To begin this review, I'd like to point out that I am a former home owner and have also lived at five different Greystar managed properties in the San Gabriel valley. Furthermore, I only write Yelp reviews for excellent experiences and the egregious, this review will be the latter.
I have not received my security deposit, I will come back to this later.
I lived at Moda for one painstakingly long year. During that time, I experienced absolutely shocking encounters daily to where I think my brain had to normalize what I was seeing at this "luxury apartment". Let's get into it:
First event was I nearly stepped on human feces in the guest parking lot behind a parking block. It was slightly covered with a plastic bag. A serious wtf moment.
I have to avoid a car accident daily when cautiously going in or out of the resident parking garage as residents believe they are the only car in the parking garage. I once saw debris from a car crash, so knew it would happen eventually. Bonus came home to 6 police cars blocking my space due to a resident fight about tailgating in the garage, a tow truck blocking everyone while towing a car and a guy riding on the hood of a car in an argument with his girl, all took place in this wonderful parking garage.
False fire alarms. Imagine it's 12:15am and the siren is blarring in your home. Out of confusion you wake up like oh sh*t must be a fire. Nope, just another one of the EIGHT times during the year the fire alarms went off and we all wait outside in the cold until fire dept comes to clear it. One of these times, the fire gate to the wonderful parking garage closed thus locking in/out all cars and had to be manually propped open by myself and a few other residents long after the fire alarms were off.
The trash room. Ok this was just digusting. All these places now require the mandatory trash valet service, but it's not available on Friday and Saturday night. So, if the chutes are locked the trash room on the 4th gets PACKED with trash. I'm assuming the same was happening on every floor and I'm talking stacked and packed full and the scent was awful. I also don't know why the few times the trash chutes were unlocked, why people still leave their trash on the ground.
Dog piss everywhere. In fact, go to the first floor west building and just sniff. It's a modest scent of dog piss 24/7. It was normalized for me. I do give props to the cleaning lady who cleans the elevators, especially the one next to the lobby, you know for good first impressions to lure in future residents.
I can actually keep going on like stolen packages, homeless and mold but I think you get the idea. Now to the main event, my elusive security deposit.
Moda at Monrovia Station and Greystar Real Estate Partners, LLC are known for not refunding security deposits. It is California law to provide an itemized accounting of any deductions and refund a tenant within 21 days after moving out. To this day I have received nothing. The community manager and assistant manager know who I am and are probably going to reply to this with some generic message saying "we regret our team didn't meet your expectations and contact us so we can look into this further blah blah blah..." They have stated for 2 weeks now that I should have gotten an email to get my refund but then it was I should have got a check, but when I asked for proof, nothing.
I have all my proof ready to go for litigation, but I will give them one last chance. If you've read this far, major props to you and if you happen to have a similar situation be sure to check back as I will update here if I end up having to sue or not. I like to give people the benefit of the doubt but at some point you have to draw the line and that line...

What annoys me the most is that my reasonable requests as a tenant have not been addressed and postponed repeatedly while waiting for the outcome. The employees in the leasing office pass the buck to each other. Last December, we had severe water damage in our two bathrooms and a closet, and we could not use one bathroom and one closet for almost 20 days. We paid the total rent for the unit with two bathrooms and closets. This water damage caused us to go to an outside hotel for a night with a newborn. It took them days to remove the bathroom floor and walls and blow dry the bathroom with a machine for days. The machine was very loud and interfered with our sleep, and my baby was restless for days with poor sleep as a result.
The leasing office promised to give us credit back for this water damage. I sent the hotel receipt for the day the water damage occurred to the leasing office people at the end of December. I visited the office and spoke with them over 10 times for the credit. I learned that the former manager, Ken, had left, and then I talked to Anthony, another leasing office employee, about the credit issue several times, and he promised to help with that. The water damage issue happened over 8 months ago, and there is still no credit back. We are still waiting for this matter to be resolved; however, our lease is about to expire.
I hate that this leasing office team doesn't take tenant requests seriously and puts off issues over and over again. If you want your requests always to go delayed and unresolved, and you like an unaccountable team managing the unit you live in, you rent it! I don't understand why they fired Emily, the fun and responsible employee, and kept Anthony, who behaved like Ken, the former manager, who procrastinated and didn't solve problems in a...

In spite of that, as soon as we got here we felt immediately welcomed and are really enjoying everything MODA has to offer. The pool is perfect: clean, just the right temperature and surrounded by lots of shady pool chairs and trees so everyone that is there can find their own spot in the shade or sun. We love the grills, the pool table, the ping pong and the lounge. Considering that my whole office is still on the truck, itās great to know thereās a biz center where I can print essential docs. The other residents we have met are very friendly while diligently respecting the social distancing requirements.
Micah was the first person we spoke with when we were considering moving here and she was the first person to greet us when we arrived. She is totally amazing. She made us feel at home from the second we got here and has been completely accommodating and accessible with every question we have asked ever since. (And I ask a lot of questions!!). Itās so great to have a go-to person - thatās so cheerful and helpful - for everything related to the apt and the property.
We even had a slight issue with the washing machine the first night we got here. It wasnāt draining and began to overflow. We called maintenance. Louie and Matt were here first thing the next morning and replaced the machine as soon as they assessed that it needed a part! They didnāt want us to have to wait for them to order the part.
