Current Resident. The building itself is great, the apartments are amazing since no one has lived in majority of the apartments, and the amenities are cool. It also helps that this sliver of the neighborhood is a great one historically. The problem is the security, postal system, and operations they have in place. Let's dive in.
Security: There is none. Nothing to make sure you are safe at night around the building; no security guard, no cameras, nothing, which is strange since there are cameras all around the common areas. There is a bridge right next to the building where homeless often walk around, teens go and smoke, etc. People that walk the bridge also throw their trash over and it ends up where everyone takes their pets for walks. I feel 100% safe IN the building, but outside is another issue.
Postal system: works 80% of the time during business hours, your worst nightmare after hours. Everyone in the building that I've spoken to loses packages all the time, or packages are delivered to the wrong people. This is usually the delivery services fault (mostly USPS). It's happened to me multiple times and I've only lived here for 2 months. The other problem is courier deliveries. FedEx, UPS, and USPS have keys for after hours deliveries. But once the office closes (around 6 PM M-F, weekend is shorter), couriers can't get in. I've had them leave packages in front of the building front entrance for anyone to take. There is an intercom system near one of the entrances, but it hasn't been set up so you can't buzz people in for deliveries. this is when most of the trouble happens. One thing I've noticed is that during business hours, if the management staff is giving a tour, they leave and close the office, so courier deliveries can't be completed even during office hours. This leaves gaps in delivery times, so more problems. This needs to be fixed, but it ends up being a finger-pointing game that never ends. This is probably the worst part about Modera.
Operations: The problem here lies in 2 parts. 1. Management and 2. Accountability of residents. Management and maintenance staff are SUPER friendly, except for the one girl that sits all the way on the left. If you have a problem, literally talk to anyone but her. She has an issue with communicating and I've had her blame me for problems before. Rudeness isn't really something acceptable of a company that claims staff are always friendly and have customer service in their DNA (there's a sign on the elevator that has 3 guarantees, this is one of them). It also seems that if there is a larger issue other than mail/ small maintenance, it takes a long time to get addressed. First off, I think it's awesome that this apartment allows pets. However, since there's a lack of security (no cameras in halls or elevators) there are always pets that are peeing and pooping in the elevator or hallways. the residents don't always clean it up either, so then things end up smelling and carpets get stained. There a fine if they find out who it is, but without cameras this seems hardly enforced. This leads to the next problem: trash rooms. Each floor has a trash room with a chute that residents SHOULD be putting their trash bags in. It's required that if you have cardboard boxes, you throw them away in the recycle bin on the first floor. People are lazy, so they often leave the boxes in the trash room and leave their trash bags in the room without putting them down the chute. Again, there a fine if you're caught, but there's no camera in the trash room so people get away with it for the most part. The maintenance staff is awesome and fixes/cleans stuff right away if it's reported, but that requires a 5 minute submission form that's not fun. This could easily be fixed by more scrutiny of the residents, but I'm sure this is unlikely to happen.
TL;DR: New-ish complex where irresponsible residents take advantage of lax nature of operations which burdens respectful residents. Postal operations suck, staff is great but avoid lady on the left-table end....
Read moreI have lived in this community for over four years and I keep renewing because of its proximity to my job. Unfortunately, this will be my last year here. Things have taken a turn for the worse over the past few months as there was a change in management.
Since the change in management, it’s almost impossible to get in touch with the leasing office. The phones are never answered and it will take at least a month for someone to get back to you via email. I reached out to corporate to speak about my concerns with Marinee, the area VP, but she never got back to me. After speaking to other residents, it seems like it’s a pattern.
This community is comprised of 3 buildings. Building A is the biggest and houses all the amenities. Building B & C are smaller. This review is only about Building C and the surrounding area.
Overall, the area is ok. The community is right off the Dolphin Expressway (I-395) and very close to the Health District. The bordering neighborhoods are Overtown, Allapattah and Little Havana. There is a Winn-Dixie right across the street. Because of all the expressways and overpasses, you will find many displaced and destitute individuals in the area. These people will wonder into the community, specifically the garages. You will find them sleeping in the green areas and in the garages. Since there isn’t any security in the community, it is up to the residents to report this to management or just call the police. The maintenance team does a good job and in a timely manner when a resident opens a ticket. The apartments are extremely nice. Since the community isn’t very old, the finishes are very modern. I was able to overlook all the issues before because I really love and enjoy my little apartment.
Now onto Building C. The lobby entrance from the garage is extremely dirty. It has not been pressure washed in a really long time. The hallway carpets on every floor are disgusting. You can see all the stains even though the carpets are a dark color. There is a call box to enter the building, however, it doesn’t work. You can’t dial any of the residents. Every time you have a visitor or any type of delivery, you have to go downstairs and get them as there is no way to let them into the building. There is a loud alarm in the lobby which has not stopped beeping since I have lived in the community, which is over 4 years now. I don’t understand why they can’t turn it off. And very recently, a resident’s car was stolen from the garage.
The building only has one elevator which occasionally would be out of order, but it’s gotten worse . The elevator was broken for 20 days in August 2023 and we are now going on 8 days in September 2023, with no end in sight. Residents who have complained about this situation were promised gift cards but management has not delivered. Everyone should get something, not just those who have complained. Management should actually give everyone who lives in the building a credit on their rent. Because the elevator is not working, the cleaning and maintenance staff can’t do their jobs as they are not going to carry their cleaning and maintenance carts up and down the stairs.
The community used to be so much better than it is now and it’s sad to see how fast...
Read moreUnfortunately, management’s greed and cost-cutting have ruined this community. Every year, RAM (the management company) takes away something else. We used to have free coffee and espresso machines, well kept gym equipment, grills, pool, and free residential parking. Under RAM and Quincy (the property manager), the free coffee and espresso machine is gone, residents have to pay for parking, and the gym, grills, and pool are in dire need of maintenance (if operating at all).
On top of rent, RAM lines their own pockets with monthly fees in excess. In addition to their base rent, RAM adds the following charges as of the time of this post: $25/mo common area electric (was free before RAM and Quincy took over); $40 amenities fee (was free before RAM and Quincy took over); $25/month “rent billing fee” (did not exist before RAM and Quincy took over, and presently written into lease with no way to pay rent without incurring this fee); one-time pet fee of $500 for one pet and $750 for two pets (did not exist prior to RAM and Quincy); $30/month additional rent for each pet (RAM also maintains dog breed restrictions in its lease that violate Florida Law); $25/month trash fee (was $18/month prior to RAM and Quincy, who have removed recycling from the building); $5/month pest control (was free prior to RAM and Quincy); $4.75/month as a second “billing fee for rent” (written into the lease, cannot avoid); $1.50/month for “billing of trash fee;” $1/month for “billing of sewer/water;” $4.65/month for Government Service fee” (these trash, sewer/water, and Government Service fees did not exist prior to RAM and Quincy); $100 per each additional requested/ lost apartment key; $75/month for first parking space and $125/month for second space (parking was free before RAM and Quincy took over, but now cars are ticketed and booted in the middle of the night in empty parking lots); $100 redecorating fee due upon move out (did not exist prior to RAM and Quincy); 10% of total rent late fee charge (late charge did not exist prior to RAM and Quincy); and water, sewage, and electric paid by resident.
If the fees were not enough, don’t despair - there is more: the property manager, Quincy, is an extremely loud and inconsiderate neighbor. Multiple residents have complained to his boss, Marlene, but she is “tired of dealing with it,” because Quincy is her “good friend and best employee.” Considering all the extra money he charges residents in rent and fees, it is remarkable he hasn’t been further promoted.
Update: the property manager’s noise has gotten worse, which prompted me to file a noise complaint. In response, Quincy actually threatened to call the police if he ever sees me in the building, where I currently live. His boss admitted in writing that he was “completely unprofessional,” but he remains the property manager. I have informed similarly-aggrieved residents about the situation, and they have deposited their own complaints, which management has similarly discarded.
