This place is a JOKE! Our fully independent grandfather (WW2 Veteran, retired banking executive with 33 years of service, retired board Treasurer of his prior 52 year Orland Park 98 unit Townhome HOA and great depression survivor) who just turned a healthy 96 and currently paying $5200 a month for the past 13 months at the new Palos Senior Living complex off Harlem Ave wanted to downsize to this $2100 1 bedroom and loved this building after taking a tour of it. He submitted the $300 application fee, proof of GUARANTEED income (social security, pension, sizable proof of savings and verification of rent) The Property manager Kristina left town for a week the following day after our application/tour and pushed us onto Kaleb. We followed up everyday for a week and finally received a call from Kristina telling us all she needed was his SSI 2023 benefit letter and sheāll have his approval by the end of the day. I raced over to help my grandfather scan and email it to her. Less than 5 minutes later we get a email saying corporate denied his application because he was short 3x rent income by $1,500. My grandfather has zero other liabilities, no car, no debt, NEVER paid a late bill in his life and perfect credit. We asked if there was anyway around this since he had a sizable savings and even offered to pay the entire 12-15 month lease upfront if need be. NOPE! Sorry we donāt do that.. nothing we can do itās our policy. Letās face it, they didnāt want a kind hearted lifelong hardworking elderly veteran in their āposhā building. After reading other reviews across the internet itās apparent Property Manager Kristina has her bias towards residents and my grandfather wasnāt her type. If only we judged her sloppy presentation when she showed the unit.. like she does existing and future residents.. we couldāve saved a wasted week of my grandfathers life. However, my grandfather has integrity and a glowing character this soulless building and staff doesnāt deserve. Iāve never seen him so bummed, but nothing his favorite Culvers Chicken strips couldnāt heal. Hopefully the next building Property Manager will see his value and not his wrinkles.
(*Update) My grandfather just finished moving today into a far nicer development behind Marianoās. Talk about a polar opposite experience. Approved in 24 hours from application. App fee and Reservation fee ($425) credited on his first months rent because they actually appreciate Veterans, absolutely wonderful Property Management team from start to finish. Knowledgeable and can actually use a calculator to qualify someone and read a credit report/bank statements. Beyond kind and accommodating to seniors. Let us know in the FIRST phone call he would surely qualify based on his income/assets.. not after a week of gaslighting. INSANE how perfect everything was handled. I had to call the corporate office to get my grandfathers āreservation feeā back from these shysters at ninetysevenfifty because Christina aka useless.. couldnāt handle that either and said sheāll have it mailed out in around 3 weeks. Weird since we put it on a credit card yet they refund by snail mail check. I demanded it be refunded to the same CC and āWendyā the regional manager overnighted a check after we spoke. So glad my grandpa dodged a bullet and found a gemstone. This ninetysevenfifty buildings owners desperately need to clean house and learn how to qualify, manage, present and execute to future/existing tenants. Just read some of their reviews on various Apartment sites/Yelp/Google.. wish we wouldāve before ever...

I wish Flaherty & Collins Properties would do a better job funding their managers & Supervisors you cannot do everything on your own & itās ludicrous that itās been the case since Iāve been here and who knows how long itās been that way for you. From the chargers to tenants, Kristina has really sat with me and tried EVERYTHING But bc of Flaherty & Collins Properties in my opinion it has made her job that much harder and in some cases literally impossible! Also all these bad reviews online about her are only from people who either didnāt pay their bill or didnāt get into the apartment complex. Quite sad seeing people call her racist, biased or whatever especially with veterans (ww2) because im a black veteran , &sheās been very nice to me never discriminated nothing of the sort so the bad comments on there are not an accurate display of her character and I wanted to bring this to the light !

My first issue is that I applied online and paid a āreservationā fee just for the office to call me and said they had to switch my apartment and I couldnāt move into the apartment I paid for a month later. So what is the purpose of reserving an apartment Iām not sure. Of course I was not notified of my approval I had to reach out to someone to know the status of my application. My second issue is that I when I toured the place I was not shown the loading dock, the bark park, or the parking garage and how it works so I made an appointment a week in advance at 4:00 pm and no one is in the office for my appointment. I had asked a cleaner where are the agents in the leasing office and she said that Melissa was on a hour lunch, meaning Melissa Brown took an hour lunch right before the office closed. Residents were trying to get in the office, drop off keys and people trying to get in the building and no one could because no one is ever there. So here I am moving in on Tuesday and I still do not know where the loading dock is at, the bark park and how parking works. My third issue is that I am trying to pick up keys on my move in day at 9am Melissa again not answering the phone so I sent an email asking her to be office so I can pick up my keys and move in. She tells me that I can not move in until 4pm.... even though I paid a full days rent I cannot move in until 4pm, why am I paying for a day where I can not move in until 4pm no one is in the office at 4pm.I asked her who will locked the elevator and she skipped that question and had a very nasty response. Please do not ignore all the bad reviews they are very true and Iām praying I can get out of my lease Iām scared to see what issues I will experience next.
