PRICE I did a lot of searching for apartment complexes before moving here. Reserve offered a monthly rent of $885 for a 1 bed 1 bath at the time (12 month lease). There were other places around Hattiesburg that were cheaper but I didn’t feel like they were in as good of a condition as Reserve. I figured I would go ahead and pay a bit more for the quality and the security. My apartment was 820 square feet which, in my opinion, wasn’t a bad deal paying a little over a dollar per square foot. They did increase the rent each year I renewed my lease. During the pandemic they increased it by a mere $5 the first renewal. The next year, they bumped it up to $920 per month for 12 months. Note - Current price online for my floor plan starts at $1094. STAFF I had some initial issues getting things set up in my apartment with the office staff. I didn’t receive my mail key for a few days after moving in, even after going to the office multiple times about it. Originally, there was also a delay in maintenance after performing my move in checklist. Eventually, those issues were resolved, and I can’t recall any issues with the front office staff or the maintenance staff during the rest of my time there. Maintenance requests were handled online via the resident portal and were typically performed in a timely manner after that initial issue. The maintenance staff handled changing the A/C filters every 6 months or so. GROUNDS/SECURITY The complex is large but is fenced in with three gated entryways and exits. One can open the gate via gate key (provided by the front office at move in) or one can enter a code which will call the resident’s phone and they can open the gate remotely. I had various results when someone would be at the gate and call my phone for me to open it. They may have upgraded that since I moved out though. There were multiple times where the gates were opened for anyone to enter due to various reasons. The time to repair of the gates lasted anywhere from a day to multiple weeks. I cannot recall if there is a security officer or a police officer that lives on the complex grounds. The only way to get there is by turning on Park Place which reaches a dead end just past the complex. There is another complex across this street that, I believe, is owned by the same company. I never personally encountered a problem security-wise. I can recall an email from the front office about multiple car break-ins one year. I appreciated the heads up by the front office. Other than that, I can’t recall any other security issues. The grounds were usually well maintained with the grounds crew mowing and trimming weekly. I never noticed a dirty or trashy part inside the complex. The only dumpster (automated for maintenance use only) on my side of the complex was located outside of the entry gates. It may have been the only one on the complex grounds. At some points (weekends mostly), the dumpster was so full that people were leaving trash on the sidewalk in front of the dumpster. There was no recycling available on the complex grounds. Parking is first come, first serve. Parking was typically not an issue for me unless I happened to get back to the apartments very late at night, which was exceedingly rare. UTILITIES Electricity was through Mississippi Power, and I would usually pay between $90 and $150 for electricity. Water and sewage were allocated, and I would usually pay anywhere from $8 to $25. They added a few more allocation charges to the monthly rent my last year there. OVERALL THOUGHTS I enjoyed my time staying at Reserve. The rent was relatively cheap for the amenities and the security offered. The apartment itself was very spacious and had what I needed (dishwasher, microwave, oven, full size washer/dryer). The complex is very close to fast food, grocery stores, schools, and to Hardy Street and I59. Read moreApartments themselves are decent and pretty spacious but the staff does not care about tenants. I've lived here less than two months but we have had several issues in which we have filed maintenance requests in which nothing was ever done. Been having issues with the AC, toilets, showers, and sinks, but the pests are the biggest issue. Entire apartment has been badly infested with ants and I've filed several requests and nothing has been done. Spent a lot of my own money trying to get rid of them but they keep coming back. The apartment is clean so there's no reason we would have attracted them. They're in nearly every room including closets and bathrooms and are literally coming in under the wall so I'm sure other tenants are having this problem. There were already 2 wasps nests on the balcony when we moved in (my roommate is allergic), noting has been done about that. Also have had problems with silver fish in the kitchen since the day I moved in. It also looked as if it hadn't even been cleaned before we moved in. There was a giant stain on the bedroom door, everything was dusty, carpets had not been vacuumed, and there were spider webs inside and on balcony. What's even weirder is that I believe maintenance is actually coming but is just not fixing the issues. When we first reported the ants we were told that they came (but the infestation has continued for weeks since then) but my roommate has a dog who is crate training and they let the dog out of the crate while neither of us was home. Overall I would NOT recommend this apartment. Things keep breaking and if Im able to get maintenance to come at all, 9/10 they don't even do anything. Read moreMy Sister and I have had the Pleasure of Living here @ The Reserve at Park Place for close to or right at nine years. We have met many kind and sweet people while living here, other tenants and/or the office/maintenance staff. I’m sad to say that I have to move but the memories and conversations that I have had with others will be with me forever!!! I agree with the other reviews about the maintenance, they are Absolutely amazing and on it!!!! Everything has always been taken care of whatever the problem may have been, very quick and efficient. The office staff well let’s just say that they are on a whole different level of kindness, caring and compassion that I wish everyone in this crazy world could have the pleasure of meeting each and every one of them. The entire staff here @ The Reserve at Park Place , now I can’t remember each and everyone of their names so I will leave it at this , they are all wonderful and you won’t ever be disappointed in any of them whether it be office or Maintenance!!!!
