We have been able to stay at the Disney Tree House Villas as Saratoga Springs now for two years running. We stayed in the treehouse for 5 nights for 9 people.
Pros: Lots of space – two queen beds, one bunk bed, one queen pull out couch, one twin pull out couch, two full bathrooms, kitchenette, and laundry (washer/dryer) It is very quiet – located in a “nature preserve” on the other side of the golf course from Saratoga Springs resort. It is a brief walk to get to the resort main desk (about half a mile). You can take the boat (make sure it is the boat with the BLUE flag to take you to the main desk or to Disney Springs). Otherwise, no resort noise. Easy to get to via car Has its own heated pool separate from the two heated pools at the Springs
Cons- Very expensive Many amenities not working – our jacuzzi tub was not working as well as a whole bank/wall of outlets in the main room Provided limited towels and soaps, etc. for 9 people. I had to ask for daily service and for them to deliver more supplies. The busing system to the parks is well demarcated and easily visible on the app for the schedule and arrival times. The busing system to the tree house is very unpredictable. PARKING IS A NIGHTMARE. It is unknown and not advertised that they ask for you to only park one car next to the treehouse. If you have a second car, they ask you park it at the Saratoga Springs lot. This is NOT enforced. There are limited parking spaces at the treehouses. On multiple occasions after returning from the parks we could not find a parking space near our tree house. When I called to have it corrected, I was told by the operator that this was a very common complaint and would transfer me to security to see if it can be rectified. Needless to say, it wasn’t. To add to it, on our last night at 9 pm a knock was heard at our door. It was another guest asking if we had parked in their space as they did not have any parking. I suggested calling security as I had been complaining all week and nothing was addressed. Disney can do better. Just a simple marking on the parking space in front of the villa designating that space belonging to that villa would be easily enforced. But alas, it would require some thought and effort by Disney and the villa owners to actually do something about it. It is frustrating at the end of a long day of Disney “magic”.

Read moreWe will never stay at the Saratoga Springs Treehouse Villas Resort again. I am literally in tears knowing how much was paid for this trip. As soon as we checked in we walked in to the dishwasher leaking water onto the floor in the villa. Then we tried to take a bath and the water was freezing and the tub wouldn’t drain. If that wasn’t frustrating enough when we got back from the park after being in the pouring rain all day there was water coming through the front door. Maintenance and an engineer could not figure out why the water came out of the faucet hot, but not the tub. We took cold showers and bathes for three days. The coffee pot wouldn’t work, the TV remotes wouldn’t work, the jacuzzi was closed for maintenance, and the concession stand area was closed by the pool. Please make this right as I called the front desk and maintenance, but nothing was done. Never staying here again!...

Central air puts out heat without a restart once a day, blood stains on our sheets, drain in bathroom won't plug(no baths for kids), lights on walk up are off or flickering, one of the tvs wouldn't work without being seen. Just issue after issue.
If the house was up to expectations I wouldn't be so annoyed that we are so far from services and perks of staying at a resort. You must walk 10-20 minutes, take a bus, or drive to the main resort for everything. Food will not deliver as the gate is unmanned.
