We love living at Avalon North Andover. Apartment is beautiful and suits our needs. Love the Samsung appliances! Staff is friendly and really on top of things here. We did have a minor issue with maintenance that was quickly resolved. They apologized for the gap and came to our apartment with a gift basket and a note of apology from Lauren and John. We have been renters for 28 years and have never been treated with such kindness and care from any apartment community like we are here at Avalon. It just blows our minds! If you are looking for an apartment home, we highly recommend Avalon North Andover.
UPDATE: I'm sorry to have to leave a negative update on my previous positive review but things here have changed and I felt the need to express my comments and concerns. After our lease was due to expire we received information on the rent increase for our unit, a 2 bed/2bath. For a 15 month resign, which was the best they offered, our rent increased over $500 a month! We found this to be shocking and excessive. They don't seem to value a good tenant enough to negotiate with you on excessive rent increases. We did resign reluctantly because we felt it would be more stressful to move than to stay put. That said, there seems to be ongoing issues with parking here. And they do not seem to enforce the constant lease violations from some tenants which are obvious but the staff seems clueless as to what is going on unless you bring it to their attention. In other words, the staff doesn't seem to leave their offices and walk the property every so often to notice any lease violations. On the plus side, the grounds here are kept very clean as is the main interiors of the buildings. Maintenance is excellent and staff is friendly. But just be prepared for a huge rent increase after your lease is up if you do decide to rent here.
SECOND UPDATE: After raising our rent by $500 when we signed a new lease last year to stay on another 15 months I fully expected Avalon to raise our rent again this time around, since our lease is expiring soon. I was shocked to discover that they have offered us a new lease at the same rate we are currently paying if we decide to stay on for another year. I expected Avalon would raise our rent again as most apartment complexes do but they didn't, so we are extremely pleased that they decided that our current lease rate is satisfactory. We honestly could not afford to pay any more than we are currently paying and if they had decided to raise our rent again we would have to move. As far as living conditions here at Avalon, we are very happy living here. It is a quiet community and it is kept very clean. The staff is very nice and accommodating and our maintenance staff is excellent. They respond quickly and are very efficient. And the person who cleans the buildings does an A++++ job. ...

Since Amanda Carlisle took over the management of Avalon North Andover, we have witnessed a true transformation. The improvement in the quality of services is remarkable and deserves to be highlighted and sincerely appreciated.
Amanda’s leadership stands out for her entrepreneurial mindset and proactive approach. The overall cleanliness of the property has drastically improved — we’ve never seen such a well-coordinated and effective “cleaning task force” in action. The hallway carpets were professionally washed and restored, bringing a new level of freshness and hygiene to our shared spaces.
Additionally, the maintenance team’s response time has significantly improved. What used to be slow and inconsistent is now quick, reliable, and done with care — a direct result of Amanda’s hands-on and committed leadership.
I speak from personal experience: for nearly seven months, I dealt with an unresolved issue with my mini refrigerator, which would randomly shut off and fail to cool — sometimes for short periods, other times for much longer stretches. I received multiple incorrect diagnoses and no real solution. Only under Amanda’s leadership was the issue finally resolved with speed, clarity, and transparency. Today, I have a fully functioning, reliable mini fridge thanks to her, and I’m once again proud to be part of this community.
Amanda is actively involved in every aspect of the property. She doesn’t just manage — she leads by example, getting involved in the daily operations and ensuring things are done right. That kind of leadership inspires the team and builds real trust with residents — something we had not seen before her arrival.
