Update as of July 2024: Well, my initial concerns and disappointments about this property have returned slowly but surely. I hate it here to be quite frank. It is mediocre, dirty, and filled with ants and other pests. I have experienced numerous issues with the finishings of the apartment including the peeling up of floors and improperly installed baseboards. I have had multiple appliances break and my dishwasher was improperly repaired. I have had a homeless woman try to enter my home and when I shared it with the leasing staff, no one responded. My door has popped off the hinges twice and have had to have emergency maintenance come late at night. These are just a few of the issues I have experienced living here. Also, the 3 tenants of the apartments across the hall have all left within the past few months and I am definitely understanding why. So to sum it up, it is definitely not worth the $1650 I pay here every month. I have lost complete peace of mind because of this property. So just go ahead and disregard my previous update where things took a turn for the better because it definitely did not last. I fully believe this property is being negligently managed by Greystar. I cannot wait to move out.
Initial review October 2022: Been a resident for 2 months so far. Pretty property, nice neighborhood to walk for exercise, gated parking, quiet & mindful residents, and nice neighbors.
Property management is subpar. I believe I am on day 14 of no response to an email I sent addressing concerns I feel are still present. Pest control services offered by property is not sufficient. I’ve had an issue the whole time I’ve lived here and pests are still present. I received permission from one staff member to hire a second opinion for pest control just to be told by the assistant property manager that I cannot hire anyone else, very frustrating. Just to be clear, this review is severely downplaying the impact these pests have had on my life…the pests are a huge issue for me. I’ve had issues with the fridge (had to be replaced), toilet, washer, and dryer all since moving in back in August. Was told the washer/dryer breaker thing was flipped off but they’re still not working. Valet trash service is inconsistent.
Overall, the cons outweigh the pros. For the amount of rent I pay to live here, the service provided is awful. Very unsatisfied with my experience living here so far.
This review, is my personal opinion from the firsthand experience of being a current resident. I will update my review if anything changes.
Update 2023:
It had been 7 months since my initial review. Things have improved, I am a satisfied resident now. My unit has had no further issues. Any maintenance requests I have put in have been fulfilled timely. The leasing office is much more responsive now. I think the staff in there now is much better than the staff they had last year.
My only issues now are the frequency the fire alarms go off, but that is residents setting it off so not the property’s fault but still really annoying. The parking was a nightmare while one of the gates was broken for over a month, but the gate is now fixed and they have issues parking permits for residents. Parking has gotten so much better, I can actually park at my building again which is great. Lastly, I think the property could be a little cleaner particularly in the hallways, but that’s more so residents needing to pick up after themselves.
I truly give this property 3.5/5 stars. Most things I still have an issue with are resident caused. I will likely renew my lease at Prose Hardy Yards and I have recommended this property to multiple people. Of course I wish the rent was cheaper, but you can’t beat the location. While there are a few kinks that need to be worked out, I am thankful for the improvements they have made.

Read moreI do not recommend living in this apartment complex. There is no security, and there is never parking since many non-residents go to the bars next to the complex to enter and park. The management says they are going to start towing the cars, but nothing ever happens. EV spaces are always occupied by regular vehicles that are not even residents. The pools are always in terrible condition. They steal a lot of catalytic converters and break car windows to take what you have. There is a door in the direction of Fulton St that has never been repaired and is always open ( I reported it for the 15 lease term I had); the management was always aware of it, and they never did anything to fix it. It is pretty common to see non-residents loitering in the apartments. In front of the complex, there was a murder (google Leona st shooting). They do activities for residents with alcohol, but they never invest in improving the facilities or fixing the broken doors or gates. My Amazon packages were often lost; they charge you for a package delivery service that is disastrous; they never deliver your packages on time, and there is no number to call. They charge you for a garbage collection service that, in many cases, does not even take the garbage( a young boy who gets upset if you have more than one trash bag and that sometimes doesn't take your trash). They also overcharge for utilities when you move out. They said the deposit was not going to be returned even though I left the unit in perfect condition. Charles and Jackie are very professional people, and I can't say the same for management. The hallways are always dirty, and they don't clean up after their dogs. You already have an idea why they offer $1,000 to residents per referral. You live overpaying rent, with no safety, with the risk of having the windows of your car broken or getting assaulted, and they don't let you break the contract unless you pay a large...

SCAMS
I was told these apartments were BRAND NEW (meaning NO ONE lived in the unit). When touring my possible unit, it was VISIBLY lived in, food left in the fridge, scuffs on the walls, holes from pictures etc. Charles, the leasing agent stated it was “from the contractors”.
I toured multiple “brand new” units that “weren’t ready for move in”.
When locking in a unit & applying; I began setting up electricity etc, before “a pipe busted”. Per “Dy-ma-nesha” “the manager”.
My unit was switched & I began setting things up before they realized “the sheet rock needed to be fixed”. Per Charles
ATP I’m beyond frustrated & just want a refund, I’ve literally wasted time waiting on a “brand new unit” that wasn’t even brand new!!! Jessica, the “property manager”, stated she would “upgrade me for my inconvenience for $80 more”.
I honestly felt like I should’ve gotten a complimentary upgrade due to the fact of them causing me so much inconvenience; so I needed time to think. Jessica agreed. Within 24hrs I talked to Jessica twice & all was well with the upgrade; just for them to call the next day & say that unit is no longer available!!!
“For my inconvenience” I was issued a “full refund” that should be received in 30 days. “A tracking number will be issued”, 6 wks later; NO REFUND, NO tracking number!!
