BEWARE If you are disabled please, because I'm disabled. I have lupus and sezuires, which are invisible disabilities. I have had no prior medical issues that would have caused me to notify the Vineyard apartment office staff that I have a disability. Well, I was discriminated against and denied housing (vacate the property) recently due to my disability. I have lived at the Vineyard apartment complex off and on for several years. This was my fourth time staying there. The past three years were wonderful for me there, until recently. In the past, I had to move because the rent increased to the point that I couldn't afford to stay at the Vineyard. I mean, I had to enjoy staying there to move back, right? Well, as with any typical apartment complex, a lot has changed since my last stay, including a new office staff. The property manager: Jessi Keough - Who said I am psychotic is Unprofessional, Manager: Tammy - She will help you, but she acts like she don’t see you sometimes or hopeing you don't come into her office, and leasing agent: Zuri - Who got my information on my leases wrong before I moved in, we got into a argument - always negative things! Make sure before you start talking about people they can't hear you. The maintenance personnel who helped me were very nice, respectful, and fixed appliances right away. Unfortunately, this time around ended with a horrible experience that I will never forget or get over. Property manager Jessi Keough said I was disturbing my neighbors, especially below my apartment. I was talking too loud on the phone, walking throughout the night to the bathroom, washing my clothes too early or too late making noise, and calling police when I felt like neighbors upset concerning me. They said I caused a disturbance that was reported by different neighbors. I have been treated unfairly, disrespected, and diagnosed by them. Those who are not certified doctor’s, and I haven't even been evaluated by them as a patient to be called psychotic by them. I also gave my established physician's a copy of the paper for evidence of what the physician said in the evaluation. It didn't say anything about me being psychotic mentally ill. My established physicians were very upset with Vineyard apartment, for what they put me through staying there. So before your staff start making horrible disrespectful statements and thinking it's funny, it's not. property manager: Jessi Keough and Manager - Tammy said they felt like I dont need to stay by myself. Again, they're not certified physicians. It's residents with all types of medical disease conditions and mental illness disorders conditions at vineyard apartments. So that means no one should stay by themselves. I paid the full amount of rent for the month of December 2023. I had to vacate out of the apartment before December 18, 2023. They wanted me to move out before Christmas and New Year's. I always said it starts at the top of the company. Read moreMove in at the end of January. I'm disabled due to a car accident. It was a different set of ladies in the office when I moved in. Applying and getting approved was easy. I was in pain when I did my tour, but I told leasing manager if anything I missed comes up I would let her know. So, once I came back and was getting settled. Checking the apartment fully, the refrigerator was not cleaned, microwave, stain on carpet, carpet was cleaned and the worst part was the "ROACHES"!!!!!!!!! Kitchen area is the worst. Move the refrigerator and there was an opening where some was coming in. I reported! I took pictures and videos of all the places they were. They closed that area up by the fridge. Maintenance supervisor is great and come when needed. Pest control finally showed up and put something out! I started seeing less of them. But, whatever pest control put out must have lost it affects because they came back worst! I have reported this over and over! I was sitting on the couch and a pregnant roach was on me. I have traps all in my kitchen area. I took all my traps to the office for the to see what I was dealing with only to be told, it was a health hazard for to have this in the office!!!! It's a health hazard for my family! I asked to transfer to another apartment. Leasing manager told me it would be $500, plus all the application fees again and I had to reapply for the transfer! I am exhausted with this situation and it's causing health issues with me personally. Consistently having to look over your shoulder, checking your children and sleep area to make sure roaches is not on you. I keep this apartment clean daily, trash empty daily and everything else to keep it up. My last couple of Maintenance orders been marked as completed and no one came out. When the new manager and Maintenance supervisor came to view this apartment, they saw were i had taped up area's in the kitchen and roach traps. Im on a fix income and can not move easily. This wasn't my fault, I moved in to this and I should not have pay out all this money again to get a roach free apartment! Never been late with rent and do not bother no one. Read morePro: Maintenance is very responsive. Neighbors were nice Leasing agents were nice although communication was slow and occasionally lacking with no follow up response probably due to frequent employee changes.
Cons: Windows leak with heavy condensation during fall/winter causing visible mold in window seals and water pooling/dripping down walls. My neighbors had the same issue and mentioned maintenance paints over it. See attached pictures. I have more but attached a few. Lack of available parking spaces. No residential parking decals required. Very thin walls. I hear my neighbor’s snores and conversation. Frequent water issues requiring shut offs. I saved the numerous emails on this. Multiple monthly fees in addition to rent (water, sewer , trash, admin fee, pest control). No notices given when fees change. Pest control is exterior. Units are pricey. I’ve found cheaper in better condition. Outdated cabinetry and light fixtures in phase 2 units. Buildings have exterior damage (peeling paint, holes in siding, faded paint on shutters, poorly insulated windows, rusted stairs, deteriorated lot). My unit was dirty upon move-in and had damaged cabinetry, appliances, flooring, walls etc upon move-in. I documented and took pics as recommended by a realtor and the leasing office was made aware in writing/email and even confirmed receipt. I didnt attach those pics because there too numerous. Complex is located near railroad. Can hear trains throughout the day in addition to noise from neighboring units. Another reason why these are a little overpriced. Move-out rate is high due to rent increases with renewals so residency is not retained.
Olive Branch is a beautiful city and the Vineyard can actually be great place if they make some changes. The best asset is the maintenance team led by Eric.
