This has been my residence for the last year. Upon receiving keys this has been a bit of a bumpy road traveled. At walk through, the counters were full of dust and gritty dirt, the patio was covered in pine needles, my new carpet was already ripped, the refrigerator had several dents, microwave door cracking and splintering, cupboards had sticky mark's all over the top base boards, bathroom counter stained, mold on the shower door and brackets, linoleum tile flooring scratched and loose, outside entryway only partially painted, outside patio water heater closet door rotting with termite damage and sign peeling off, wasp nests located all over the walls of our complex(not removed since move in). This was just part of what was identified with management at walk through. Then I found myself awake all hours of the night and morning due too bank alarms, water pressure cleaning, parking lot vacuums ,Generators, electric saws, hammering, screaming construction workers outside my bedroom for the past year. If you do decide to move in to San Marco I recommend steering clear of any apartments along Main street or Harvard. The windows are thin and the sealant has weathered away to almost nothing. About a month after I moved in I noticed one of the window sealants was completely missing and there was an open whole to the outside from my window. Now that it will be a year in August its time to decide if I should endure the annual increase(higher than comps in same complex) just to avoid the pain of packing all my furniture and have to completely resettle somewhere else. Or remain already knowing the struggles I will continue enduring. Typically the staff has been very nice, however recent interactions have me disappointed with some of the newer team members of San Marco. It almost seems as some of the issues recently brought to thier attention are out of their control, and the urgency to sign my lease renewal and meet a quota is priority versus addressing tenant concerns. Read moreThe price was good for a 2 bedroom apartment in Irvine. Although their appliances are older than their residents as my husband well said. We had noisy neighbors whose kids would make so much noise after hours but it got better, since we complained about 3 times. I had to complain again about kids who constantly play in the parking area. It got bad because I should not have to be nervous and have a mental breakdown for arriving at my carport. It got to the point where I’d see kids playing and had one kid come too quick with their scooter. I was shaking even though i was far, but the thought of almost hitting the kid was terrifying. and kids just coming out of nowhere. You have to look out for them because their parents can’t be bothered to walk around and take them to the park. I ended up coming home later to avoid “parking area play time”. However my husband still deals with them. I know the leasing staff can only do so much... but when we panic and have emotional breakdowns that we almost hit a kid, it is not cool! Other than that, my husband and I moved in and got married during our year here. This place has a special place to us. Dylan was the salesperson who showed us the place before we moved in. So thanks Dylan for being friendly and not a pushy person. The reason we are leaving is for the lack of in house washer/dryer unit, kitchen appliances and kids roaming the carports. We were unable to use our oven that can’t retain heat. Other than that it was a good place for our first apartment together. We will miss our park view though. The pool and spa are good...
Read moreThe leasing team is doing amazing job. There are 2 international kids looking for their home in a rush. But given they don't have job, no SSN, no credit history. It was hard to communicate with almost all rental companies.
The Irvian Company stood up, and especially Joe and Kelsey. Kelsey extensively took lots of my calls during 2-3 days for many questions and helped (hosted) us for this smooth transition. We successfully got the room for the kids. They don't even know how many people are behind them helping them. Beside their parents and friends, Kelsey was helping us a lot. She is professional and well understood customer's needs and represented the company in the best in class service.
One thing that if I could recommend, please publish the application qualification rules more simple, highlight how the international student can qualify the application.
Because the reason is that the leasing requirement rules are not published anywhere, we have to apply and in the middle of the procedure we can see the additional details, SSN, credit, income etc.... and most importantly we were given tons of materials and asked us to figure out if we qualify for the application. It turned out to be very easy for international students to qualify, just need the i20 and enough fund! If we knew this from the beginning, we did not have to go through such...
