I have been living here for 2 years now. I paid rent the entire first portion of the Pandemic every single month. I paid my rent in full even though I was out of work since March 13 2020. I used all my savings to pay my rent in full. I paid March through August 2020 in full every month and also on time. After August they presented me with a raised amount of rent for a shorter lease as my lease was up. I begged the company and the management to please give me a shorter lease at the same rate, they refused. I told them my situation with my job and they did not care. They still raised my rent the legal amount (which they legally could). Idk why they felt the need to raise my rent when they knew my work situation. I then was strong armed into signing a 11 month lease to not have the rent raised more, as I could not afford it. I have signed the declaration of not working and being affected by the pandemic ever single month & they still add on the legal amount of late fees every single month KNOWING MY SITUATION. This company does not care about people and does not care about the tenants and our financial situations due to the Corona Virus Pandemic. I wanted to move in August as I feel I was unfairly treated by the management during the first portion of the pandemic. I could not move due to not having enough money and resources to move. I am terribly disappointed in this company and the management here. They are rude and unhelpful. I can't wait to get out of this apartment I would not recommend moving here. The best part of this community is the Amenities which I have not been able to use basically at all the past year because of the Corona Virus Pandemic. I still don't understand after me sending emails and speaking with management why they would raise my rent and force me to sign a longer lease than what I felt comfortable signing (knowing I was not working). They truly DO NOT CARE. This is by far one of the worst experiences I have ever had living at an apartment. I didn't want to have to leave this review but they have left me no choice. Horrible company & worse mangament. The gate never works so there is basically no protection or safety here. The gate has been broken way more than it has worked in the two years I have been here. The call box never works. Anytime you order food you will have to go down to get it because they gate is always broken and the call box is always broken. Due to the gate constantly being broken I have had the same random kids knock on my door trying to sell different things. The same group of kids soliciting a newspaper and asking for my credit card info have literally come to my door 5 times during my stay here. Once it made me so uncomfortable and scared because they came by around 9 pm, so I was forced to call the Irvine Police Department & they sent an officer here. The parking structure is in the middle of the complex and there's hardly any room for 2 cars. I almost get hit daily by other people driving. The whole complex was made incorrectly & odd. I live on the 5th floor and I had to throw all my plants away because there's no proper drain and the drain water will just fall to the neighbors balcony. It is a mess. It’s also very very loud as the post office is across the street & a furniture model store is right next to it which puts furniture together all day. On the other side of the apartment there is a church which is very loud as well. They blast worship music which I don’t mind but I find it wild how loud this place is. The mail room is a disaster always & I lose packages left & right! The only good thing I can say about this apartment complex is that they do keep it clean and the maintenance workers do...
Read moreI've been living at Fusion for the last 6 months and it's been a great experience so far! TLDR: fairly new luxury building + rooftop pool was a big selling point for me and the new staff took over early 2020 so the older reviews may not reflect the current living conditions.
Pros: Beautiful amenities that are well maintained (rooftop pool views, grill areas, clubhouse, gym, kids play area, koi pond) Attentive, responsive, and friendly management staff (especially Nelly from the Leasing office and Joe Joe / Daniel from Maintenance) Newish property (stainless steel appliances, quartz countertops, hardwood floors in main areas, balcony, parking usually on the same floor as unit, minimal noise level from neighbors) Convenient location to highways and shopping areas (Costco/Target/supermarkets; walkable to Diamond Jamboree)
Cons: Package delivery to the mailroom can be a nightmare with boxes all over the place, making it difficult to locate your packages. There's a locker system (parcel pending) for safety, but lately it hasn't been used and yet it's a $6 monthly charge. Guest parking is limited and sometimes spots run out (so people need to find parking off property). Side note: parking garage is tight when turning; at times it can feel unsafe when cars drive too fast or don't use mirrors to watch for others. Oftentimes there are issues with the garage door entrance/exit as well. Outdoor noise level from garbage dumpster, landscaping, or dog park from Fusion or nearby properties (but that's typical for any community).
Overall, I am really enjoying my stay at Fusion. It has everything I'm looking for in a building from a luxury/safety standpoint (rent $ is definitely on the higher end, so I'm not sure if I will renewing my lease). Read moreI am aware that the lease agreement clearly states that deductions from the security deposit cannot be made for cleaning or repairs related to normal wear and tear if the apartment is returned in excellent condition. This is exactly how I returned the apartment: extremely clean and without any damage to the carpet, walls, or any other part of the property.
Additionally, charges for utilities such as trash, water, hot water, and service fees were deducted from my deposit, even though I had already paid these charges on the day I returned the keys, amounting to $202.96. I have proof of this payment, and thus, these charges should not have been deducted again.
Upon reviewing the balance of my deposit, I noticed a substantial deduction that does not reflect the reality of the apartment's condition. I have already contacted your office by phone, but unfortunately, Tiffany refused to assist in Spanish despite my insistence, and continued speaking in English very quickly, making it difficult for me to understand. Following her guidance, I sent an email requesting clarification and a refund, but I have not received any response to date.
This lack of communication and the neglect in responding to my attempts to resolve this matter are unacceptable and disrespectful. I demand clear and detailed evidence of the alleged damages justifying the deductions, including carpet replacement, painting, and cleaning. If such proof cannot be provided, I request an immediate refund of my money.
Once again, I emphasize that the apartment was returned in excellent condition, as stipulated in the lease agreement, and that the utility charges were already paid. Therefore, I request an urgent resolution to this issue with the appropriate refund of the wrongly deducted amount. If I do not receive a satisfactory response, I will be forced to consider other legal actions to ensure my rights are protected.
