I have one foot out the door and feel that I can honestly say that I am so happy that my time living here is coming to an end.  This place has been such a disappointment, to be outdone only by the management and it’s neglect.  I am going to the trouble of sharing this with you so that at least you can be warned and make an educated decision when deciding on where to live. First of all, I have allergies and it can be a problem when where you live is not as it should be due to no fault of your own.  It seems that the people that live in my unit had pets that had a habit of urinating on the carpet in the apartment.  Prior to showing the unit to me it was cleaned, carpet shampooed and made “pretty” so I rented it.  WORST DECISION I EVER MADE!! I soon realized that the carpet was filthy, despite having been recent shampooed, so I complained to the managers who did absolutely nothing.  I began breaking out I rashes, my allergies became prohibitive, I even had trouble breathing so that I had to go to the emergency room TWICE! I repeatedly spoke to the manager and staff and they pretended that I didn’t exist or they didn’t hear me.  In addition, I found ants in my unit and it took them two months (this time they did hear me) before they sent an exterminator.  My next fight was when my sick mother came to visit me for an extended stay.  They wanted to charge me extra for her.  What nerve, they charge me a fortune for rent and now because my mother was staying time with me for a short time I should pay more!   Well, mom moved in with my sister because of their complaining. Another policy that was annoying that could have easily been addressed was the parking policy of the complex.  Every day when I would come home from working all day it was necessary for me to park three buildings away.  Again, it didn’t matter what I said to the manager, rain or shine I had to walk three buildings every day because someone else had parked in front of my apartment and I did not have a reserved spot. Recently of the office staff told me that they DIDN'T charge for water the first 3 months which a complete LIE. I always got the rent invoice and it included the water bill! She also said I need to pay a professional cleaning company to shampoo carpet! Its the same disgusting diseased carpet I have been complaining about for over a year. I always paid my rent on time sometime even two months in advance, but nothing mattered.  I am so happy to be leaving here.  Hopefully, they will change the carpet for the next tenant.

There is always furniture and mattresses by the trash compactor. 6) The pool opened 4 weeks late in 2023 and closed 1 other week this summer. 7) My unit has three air conditioning units that are one foot from my window, making it hard to sleep. 8) My neighbors vehicle was stolen and there are no security cameras. 9) The building that caught fire July 5 is still an eyesore, three months later. Bye bye Wild Oak Apartments. I hope a better owner comes along. Office team, you deserve better, find another gig.

Me and my wife and son have lived here for 2 years. This is our first apartment we've ever lived in. Its a great place to live at starting out like fresh out of highschool. Rent is about 1400 a month for 2 bed 2 bath. It was really scary trying to find an apartment that didnt have roaches or mice because when you are so young and out of highschool it can be hard. We were blessed to find this place. I would just recommend that if anyone moves in they document and take pictures of previous damage in the apartment from previous owners. I do wanna say that Joe the maintenance guy is literally the best he has fixed our :Dryer multiple times :fixed our bathroom door handle and towel holder :Replaced our fire alarm :Fixed our toilet :Fixed our front porch light :He is currently working to also get our fan fixed Mike has fixed our kitchen sink drain We have also had mold before and they cleaned it out. I have seen a lot of bad reviews and i can understand why some people have been frustrated but i think that once you tell management the problems or things that need to be fixed they will fix them and make sure that everything is okay.

Pros: Management has greatly improved :Maintenance is awesome Mike is very friendly and Joe literally will fix anything great guy :Friendly dog walkers :You can extend your rent if need time to pay it :Great location and a preschool right up the street and close to the ford plant :Good for first time apartment renters : Has a good size for the apartment compared to other places which charge more :Management has had the mailboxes fixed altho everytime i go i see one or 2 boxes always opened :Management has had us stay in the apartment suite when our apartment flooded because upstairs neighbor had the pipe rupture.

Cons: No security cameras which is probably the biggest concern and why i wouldnt give another star :The bushes near the forest are always too close to the side walk :Lots of bugs but mainly because we live next to the forest. Have had a couple roach scares but we killed them so no infestations. Management has had bug people come out to put traps tho. Mostly rolly pollys and ground beetles and spiders or gnats. :Crazy children altho it has pretty much died down but it used to be really bad with kids always running around the complex yelling and screaming and also stomping on the decks i dont know if should really put this but we were walking our son and one kid threw a glass bottle in front our son and our 1 year old son could have gotten hurt. :Not able to put out enough trash altho it wouldnt be much of a con but sometimes we have to take our trash to the compactor ourselves but mostly the recycling. :A thievious raccoonus getting into our trash at night altho i dont want him getting caught lol. :People always parking in our reserved parking spot which we pay for every month. :Cracks under the door which is why keep getting bugs :The dryer never dries that well and have to run twice or three times. :Some people will speed down the street one time someone almost hit me and my son while he was in the stroller altho idk if this really be a con but occasionally will be crazy drivers. : The water is slightly hotter in the guest bathroom rather than the bedroom bathroom. Overall its a great place to live and management listens and has gotten a lot better i think main concern would be the...

I was a nice person until I moved here 9 months ago. Now I am a bitter and not so nice person.

When we moved in we was promised new carpet because the tenant before was filthy. On move in day the filthy carpet was still there. The manager told me they would have the new carpet in shortly and later I got a call and was told it was done. After looking at it they simply tried to clean it and was now soaking wet and smelled like a wet dog and piss. I went to the office and the manager said he never told me they were going to put in new carpet. After a screaming fight and making him put it in writing the carpet was in the next day.

Over the next few months nothing got better. The appliances are junk, bathroom light fixtures are rusty. In all the apartment was in disrepair. Neighbors cars got stolen and broke into and we felt unsafe. The electric bill was $150 to $180 a month to heat and cool a 2 bedroom apartment. Water is $80 a month. We did no laundry or used the dishwasher. I was told the water bill is based on what the entire building uses, so if someone takes a 3 hour shower you have to pay for it. Wild Oak buys the water from Kansas City at a flat rate and resells it to the residents for a profit.

At the end of our lease we left our apartment spotless. After carpet cleaning and 2 light bulbs I was supposed to get $86 of my $200 deposit back, or so I thought. I was told residents are not charged for water the first 2 months of their lease and I owed an extra $130 for water on top of the $86 I was supposed to get back. That is $214 for 2 months water. After 30 min. of arguments I gave them the money because if I did not I would be sent to collections and have my credit wrecked.

I lived here 10 years ago, nothing has be upgraded except the clubhouse, and the staff has new golf carts. Our rent was $1,200 a month for this mess.
