Ben's Beach Homes, LLC — Local services in Panama City Beach

We rented the Golden Beach house. While the views, location, and house itself were nice we had lots of problems while we were there. We arrived around 1 and called to get the door code and she said we could check in early which was great. Obviously with it being a rental house there was a lot of wear and tear which is fine and to be expected... however we do expect for lights to work and outlets to work as well. The first night we could not get any outside lights to turn on and the kitchen light wouldn't stay on as well as the master bedroom light would NOT turn off... the light cord on the fan was broke off and the light was SUPER hot so it had obviously been on for quite some time. We contacted the company who asked if we were completely in the dark. We said no but we would like to enjoy the deck on this rental we spent a lot of money on. She said the best she could do is send someone tomorrow Which meant we had to sleep with the master bedroom light on all night. Matience finally showed up around 3 and we overheard the matience workers saying "the lights on the deck don't work? I don't think they ever worked" classy! They got the master light to turn off by stealing the puller off the fan and putting it on the light but they could not figure out any of the light problems. They sent an electrician over who could not figure the problem out either and said basically this house needs to be re wired completely since half the outlets don't work and the lights outside don't turn on with tons of light switches that do absolutely nothing. So now it's 6pm and a second electrician comes out who again cannot figure it so he had to tap into the box outside and just use a spotlight so we could see. I just feel like if you are charging this kind of money for a rental you shouldn't have to deal with these kind of issues on vacation. The bedrooms were good size and nicely decorated. Kinda weird how you have to walk through the big bunk bed room to get to the other bunk bed room though. The dryer also did not dry our clothes at all. The views were amazing, the kitchen was very well stocked and the swim spa was a huge hit. if it wasn't for the electrical problems this house has the ability to be a great rental...

My wife and I were looking for a beach vacation after 2 months of lockdown due to Covid19. While searching online, I accidentally stumbled up Ben's Beach Homes. We booked 5 bedrooms 5 bath Bella Casa beach home at Panama City Beach.

We are very picky as a family and usually only stay at top 5-star beach resorts. We have enjoyed beach vacations all over the world - Cancun, Los Cabos, San Diego, Miami, Hawaii, Philipines, Europe, India, and Australia to name a few and since we couldn't travel any of these places due to the current situation, we thought this might be a good option but in our minds had very low expectations in terms of location and cleanliness.

However everything changed, the moment we entered Bella Casa home. We were blown away with the ocean views from all 3 levels of this home, the hot jacuzzi which was so relaxing to use in the evening after having an entire day at the beach (which is right in the backyard). The house is very spacious - with 5 large bedrooms, 5 baths, and a huge beautiful kitchen.

Ben's staff is very courteous and made sure that the home as well as jacuzzi was perfectly clean before we arrived. They also gave us brand new linen, towels, blender, and grill - everything we could have asked for to make the entire week stay at this home very comfortable.

I must say this has been the best beach vacation we have ever experienced.

We were a party of 5 adults and 4 kids and each and every one of us enjoyed this week thoroughly and made lifetime memories. We will surely be coming back to Ben's beach homes every year to keep making new memories. Thank you, Ben and your staff for helping us create the best vacation...

Whatever you do DONT give them a deposit unless you have the remaining money. They kept my deposit on a Senior Trip ($4525) we were unable to come up with the balance 18,000 that they wanted for the condo. Said they would give us two weeks before checkin of the trip to come up with remaining balance, then turned around and told me that we had to come up with all of it that day. (Which they knew we didn't have) We were having fundraisers to come up with the absolute ridiculous cost of the condo. So don't give them ANY money unless you without a doubt have the rest to pay them. They have since dropped the cost of the condo by 10,000 (I won't comment) but wasn't willing to give us a discount. Knowing what I was doing and going through to get the balance. Thankfully I didn't give them anymore $$$ and we were able to rent a much better condo that is closer to Panama City and within walking distance to restaurants.

In response to Owners Comment: My only point here is do what you say and have all your money in hand. You told me 2 weeks before. ( by the way it cost us more than 18 for other condo/house counting your deposit ) We just needed the time to Fundraise. Which I very much explained!! I have never left a bad review before EVER. I'm afraid I'm not the one that needs to grow up here. It all worked out for the best. My point was have ALL your money in hand and don't believe if they extend a date for you (which we were extremely grateful for)....
