*Edit It is sad that I have to edit my review and lower the number of stars. Unfortunately, I have to give it a one star. We are coming up on our first year, and honestly, I am not sure that I want to renew our lease. Out of the 3 properties that Manor has here in Philadelphia, this is the newest and the worst one. Love the location, but the management and upkeep are left to be desired. I work in property management and would never let my properties look like this. Where do I start... The siding of the building is chipped in many places and needs replacing. Part of the gutter is laying on the ground at the entrance and the other piece is hanging which could cause an injury to someone or something, that has been like this for months, not to mention the pillar on the corner that has been chipped and peeling since we moved in. On the roof, the chairs and tables are broken, and the foliage has not been replaced in the planting beds. The lights in the planting beds do not work at all. The photos that you see are not represented on the roof. They should invest in high top chairs and tables so you can see the city view when sitting or eating. The hallways are too dark and need a fresh coat of paint on the walls and doors. The elevator has had two lights out for the longest time and never has been fixed. The trash chute door is broken and is always left open. The main lobby looks more like a warehouse than a warm, welcoming home. There are no pictures, seating, foliage or anything, etc. welcoming you in. I have walked around the city, and there are so many other beautiful apartments with beautiful well-appointed lobbies, not to mention everything needs to be painted. NO AMENITIES. This building has absolutely nothing. There are new apartments across the street that have saunas, steam rooms and a gym. This apartment doesn't have anything and charges about the same price as surrounding buildings. The people across the street are continually using our dumpster.
Unfortunately, management puts no investment in this building and leaves it falling apart. With new construction on our block as well as across the street, tenants will start looking for alternatives that offer more for the same price and I would suggest doing the same. There were things promised, like a gym and dog park on the roof that never came to fruition. This building has so much potential, unfortunately, not the right management to manage it. As I have stated before, this is a beautiful building with lots of potential BUT will be overshadowed by new construction that gives more to residents as this building doesn't provide anything to keeps tenants renewing. I hope management can turn it around, only...

This place is a dump. I lived here for 2 years when the building first opened. It was under different management when we first moved here. The original guy Sam was amazing but I think he shortly realized the place was poorly built and sold the property. The current management that replaced it was TERRIBLE.
Once there was new management:
We lost over 1,000 worth of packages No security. The door to the garage was broken so anyone could walk in (include the teenagers from new year’s eve who raided the building) Car windows were smashed. Our car was keyed. NO CAMERAS IN THE PARKING GARAGE. Would get no responses from emails when we had concerns, and if they did respond they did not go out of their way to help. Saw a huge roach in the building. Still a dangerous area. Heard gun shots the first week we moved in. Lastly, the fire alarms went off so many times (AND REMEMBER NO MANAGEMENT ON SITE OR IN THE AREA) one time it was 4 times in a month. I would cry to sleep knowing I was going to be woken up in the middle of the night from people freaking smoking in the building and we had to wait for the fire department to come shut it off!! Such a safety hazard because it occurred so much that people stopped coming out of the building with the alarms went off. Management did NOTHING to regulate this issue. Ever.
There are so many better options in the area. It is not worth the money. Our place was originally 1,800 and then it went up to 2,400 under new management. Lol what a joke. Highly recommend not moving here. LITERALLY anywhere else is better than this place. My life is so much better...

I have lived in multiple apartment complexes all over the country and none have been as terrible of an experience as the Apt on 528 W Oxford St.
Management is terrible. We have gone through multiple property mangers, at least 5 maintenance teams and multiple Tenant portals which shows a complete lack of management skills and smells like chasing the cheapest route possible.
Multiple service requests we have needed done for 12 months that since our tenant portal changes every 3 months and our maintenance team even faster , nothing gets done in full. No joke I have had 5 different people in to look at mold on my ceiling (the unit above was leaking water into my bathroom for months) and when they say someone is going to come fix it , a new person shows up and the process restarts.
The apartment is stupidly designed and cheap. Walls are paper thin and you can hear everything, everywhere. The cabinets and fixtures are all cheap and have either come out of the walls multiple times or broke entirely. (This place is less than 10 years old lol)
The grounds outside the apt are terribly kept, trash everywhere, feces, and boxes just splayed everywhere.
New maintenance guy told us all the apartments are being repainted a different color than what we had when we moved in , yet mgmt was telling us we needed to repaint the walls to the original color causing a run around and leading us to paint the apt twice basically. Just a total lack of accommodation and respect for their tenants.
The only pro is how dirt cheap it was. 1695 for 2 bed 2 bath. You get what you pay for I guess. If you have the means and opportunity to live anywhere else please head this...
