1)Please stay away from this place. Don't let pictures and resorts style living fool you.ONE GOOD THING HERE IS THE FRONT STAFFS AND CLEANERS. Do not waste your money to rent here.walls are super thin you can hear people walking and running in the hall while your in your bed. You can hear everything the person above you and good luck if you get someone noisy that live above you it's a nightmare and management do nothing about the noise complaints. 2)This place have a bunch of rules like your in high school or living at your parents home when you were 15. The bar seating for residents are always pack with the same faces and crowd of people no time limit there so others can go and sit. The same people will sit there for hours just chatting with the big bartender guy and ohh they have there favorites so they don't care. GINA AND THE BAR GUY THE BIG GUY they will say one thing at the events or giving away stuff but when there favorites there they give them what they want and u just walk away like a puppy.it has happen to me and many others. They tell you one guess or 2guess at pool party but when you look other favorite has more than one or 2 guess but your stop by security that your guess can't enter(so I told the security funny my 2 guess can't enter so I pointed out over 6 residents who has over 3 guess or more while GINA was standing there then the security let my guess in smh fakes place. 3) The management here are so Fake Fake and rude. They act as if they care and when you need help or advice they never respond to your emails or calls.they all should be let go and am talking the property management s team they both know there self. They just sit in the office and talk about there residents private matter to other residents and the front desk staff and I have proof that what the management alone should know reaches the front desk. 4) LOL the fire alarm is a joke I don't know how 10% of people live there with babies stay there.the fire alarms goes off constantly none stop and its so loud in the units because they have fire alarms speakers in every unit. The alarms goes off like 2twice a week,earliest 2am 3am 4am just anytime and management always quick to say someone was cooking. 5) oh management wants to give you a FINE for everything there is possible,if you used the cart and don't carry back in 5mins they want to charge you 500$, they say if you cook and open the door and the fire alarm goes off and they know it's your apartment you have to pay a fee of 500 it's just a place that love to bully people. Management act all nice with you cause they trying to get you to rent but when you move in its a nightmare they forgot to tell you all the bad stuff about the place and there self(let be clear not leasing Property Management that only clear about reviews so here is review to read. 6) oh at Table sitting they say no dogs but you have a set a residents that sit there almost every evening with there dogs while dinning with there friends. At the bar I see residents has there dogs but am confused how rules go for some. Don't sit at the bar in your pool wet gourmets but you see the same faces siting there in there wet swimsuits. 7) the people that live here with pets(Dogs) thinks the cleaners are there slave and why I said that there Dogs will pee and 💩 right infront of the main door and the nasty people will just walk away leave it right infront of the entrance. It doesn't matter where they poo event by the Cafe chairs they leave there dog poo there.the entrance always spell like pee and 💩

Read moreI moved into 3 Acres a little over 2 months ago, and it has exceeded expectations for me! After seeing the reviews, I was wary - but it's clear a lot of these reviews are either outdated or are from people who have never lived in a city before. The two biggest things I saw in the reviews were the fire alarms and the showers leaking. I haven't experienced either of these issues, and management is very transparent about the source and resolution of these complaints.
For starters, I feel extremely safe living here. Security is always present in the building, and management is pretty strict about signing in for guests, deliveries, etc. Packages are scanned and accounted for, and I don't have to worry about them being stolen in a lobby.
Management is really good. Humberto (the Property Manager) has been super helpful, and maintenance is great about repairs. I have only had to put in one request so far, and it was taken care of the morning after I submitted the request. The front desk employees are fantastic too - super friendly and accommodating.
Convenience is one of the things I love most about this building. There is a coffee shop and juice bar on the first floor, and a restaurant/bar was just opened. Luggage carts are available for bringing big items/multiple things to your apartment, and the elevators make life 10x easier. They are definitely a bit slow, but I will gladly take that over a walk-up. The gym is also on the first floor and is well-maintained/has what I need.
One thing to be aware of if you're moving to the areas is that it is not always the most convenient when it comes to public transportation. When it comes to after-work hours/weekends, it can be a bit of a trip into the city/surrounding areas. The light rail and path trains don't always line up, and I've experienced frequent delays around here. That being said, the weekday shuttles provided by 3 Acres are super helpful and great for those commuting into the city for work.
The building is super clean and updated. Management is very communicative and provides updates about cleaning, pest treatment, etc., which shows they are proactive about maintaining the building.
The amenities are the best I've seen from the managed buildings around here, and and the events are a great touch. Each month, there is a new set of activities planned by the building, and it's a great way to get people to try new things. There is a communal garden that people can get herbs/produce from, which is such a nice added bonus.
The one thing I have found disappointing while living here is the pool schedule. You are only allowed to have guests Monday-Friday and every other Sunday. Guests are not allowed on holidays - so if a holiday falls on a Monday, that is another day you don't get to have. For those working a typical M-F schedule, this makes it pretty impossible to have people use the pool - and having guests at the pool was definitely a selling point for why I moved here. I strongly urge management to reconsider this schedule, as I've heard many residents voice frustrations with this (and can see these rules turning away future prospects).

I want to preface this by saying I don't usually write reviews, but I HAVE TIME TODAY!!
It's officially been a year since my partner and I moved into Scammy Acres, and thank God because we are beyond ready to run for the hills at this point.
Living here has honestly been a nightmare from the start. So where do I begin?
Fire Alarms: Since we've moved in, the fire alarms have gone off well over 15 times.
Power: The power has gone out probably ten times.
Unit: Some of the appliances do not truly fit in their designated spaces. The shower is constantly leaking water underneath the shower door, which causes an unpleasant odor and mold to form quickly. The walls are low quality and are not adequately insulated. You can hear creeks, shifts, and shakes in your unit and the surrounding ones. I always hear the neighbors on the sides of our unit conversations, the sound of their microwave warming up food, and their dogs nonstop barking. The unit above us, I don't know if there is a pack of baby horses up there galloping or if someone is throwing their weight around on the floor; needless to say, I haven't gotten any good sleep since I've been here.
Amenities: A joke! They charge you upfront for the amenities, and most were not completed at the time they initially promised. The cafe always runs out of items fast and is overpriced. The restaurant ... what restaurant? Well, the one management was adamant about being open last Summer still needs to be completed. The juice bar just opened about a month ago. The only amenities I cared to use during my stay were the gym and sauna, but even the sauna was often broken.
Elevators: Slower than molasses!!! Elevator #2 was always down. I found that taking the stairs was much faster, and I lived on one of the higher floors, so you can imagine my frustration. I was definitely weak in the knees from walking up-and-down the stairs all the time.
Mail/Packages: Packages are scanned and entered into their tracking system, usually available for pick up hours later. If you travel for work or vacation frequently, you will need to speak to Concierge, or they claim to throw away any unpicked-up items after three days.
Management/Staff: High turnover rate! I've seen at least 6 to 7 new faces since I've been here. To my knowledge, the people who have been here the longest are Amber and Gina. Amber is amazing! She is knowledgeable, professional, and easy to talk to. I have yet to interact with the Lifestyle Manager, Gina, but she looks stressed. Oh, and Marcy, the Property Manager, comes across as rude and unprofessional in her emails. The mass property management-related emails she sends out tend to feel tone-deaf, hostile, and unnecessary.
Summary: If you've made it this far, thank you for reading! I hope my in-depth review saves someone the possible future mistake of spending thousands of dollars per month on rent and not being satisfied with their living space.
