I have so many complaints, I don't know where to start. I wouldn't give it even one star. A complex with sky-high rates that don't reflect the reality of what you experience inside. You pay a high rate to live as if you were in a homeless shelter. In the last three months of the year, I assure you there will be no HOT WATER THEFTS, THEFTS AND MORE THEFTS. They are not only satisfied with stealing packages from the doors of apartments, they also steal mail from mailboxes. So far this year, 2025, my mailbox has been broken into and my mail stolen TWICE. The first time was in February and the second time so far this September. They do not take responsibility for anything, not even for checking their own cameras. The only way is to bring them a police report and even then they are unable to do it. Thanks to this, the thieves have taken the trouble to steal my identity, my immigration papers and my work papers such as my W2. ROBBERIES, ROBBERIES AND MORE ROBBERIES. If you have a car and you move into this complex, triple lock the tires, because they can leave it with two bricks and no tires. This is the worst complex ever seen. Every time something happens I have to go and file a report with the police, which takes up my time. AVOID MOVING THERE ROACH, ROACH, AND ROACH Anyone who says there is NO infestation is because they like to live with cockroaches. Every apartment that is fumigated, the cockroaches move to the neighboring apartment. It is false that a "deep weekly cleaning" will eliminate the cockroach problem, especially when they are nesting! Gunshots in the middle of the night. Garbage everywhere, hallways and gardens, the streets of the establishment, you can report them, and they do absolutely nothing. Every time we enter the winter season, problems with water begin. Twice a week, there is no water or hot water! In that place they stole my car plates and THEY were not able to see the cameras to know who stole them, I had to file a report with the police and I immediately filed it when I went with the receipt, it turns out that the recordings had already been been deleted. The leasing office staff is highly rude and poorly educated. I put in a repair request since Hurricane Beryl, and they still haven't repaired that damage. Mainly, the ceilings are so thin in those apartments that you will NEVER be able to rest in those units. If you have neighbors with nighttime activity in neighboring apartments, you can report them a thousand times, and a thousand times the office WILL DO NOTHING! Die of exhaustion!. I have reported this situation many times, and they told me that I should move and that I will have to PAY for the transfer of the unit when my neighbors are who is causing harm. In that complex you have to pay, pay and pay, that's the only thing that interests them, but you will never have rights as a tenant. AVOID MOVING TO THIS COMPLEX! They play with your budget without telling you at all. They add services without consulting you about whether you wanted them or not; they just include them in the rent without your authorization. READ the contract terms, the fine print, and addendums carefully, and above all, check the system, because they slip in a Welcome Home (WH) policy without you even realizing it. These are promotions that they will charge you for at the end of the contract. Honestly, avoid this place at all costs. Don't be fooled by the photos and Google reviews. The photos show there's a pool, but they removed it. Everyone gets told a different reason, but the truth is, THERE IS NO POOL!

Don’t make the mistake I did and ignore the red flags, because more and more just keep coming up. My move in process felt off from the start. First they switched the unit I had been approved for to a different unit without letting me know. After calling them for answers, they stated that the unit, which available online, was actually not available for a few more weeks, changing me to a different unit on another floor. They then changed my move in date the DAY BEFORE I was supposed to move in, after I had already rented a truck, called off work, and moved everything into the truck. Then once the move in date finally came, THERE WERE ROACHES EVERYWHERE, and the apartment was FILTHY. They were the small german roaches too. I didn’t even have to look too deeply either, they were coming out of every corner and crevice throughout the entire apartment. If i’m able to see this many roaches out in the open, I can’t even start to picture how infested the walls, appliances, and outlets must be. There were spiders too, and there was what looked like a roach hanging from a spider web inside one of the kitchen cabinets?? Now they tell me that I won’t be able to have pest control come in until 5 days from now. Why wasn’t it done beforehand??? Not only were there live roaches but dead roaches in most of the cabinets as well, so they definitely knew of this problem beforehand. Now I won’t be able to move anything in until pest control comes for fear of the roaches infesting my personal items as well, costing me even more money to hold the truck and store my items. And to make matters worse, these videos were all taken AFTER the leasing office people came to “check for themselves”. To their credit they did give me RAID spray which works for now while I clean the place up. However, I could barely even stay in the unit to fill out the inventory sheet from how disgusted I felt, as every spot or crevice that looked like could house a roach, had MULTIPLE roaches. I shouldn’t be shocked though, you get what you pay for right????

I’ve lived here for 4 years so far. The office staff are helpful, kind and professional. If they don’t have an answer they let me know they’ll get back to me on it. When the power is out, I notice maintenance working hard to get things back up and running. My maintenance tickets are usually resolved within 24-48 hours. The neighbours are mostly friendly. There aren’t any issues with frequent criminal activities. I feel safe to walk around at night. I love the environment of children playing outside and adults enjoying the scene. No complex is perfect. Yes, there are roaches. As long as your home gets a deep clean every week. NO ROACHES.. (okay, just a few but definitely not infested). Yes, someone might steal something. It’s not every day, week or month. It happens. Yes, some neighbours might leave their trash outside but maintenance picks it up even if that’s not their job. Yes, the dumpsters get full. And?? I won’t be leaving here unless it’s to my own home!

I’ve lived here for 4 years so far. The office staff are helpful, kind and professional. If they don’t have an answer they let me know they’ll get back to me on it. If I could leave 0 stars I would. They must be deleting real reviews or something. Convinced they pay people or offer free rent in exchange for good reviews because there’s no way anyone legitimately believes this place is 4+ stars. I know they got me with the free first month of rent because I realized within the first month I had no desire to live here beyond the length of my initial lease. This complex is basically the slums. Neighborhood did not feel safe, the gate was broken 60% of the time and I heard gunshots nearby on several occasions. The stop sign on the intersection of Bellerive Drive and Reims Road literally had to be replaced because it was riddled with bullet holes. Apartments are poorly insulated, I had bugs of all kinds at all times (roaches, spiders, ants), the dumpsters are overflowing with garbage more often than not, and the grounds are constantly covered in animal feces and litter. People constantly dumped pieces of trash in front of my unit, people would let their dog use the bathroom by my door and not clean it up, and when I complained to management they said they aren’t responsible and can’t hold anyone responsible because cameras don’t cover that area. I had multiple packages stolen to the point that I had to get my mail delivered elsewhere. It’s almost impossible to get a parking spot after 8pm. The hot water is constantly going out in different buildings or they would shut the water off entirely without even giving more than 6 hours notice. They also recently emptied the pool and paved over it so now it’s just a large useless patio?

That only covers the issues I had with them when I lived there. I moved out 8/15/2023 and have been having issues with them ever since. My lease was up the 14th, but I was running behind getting my Uhaul packed so I extended to the 15th, letting the office know I would be doing so. I vacated the apartment and turned my house key, mail key, and gate access card to the front office in the afternoon on August 15th. They sent me a final account statement a week later on August 22nd, charging me for rent for 8/15-8/17. I don’t know where they go the date of the 17th from, but I overstayed my lease by one singular day, not three, so they are currently trying to defraud me out of my money. They also charged me a cleaning fee when I cleaned the apartment top to bottom, and the pictures they included of items that needed cleaning were quite literally very visibly clean, acyually even cleaner than they were when I moved in. I have reached out to them by email and phone to resolve this, however I have received no response to emails and when I call, I keep getting told that a manager is reviewing it and will call be back. I’ve called three separate times and never received a call back.
