I’m a travel ICU nurse, I do 3 month contracts around the country while I rent my own home out to tenants, so I have been on both sides of the renting equation, and Bailey Farms has the most unethical business practices I’ve ever encountered. The front office is staffed by a constantly changing rotation of mechanical, dispassionate people whose lack of basic human empathy made our experience at Bailey hell.
We took over the last 3 months of a lease, and there were problems from the beginning. We were out of state when the term of our lease contract began, and none of the staff seemed to know how to give us access to the account so we could pay our rent. We couldn’t log in. Then we could log in but we couldn’t pay. Then we couldn’t log in again. This went on for a week with phone calls and e-mails daily before we were unapologetically charged late fees. I was finally given access, and copied and pasted the account and routing numbers my bank had given me for direct transfers, double checked them several times, and sent off the payment. Several days later it was returned with MORE fees stating that the account didn’t exist. The assistant manager was absolutely adamant that it was our fault. We eventually had to come in and pay the office directly with a money order. I’ve never had such a hard time giving someone $1600 dollars (plus fees) before.
We always paid our rent on time, but throughout our 3 months, it seemed like we were constantly having to get on the phone with the office to dispute fees. There is a notice to move out form that must be signed 30 days prior to your planned move out date. We signed it a week late, and the office added a MONTH to our lease at DOUBLE our current rent. They were trying to charge us 3,200 for the month of December. Over Christmas for God’s sake. We went into the office and pleaded with the assistant manager and then the office manager, and they looked us in the face and told us that we wouldn’t have Christmas this year because “this is what all renters around here do.”
Finally, when my husband took the issue all the way to the property manager, the double rent was removed and our rent was prorated to the day we specified on our notice. On our last day, we went in and gave a check with the specified amount directly to the assistant manager. We didn’t have to go in person, but our experience with them had led us to be extremely distrustful at this point. We verified the amount several times, and had the AM double check the amount and assure us that we would owe no more money to Bailey. He gave us a promise that we wouldn’t (barring damage to the apartment).
A month into my next contract, halfway across the country, I received a bill from Bailey stating that we owed them 2,500 dollars. The amount that the property manager had prorated was ADDED BACK ON, in addition to 1,500 in damages to the apartment. They claimed there was urine and red wine all over the carpet. I left that apartment immaculate, including the carpet. We were absolutely stunned.
I asked for proof that a carpet company had actually gone in, looked at the carpet, and said that the damage was irreparable. I was transferred between three different employees over the course of a week, and I had to make multiple phone calls and e-mail the exact same e-mail THREE times citing Washington state laws. I was ignored for a month before they finally delivered.
After disputing the fees with with an ever rotating plethora of middle managers, our final bill was bargained down to $950. At this point my husband and I decided that we needed to forget about Bailey and get on with our lives, and so we paid it. I had just wasted so many tears over money that we owed them out of nowhere, I couldn’t even face it anymore.

Read moreUpdate 10/25/25 After fighting with Avenue 5/Bailey Farms and initiating the process of our lawyer writing a letter, complaining to the BBB, and making multiple unresponsive phone calls and emails, they finally decided to drop the charges. They finally figured out it wasn't worth going to court over. We got an email saying that because the damage was in "one bedroom," they adjusted the charges, which they should have done to begin with. I also realized later that they only provided us with an estimate from a random company, rather than an actual receipt, which isn't legal as they are required to provide by law. Very sketchy and illegal business if you ask me
Update 9/13/25 I’ve taken this review as a journey through my time at Bailey farms, I’m at my wits ends with this place. They insist that the carpet is damaged with “bald spots” we told them to provide photos of the said spots and they haven’t. I have photo proof there were no bald spots. They are trying to Penny us for every cent we have and I’m sick of it. We will not be paying for the “said damages” they insist we made. Please see photos and tell me where the bald spots are
Update 9/2/25 Their system keeps charging me $10.75 for insurance even though I provided them with proof that we have renters insurance. They state the system has "credited" me but hasn't and it's been a month, they charged me yet again for another month so they owe me even more but can't even figure it out. Management is stupid. I'm so glad to be done with them.
Update 8/19/25 This place is a joke. They said they couldn’t go any lower in the rent when we were paying $2,753 and then turn around and advertise our apartment for $2,382. I’ve attached the picture below showing their advertisement and our rent
Update 7/8/25 - One Star - They refuse to lower the rate even though they are advertising the exact same floor plan for under $2300, yet they want to charge us $2,753 which is $453+ over priced. They said we could not move units and could only “upgrade” Management is not smart and has bad business practice. They would rather take the loss than negotiate a lower rate to keep their tenants. We are moving out. Management kept telling us many different things. It’s a headache and not worth the trouble of fighting them. Don’t move here unless you are willing to overpay market value and argue with management. DO NOT RECOMEND!!!
Update 7/3/25 - I've originally had them at three stars but had to reduce to two after we got our lease offer. We have a 2 bed/2 bath at $2,753 a month and they aren't going to increase the rate, however they are advertising the same apartment floor plan for $2300-$2400. We asked about negotiating rent lower to match, but they refuse to claiming it's a law or whatever. When we inquired about moving to the cheaper units, they wouldn't let us do those units, but only upgrades. This is a huge disappointment as we really wanted to stay but probably won't at this point. There is absolutely no incentive for their current tenants to stay.
Original Review - Dec 2024 So far it’s okay, but I’ve noticed the rent price change dramatically by $500+ for the same floor plan since we first moved in which is disappointing. Basically we are paying $2750 for something they are advertising currently for $2,100 I’m most worried about what the lease renewal will be as I don’t want to be paying more than what they are advertising but yet here I am already.
The other main concern is the electrical issues, lights flickering and breakers tripping from something as simple as using a Vaccum, but they can’t fix it unless the strip down the walls as it wasn’t built properly to begin with

Read moreI've lived at Bailey farms for nearly 4 years, for atleast 2 and half years it was perfect management was awesome it stayed very clean never a a problem. the old manager Stephanie was awesome made sure everything was up to date and beautiful. the asst manager Brandon was ok but didnt do much and now he's the manager and does nothing at all but sit in his office on his but and let the asst, do everything id never really met her until there was an incident with my so were she approched him in the wrong way and with us not knowing the place had been reserved that day he went in to use the bathroom because we werent home yet. so i had my husband call the office and report it beacause i felt she was being racist not knowing it was Tressa the asst, and i wasnt impling color i was saying treating him as if he was some thug off the street, well she took that to heart and every since it seems as if shes been holding a grudge which is very childish...And we have had quite a few problems with a couple of upstairs tenants that was never addressed the 1st incident was the tenant above us was moving well he decided to sweep his trash off the balcony and shattered my glass on my patio we called about the insurance we pay for thru the apartments and they told us it had been changed for a couple months and it doesnt take care of personal property any longer just the building so what happenend to the money we put into this...and we never heard anything back. then on another occasion dealing with Tressa we threw a reception for my daughters wedding which they forgot some glitter on the floor and my daughter came back in to clean it up and i guess there where a few balloons that went up to the top of the ceiling that we didnt know about and that didnt let us know she just sent an email stating they had to remove them something we could have done with being threatend to be evicted if we didnt have 100 dollars in by 24 hours. well we got that in so we wouldnt be put on the streets over 100 dollars but then we get this new niehgbor upstairs and he smokes on his balcony and throws his butts and ashes on to our balcony and now we have burnt wholes in our patio chairs wrell it got reported to lazy Brandon an all he says is we'll look into it know ones follewed up with us and he still smokes to this day and one of the tenants across from us caught him and told him that was wrong and he said he responed oh well and kept doing it my husband has even went and spoke with them twice,,,and another thing rent goes upalot every year and times are hard and my rent is usually late but i dont coplain i pay all the extra fees thayts included so know were really being threatend by tressa to move because of paying the rent late either we sign the email she sent and pay on time or if we dont agree they will go threw with the eviction any way , we just signed our paper work and will be on time for now on ...Brandon was such a coward he didnt even speak and thin walked out the side door how great is that all i want is to be released from my lease and ill be the heck out of...
