CONS: -They will raise your rent by 50-100% just before your lease is up, then charge you for an extra month if try to leave instead (YOU have to give 60 days notice, THEY only have to give 30 days notice). -Management and maintenance workers constantly cycling out in a revolving door of new hires due to allegedly untenable working conditions. -Black mold growing everywhere inside and out. -Not ADA-compliant (no elevators or ramps, one of the staircases fell off the building once, wheelchairs can't fit through doorways). -It's a crapshoot whether you end up with bedbugs, cockroaches, or ants. -Gutters had not been cleaned for years; trees are growing out of the mulch on the roof. -The water supply will be randomly shut off without warning in the entire building for hours or days at a time. -Police helicopters frequently circling overhead with search lights, cops sometimes prowl the parking lot peeking in your windows at night with a flashlight, or bang on your door accusatorily because they got the wrong apartment number. -Occasional tire stabbing, parking lot brawl, car robbery, and shooting. I personally witnessed an attempted murder there. There was one successful murder I did not witness. -The bus routes don't run at night or on weekends. -Local mail carriers will often put your deliveries in the wrong slots, if they deliver it at all. Mailbox is occasionally outright destroyed. Whether or not you can have deliveries sent to the office varies by which manager has been placed there that month. -Firefox users are currently blocked from accessing the new website. -Narrow awkward parking lot is difficult to navigate in, and there are no assigned parking spaces.
PROS: -High elevation is above flood zone levels. -Post office is nearby. I recommend getting a PO Box there, otherwise good luck ever receiving 90% of your mail. -There's a herd of deer that keeps the trees trimmed. -The hospital and fire station are both nearby. Keep the numbers posted on your fridge. You'll probably need both of them in your time here. -There are a couple of Pokestops within walking distance. -The new kitchen...

Read moreI enjoy living at the Oaks. One of the big pluses is the location, most of the places that I need (Shopping, medical clinic, hospital, restaurants center etc) are 5 to 10 minute drive away. A good privately owned tire shop and a taqueria almost directly across the street. Maintenance (always a concern) is prompt, friendly and professional. The manager is available and agreeable. (and a fun person). The small window type air conditioner keeps me cool on the hottest days and the electric bill was only $62 each of the first two months, a miracle! This is the...
