Read moreEssex gave me an apartment infested with COCKROACHES! Within hours of moving into Windsor Court, Unit 403, I saw 20 or more live German cockroaches. I saw all life stages (adult, nymph) in every room of the apartment (living room, kitchen, bedroom, bathroom, closet). If you know anything about cockroaches, then you know that seeing this amount of live, young cockroaches during the middle of the day, in all rooms, is really really bad, as it means they are running out of space and reproducing.
When I told Essex about this, they insisted they had no previous knowledge of this issue and they would not have let me move in if they had. I know this isnât true because I spoke to the former residents of the apartment and they said they had cockroaches for the past two years and reported it to management many times! Everyone on the Essex team, from Josue to Miguel in maintenance to Fabian in the leasing office lied to me by saying they weren't aware there was a problem and there were no previous complaints.
Two days after I told them I was moving out, they listed the unit as available to rent starting June 7. This is only a week after I moved out on May 31 and only two weeks after I initially moved in on May 24 and discovered the infestation! This proves that Essex will try to rent out a unit even when they are fully aware that there is a live cockroach infestation! While moving out, I saw several live cockroaches in the unit in addition to all the dead ones. There is no way they can eliminate the infestation in one week. Not to mention that I spoke to the unit directly below me, and she said she also has cockroaches, so even if they spray the unit, the ones from below can come back.
The conditions of the apartment were so bad, I had to stay at a hotel after I moved in and get rid of most of my furniture and personal belongings to prevent bringing the bugs with me when I moved out. I contacted Josue asking for compensation for the hotel and damages, but he refused. Believe everyone who says Essex doesn't care about their tenants and all the problems they face due to the companyâs poor management. Like a lot of reviewers here have said, they are so hard to get a hold of and they downplay everything as if moving into an apartment occupied by roaches is NBD. Maybe according to their standards, it isnât.
These units are old and falling apart. Unit 403 had a ton of gaps between the walls and floors as well as cracks between the floor boards, where I saw cockroaches come in and out of. Thereâs a gap between the front door and floor, which is not up to code. I donât know why the unit had cockroaches, since they were fully established before I moved in, but these issues donât help.
If you are reading this as a potential resident, stay away from unit 403 in WC but also be cautious of any other unit owned by this property because it can have cockroaches too or god knows what problems. Essex encouraged me to move to another unit in Park Place, but when I went to view it, it had a sign on the door saying an exterminator was there. Yikes.
Moving to Essex was such a nightmare, I wish I could go back in time and never have done it. Save yourself the trouble and don't move here!

Read moreMy wife and I lived in the Cochran building of Essex at Miracle Mile for 2 years and during that time we had various negative experiences. When we first moved in, we thought we were getting a fairly nice apartment at a competitive price but we quickly realized that most of the âamenitiesâ were just a fancy veneer over an aging building and an unhelpful staff.
For example, given the particularly rainy year in LA last year we had multiple instances of major water leaks in the foyer and garage areas. The leaks made huge puddles and caused the dry-wall to fall off the wall. Each time these problems would be âfixedâ, only to recur with the next rainy day. The pipes in the garage would also leak onto our cars with each rain.
As far as our apartment goes, we had multiple instances where our A/C unit would break, then be âfixedâ, only to break again a week later. We also had multiple instances of dirty water bubbling up from the drain of our showers and also leaking down through the ceiling on one occasion. There are 6 washers/dryers and at least 1 or 2 is always out of service. There are 2 elevators and there is always at least 1 out of service as well, and as of our leaving in April of 2017, both elevators were expired by over a year for inspection.
All of this would probably earned Essex 2 or 3 stars if that had been all but the management staff are some of the most disorganized and unhelpful people I have ever experienced in my life. Stefania in particular was painful to work with, not only was she unhelpful but she would fail to complete tasks she said she would accomplish. In our specific instance we had a sit down meeting with her in January of 2017 to give notice that we would be leaving in April and to ask if Essex could extend our lease for 1 month and our normal rate. She stated that she would ask upper management but never relayed the information. Therefore, Essex never got back to us on our request and ended up raising our rent by over $1000 for the extra month. They also did not consider this meeting âwritten noticeâ and charged us an extra $1000 for the last week of April even though we moved out April 5 and payed through April 20.
Overall, I recommend that you should not rent from any Essex property. They are a huge company that sees you only has a number and never is willing to work with you as an individual. They complete the bare minimum in order to make as much money...
