For this area, it's good value for money. We lived there for 5 years in a 1br+loft apt.
Some cons: The neighbors tend to be hit or miss. I had good neighbors for the most part, but for some strange reason the unit below always attracted crazies. Often domestic violence episodes would break out at 6 in the morning and that went on for two tenant terms over 18 months. Also neighbors smoking is a big issue and the no smoking policy is not strictly enforced. Also the pet poo is a problem as some tenants just don't care to follow the policies. Apartment loft I had was a good bit of extra space, but couldn't be used for too long. I did use it for a year or two as office space and I ended up developing a low oxygen saturation problem (
Read moreI am giving Green hill manor 1 star because of their maintanence department and also because management did nothing in regards to the incident that happened yesterday.
Just yesterday as my partner and I are cleaning out the apartment to get us ready to move out in February, we were told to drop any large items at a specific dumpster. When we arrived at the area where this dumpster was, we notice it was extremely full so we did what anyone would have done and ask the only maintanence guy we saw, his name is Shawn (according to him). He had what looked like headphones on so we tried waving our hands to get his attention. As he walks over to us, we ask hey would you like us to drop it off here since the dumpster is full? Shawn proceeded to give us a nasty attitude, talk down to us in his specific words he said "what kind of stupid question is that?" I proceeded to tell him theres no need for the nasty attitude we simply asked you if its ok to leave it here. A yes or no question that is all. He then continued to talk down to us as we tried to leave ( mind you this was all infront of my 2 year old daughter). My partner says to him alright man its not our fault you are miserable today and Shawn continues to talk down to us stating that he is not miserable that atleast he is not a renter here and he owns a house a mercedes etc. I said no worries I will reach out to the office and let them know of him being so rude. I spoke to the property manager and she told us she would speak to him and call us back. We never received a call back, an apology for the rude encounter... nothing. I am writing to let future tenants know that if maintanence ever disrespects you, or harrassses you, the property manager has no intention of getting to the bottom of the issue. Simply got ignored. I have never encounter any maintanence employee give a paying tenant attitude for asking a simple question. When its his job to guide us in the right dirrection to avoid extra work for them. Shawn was so nasty and rude, his eyes and demeanor made me feel UNSAFE around him. Honestly, he made me feel like if we didnt walk away when we did, he would of easily put his hands on us. While the rent may initially seem reasonable for the space, expect annual increases. After your initial 12- or 13-month lease, depending on your contract, be aware that if you choose to renew, additional fees may be added and terms altered, despite being a loyal renter. This can feel like an unfair tactic to take advantage of long-term tenants.
The individual responsible for conducting the final inspection appears unfamiliar with the lease terms and may attempt to impose unjustified charges. If you challenge these charges, the situation often turns into a negotiation, which is an unprofessional practice, especially for a company of this size.
Parking is unassigned, which was not an issue for me personally, but there is a resident who has appointed herself as the unofficial “parking police.” This can become quite frustrating, especially when she leaves notes on cars—even those with valid parking stickers. Unfortunately, confronting her is not an option, as the main office fails to address the problem.
Noise is a major issue here. The soundproofing between apartments is inadequate, and you’ll hear everything from neighbors, including conversations and even private activities from upstairs units, which can be extremely disruptive. I often had to resort to wearing noise-cancelling headphones just to block out the constant noise.
The pool also leaves much to be desired, as there are rarely lifeguards on duty. Additionally, the trash situation is poorly managed, with bins frequently overflowing, resulting in litter scattered throughout the complex.
Considering all of these recurring issues, I would recommend exercising caution before committing to rent at...
