We are a little more south of OC today in Mission Viejo at Adagio on the Green. When I pulled in, this community looked super familiar. As the manager was giving me the tour, I realized my bf’s work hosted the holiday party at the clubhouse. The clubhouse is under construction so I was able to see it but it was really nice from what I remember. I thought the unit was pretty nice, just carpet in the bedroom but it was a darker carpet which is different but it also felt a little dark in the hallway and unit as well, but that could be easily fix with lighting. There was a small gym but when I was recording I forgot to record smh but it had like basic equipment. This floorplan is A3/A4 starting at $2515. There is 2 parking spots that can be available but there’s an extra charge I believe. The manager said that they have a trash service as well where they pick it up on a certain day which is pretty nice. We moved in three months ago thinking this was the best option after visiting several other properties. At first things seemed fine, but after two months everything went downhill: Guest Parking: Parking for visitors has been reduced and reassigned to residents. On top of that, there’s a new rule limiting residents to only seven guest passes per month. If your guest doesn’t have a pass, their car will be towed without notice. EV Charging: If you have an electric vehicle, think twice. We were told charging was available, but not that it would cost an extra $250 per month. There’s only one free charger in another building, and one of the two has been broken for a long time, leaving just one working charger for about ten residents. Maintenance: In just two months we had two major leaks. The first was “repaired” with tape, and the second flooded our entire floor. Pests: We’ve had ants and fly infestations coming out of the walls and even the outlets. Water Issues: There is constant water pooling in Building 1 on P2. I have photos showing how bad it’s gotten in just a week of being away. Hidden Fees: Residents are charged $100 a month for water, sewer, and trash. This was not clearly disclosed. When I asked about it, the manager’s response was, “This might be your first time living in a community apartment.” Meanwhile, trash bins are just around the corner, and residents still have to take out their own trash. Cleanliness: Dog waste is a constant issue throughout the property because many residents don’t pick up after their pets, and management doesn’t enforce it. Amenities: Half the gym machines are broken and have been that way for a while. Management: The manager is often on P1 calling tow trucks for cars. Also, I’ve noticed that some of the recent “positive” reviews come from people who are frequently seen socializing with management on the patio. It makes you wonder how genuine those reviews are. Several neighbors I’ve spoken with are dealing with the same issues, so these are not isolated experiences. Unfortunately, this place does not live up to what was promised. —One of the main reasons we moved here was because it was advertised as a smoke-free community. Unfortunately, that’s not the case. I’ve seen multiple people smoking on the property. One person was smoking right outside my window near the grills, and later that same night I saw the same person smoking with friends on the grass in front of the mailroom. When I approached him and mentioned this was supposed to be a smoke-free place, he rudely responded that the manager’s email said smoking was allowed as long as it was “10 feet away from the building.” If that’s the rule, it should mean outside the property line, not in common areas where residents walk by or where smoke drifts into people’s homes. The policy needs to be clarified and, more importantly, enforced. Otherwise, calling this a smoke-free community is completely misleading.

It's incredibly frustrating to see money spent on things that don't address the real problems that impact daily life for all of us. This isn't the kind of leadership we need. As residents, we deserve a property manager who listens, takes action on the issues that matter, and treats everyone with respect. Unfortunately, her behavior has been the complete opposite. I hope Avenue 5 takes note of this and makes the necessary changes--our community deserves much better. Neighbors talk and I can assure you A LOT of them are feeling like this.

TL;DR: Adagio has always been a great place to live. Like other apartment complexes, it has its issues, but it has only gotten better since new management arrived.

I normally don’t write reviews, but I felt compelled to after hearing and seeing some of the recent feedback from residents.

I’ve lived here for a few years now — long enough that when my wife and I needed to upsize, we didn’t even look anywhere else. We enjoy living here that much. Instead, we simply rented a larger apartment within the complex.

Adagio is great, and honestly, it’s only gotten better since Ester became the manager. It feels more like a true community now. Major issues around the complex get resolved faster than they used to, and the thing I appreciate most is that community rules are finally being enforced — something that was severely lacking with previous management.

There have been more community activities than ever before, the food trucks come on a consistent schedule, and communication about what’s happening has been excellent.

The biggest community-wide maintenance issues for me — the parking gates and the jacuzzis — used to go months without being fixed. Since Ester took over, they’ve been repaired and maintained. I would appreciate if some of the gym equipment (the broken treadmills and missing dumbbells) were taken care of, but the major stuff has been handled. And to the person who mentioned flooding in P2: that’s been an ongoing issue long before she arrived (I park in P2), and it will probably continue from time to time.

As for my apartment, we've had several issues that maintenance has consistently repaired within 24 hours. If for whatever reason they "fixed" it and it is still not working, they come back again within 24 hours. Simple as that.

My biggest complaints with Adagio had always been guest parking and the package lockers. Since the new rules, my complaints are gone.

A few guest spots were reassigned to residents, but before the new rules, residents constantly abused guest parking and it was nearly impossible to find a space for actual guests. Now, there’s always guest parking available — and the extra minute it takes to get a permit is barely an inconvenience.

The package lockers used to be crammed full of packages that sat there for weeks. Now, because of the new 48-hour pickup rule (after which you’re charged), my deliveries are actually placed inside the lockers instead of left outside.

For me, these were huge improvements, and residents were notified about these changes well in advance.

People are just resistant to change and frustrated that community rules they could once take advantage of have changed and more importantly are being enforced actively. But these changes are working and have clearly made the community better.

I also noticed someone in a previous review mentioned smoking, it has never been allowed on the property, and we get monthly reminders reinforcing that rule. And regarding people not picking up after their pets — that’s unfortunately been a recurring issue for as long as I’ve lived here. Short of installing cameras everywhere on the property, these problems are things management cannot realistically solve without residents helping.

Overall, Adagio is a great place to live, and has only gotten better since Ester arrived.

And for the reviewer who claimed that only people who talk to Ester regularly are leaving positive reviews: I’ve only spoken to her once, when I went out of my way to tell her what a great job...

After living here for several years now, I feel that I can write a detailed and thorough review of this complex on behalf of my spouse and I. I will start with the Pros:

Pros: -Resort Style Amenities ( when they work) -Nice Appliances -Beautiful Views of the Golf Course -Garaged Parking -Cleaning & Maintenance team are very kind and helpful -Access to the Freeway

Before I get into the cons of this place, I will say that the above pros are not enough to outweigh the negative. The above pros should be a given, as this place tries to market itself as a luxury 5 star complex in south county.

Regarding Safety: There have been numerous safety concerns since living here, with cop cars in and out of our complex frequently. Our former neighbor’s unit had been broken into while his wife was home alone. Neighbors have complained of cars getting broken into, despite the garaged parking. We have seen Crime Scene Investigation vehicles in our complex.

Regarding Noise: A neighbor in our courtyard has been having very loud intercourse with their windows wide open in the very early hours of the morning multiple times, waking us up. The walls are very thin and lack soundproof, making it sound as if your neighbors are bowling daily. This is very inconvenient because my spouse and I both work from home. The noise is very distracting during our work meetings. This complex can get loud.

Regarding Cleanliness: The parking garage starts to smell very bad when trash accumulates in the dumpsters. Trash cans by the elevators are overflowing with trash many times. The grills are not cleaned regularly. You will find dog feces in the hallways and all over the grass from inconsiderate neighbors.

Mice: To top this all off, we now have seen mice and droppings in our unit. We are very clean people, so you can imagine this was deeply disturbing for us. We understand living in shared buildings, this can happen. However, as mentioned above, you can see how these conditions turned into a perfect storm for mice to become your neighbors. A rodent inspector came and set up traps throughout our home, but it is unsettling having to live like this in a “luxury” apartment complex. To now wonder if every little noise or movement that we hear/see while at home is a rodent?? We are not paying all that we pay to live in such conditions. We’ve also seen a rat in the pool area by building 2.

Leasing Office: We are not happy with the leasing staff here, they seem like they don’t care about their jobs, the residents, or watching this complex deteriorate over time. Any time concerns are brought up, they of course minimize everything. I am expecting another copy/paste generic response from their team to this review.

I also want to add that it seems like a lot of the units don’t have much natural light, so if that is something that could be problem for you, make sure that you try and get a unit that has more natural lighting.

Your home should be a place to relax after a long day. The cons of this place make it hard to do so!

This complex is managed by Avenue 5, you can read more reviews when you Google them. Don’t be deceived by this complex, it isn’t what it appears to be. There are better managed complexes in this area. When we moved into the Adagio, they had 4.5 stars on Google, which have now dropped down to 3.4. This is not...

First I would want to give Walter a huge shoutout for helping me getting the apartment I am at today. I’m currently a resident here because of him. Other than the helpfulness of him, I found a lot of flaws recently. I know I can’t say much because I have only been here for about 2 months. Within those 2 months I have had 2 leaks in my apartment. Someone who came by told me that there was a leak in the apartment I am at right now and no one thought to tell me that before I signed a contract. There will be ant or fly infestations, the paint on the walls, cabinets, or doors are all cracking even though we just moved there 2 months ago. Theres cracks on the island, the sink in the bathroom. I also was happy to hear that they had charging here since I required it. They charge $250 which is in my opinion a ridiculous amount considering I don’t even spent that much on charging somewhere else. There is free charging located at building 2, but there is always 1 charger that is always done and according to past residents, that charger has been down for sometime. The manager says it’s actively being looked into, but I do not see any action being taken towards that. There’s some beautiful scenery, private golf course view by the dog park, still hard to enjoy the view when people don’t bother to pick up after their dogs. The same with the creek between both buildings, it’s pretty but again with the dogs poop on the sidewalk it makes it hard. I really wish I looked into it more when signing the contract, but I don’t see a difference with all the problems I mentioned. They also implemented this rule with guest parking that residents cannot park there and they must buy another spot. Then you can only have 7 guests allowed per month and if one of your guests does not actively show their permit they are subjected to immediate toll removal. I see the manager just moving through the garage to see if they can catch someone in guest parking. Just this past month alone I believe I saw 2-4 cars being taken away. I believe it’s a bad rule and not worth it. The price for these apartments is also insane. Beware to have your bill (Just water, sewer, and trash) to be over $100. I have never paid that much just in those utilities in any other place I have been at. Other than that, great community, nice views, but poor managing skills.

Update: Adagio Office called me about 15-20 minutes after my review was up to talk about one main issue which was the bills. I was told to ask people the amount of utilities (water, sewer, and trash). I did, I asked residents from the apartment and same building and none of them paid more than $100. They explained their schedules and how much they use all the utilities, and I’m out at least 8-10 hours per day and I find it insane. I was met with “this is probably your first time living in a community apartment”. Yet they force valet trash even when the trash is literally on the side of my apartment. Almost $50 for valet trash that no one really utilizes, and it’s forced upon you. That was the only issue that was addressed in the phone call despite everything...
