about the terms surrounding ending a lease for this complex. It was like 60 or 90 days that REGARDLESS of your signed agreement via your lease, you HAVE to give notice to leave or you will be responsible for month to month which is significantly more. We ended up paying month to month by choice, while we figured out our next move but then when we were ready we gave adequate notice to the complex. Not only did we give notice, I even asked the office what they needed from us to move forward with ending our lease because I read nightmare stories on Reddit about this place. They said I needed to come in and sign a piece of paper, so that’s exactly what I did. Like I said, they gave us our deposit back and literally almost 2 years later my credit has been dinged from these apartments as if I broke my lease. This is literally insane. Young people are moving into these apartments as their first place as well as all sorts of people and y'all prey on them and take advantage. Read moreBottom line- the location of these apartments is incredible but nearly everything else is sub-standard. It has been a year since we moved out so it is possible things have improved. However, friends who still live there say otherwise.
First, the positive- the leasing agents/property managers are all very friendly and try to be helpful when you are actually able to get in touch with them. Also, the location is about as good as you can get in Denton downtown.
Now, the negative- When I moved in, the apartment had not been cleaned since the previous tenant. There was dog hair on the carpet and baseboards, fridge, sinks, stove, microwave were all dirty. To their credit, they owned the screw up and gave me back several weeks of rent (only AFTER I sent them a report with photos detailing the state of the apartment). But, I moved from out of state, so had to live on an air mattress in a corner of the living room surrounded by boxes two weeks until they could get the apartment cleaned/painted.
Maintenance response times are terrible. We waited two months for someone to come fix our dryer, even with multiple calls and in-person visits to the leasing office. We saw ants and roaches in our apartment so requested pest control, both through the online portal and, after no response, by following up with a call to the office. That also took more than a month before someone even acknowledged our request. We ended up purchasing our own bait traps and putting them around the apartment. Update for year two: gotten better- we made a pest control request and someone came by within a few days to spray.
The leasing office is totally unresponsive if you are a current resident. It took almost six months to get my girlfriend added to the lease, then they charged us more for the application than the leasing agent said it would cost.
Their record-keeping is not good. You are required to have and provide proof of renters insurance to them. If you don’t, they automatically charge you for their insurance. I provided mine by email before the old policy expired but they lost it and began to charge me extra on my monthly bills. When I confronted them, they admitted the mistake but it took months to be reimbursed for the extra fees I had been billed. In contrast, you get several emails during the first week of each month hounding you to pay your rent, regardless if you have already paid or not. Update for year two: they have switched to a new system for verifying insurance. I’m not sure why they can’t verify it in-house by reviewing the policy paperwork, but now this requires an additional step by the renter to go through a third party to verify for the leasing office. Having and providing the policy is not enough.
The grounds around the apartment are not kept up. There are stains on the concrete in the walk ways, trash piled up around the dumpsters and sometimes out in the parking lot. There is pet waste in the common areas and commonly trash piled up around the dumpsters (which are immediately adjacent to the entrance gate). There is no working security lighting in the parking lot and there have been several vehicle vandalisms/thefts, at least at the Locust apartments. We made multiple requests (through the maintenance portal and direct email to management) for the parking lot lights to be fixed but never received even an acknowledgement of the request. My truck was vandalized in the parking lot so I filed a police report and emailed the leasing office to let them know. I never received any response from the managers but an email came out several days later instructing residents to be aware of their surroundings and lock their doors.

Read moreI lived at the Locust Lofts in a one bedroom unit. Pros of this place were definitely the nice view of the square area from our living room and just how close we were to downtown in general. The bathroom was a nice big size, but it was almost not even worth it because all of the space was just for an unnecessarily long sink counter. The fixtures, appliances, and counters were nice and modern, and I know they’re currently renewing all of their units now that they’re under new management with Square9. Cons were that the rest of the place was really small. I don’t know how we didn’t notice it during the initial tour, but there’s no closets for storage in there and also no pantry at all. We had a bug problem when we moved in, but after some pest control the problem was fixed. The main reason why we left is because I didn’t feel safe anymore. There was a certain maintenance man that would come to our unit to work on things and I slowly started to notice that my underwear was being moved and messed with. At first I thought I was crazy, but after about the 3rd time it happened, I finally realized what was happening. I’m very particular with how I fold/stack my clothes, so it’s easy for me to notice when things aren’t exactly as I left them. There was even a time after I had already put two and two together and figured out that it was the maintenance man, that I was paranoid and took a picture of how everything was folded/stacked, and I left to go somewhere for no more than an hour, and when I got back there was a maintenance notice on my door letting us know someone had been in to “fix” something. I immediately went to my underwear and lo and behold, they were moved again. It was past 5 pm when this particular incident took place, and that really freaked me out because i wasn’t gone for long. Was he watching my apartment and keeping track of when I was there and when I was gone? After that, I contemplated going to the police, but figured they wouldn’t do anything if I didn’t have concrete evidence, so I went as far as to order a security camera and I hid it to try and catch him in the act. I’m so upset at myself for not doing it after the very first time I knew something was wrong, because I never caught him and I didn’t notice my clothes touched again after that. I had also noticed he would be parked in the parking lot of the building just sitting in his truck at ridiculous hours like 1 am. Anyways, aside from that whole thing, our sink was making crazy sounds and we put in multiple maintenance requests but it never actually got fixed and also a different maintenance man did something to the pipe and completely soaked everything that I had stored underneath the sink, including multiple new napkin rolls, cleaning products, and a whole box of new swiffer refills. He then used multiple of our bath towels to(very badly) try and soak up his mess and then threw them in our washer and didn’t leave a note explaining anything. I just happened to notice the towels were missing and kept stumbling upon more and more soaking wet things. Also people were really bad at just throwing random trash all over the grass and our neighbors would constantly leave their garbage bags/empty boxes out by their front door for multiple days in a row with no consequence. Oh, people were good at not stealing your amazon packages left at the doorsteps, though. I only miss the view of the courthouse, but also I wouldn’t trade it for a panty sniffing...
