These are nice looking town homes and I was excited to move here. Unfortunately they are poorly managed and deceptive. If you are considering moving in, please read through the reviews and be cautious of overly positive ratings. I do not see how anyone could be thrilled about their time here.
Insulation is poor for heating, cooling and sound. Keeping the bottom level warm in the winter is impossible.
The water pipe to our unit froze in the winter. This was a common problem for other units as well. We weren't out of town and the heat was on, but we were left without water for over 24 hours while we had to turn up the thermostat to 80 degrees and put a space heater under the kitchen sink.
Noise from the street comes through the windows and you can hear neighbors going up and down the stairs in adjacent units.
The mandatory media package is $100 per month, which includes terribly slow internet and direct tv. We were lied to about the speed of the Internet when we moved in. The Internet speed was confirmed verbally when the unit was shown to us, and in writing on our promotional flyer. When we moved in the Internet was basically unusable, testing at 2mbps. When we called Bella Grace they deflected us to the Internet company. We later found out that our Internet had been throttled in order to give more bandwidth to the more expensive units (the ones in the photos on the website). This was obviously not told to us by Belle Grace, another resident found out after getting legal help.
I was told in an email from Bella Grace that the more expensive have "legit businesses" in them, and that's why they throttled our Internet. They acknowledged the verbal and written promise of Internet speed but because the contract doesn't specifically define high speed Internet, they aren't giving us any type of credit. This problem is ongoing (months later) and still not resolved.
The appliances that come with the units are far from luxury, despite the units' name. The dish washer, and washer/dryer units are definitely budget.
The balcony comfortably stands two adults, and a small child might be able to squeeze aboard if you're feeling snuggly.
Water sewer and garbage utilities are added to rent each month with a complicated formula based on usage from other units, (not just yours), as well as number of occupants. This, along with their tricky promotional, first-year rent price, makes paying rent each month extremely confusing and shady. It leaves you feeling that they are nickel-and-diming you as much as they can.
Despite the response to this review from the owner, I only found these things out after reading the contract myself. No attempt was made to explain these things to us before signing. I never dreamed of how confusing it would be, but I encourage you to ask about it to get a taste of how complex it is.
You can't have an automatic check sent to pay rent because the amount is always changing. You end up having to pay online, which has extra fees and is still quite confusing. The balance due is not actually your balance due. On one occasion I paid rent on time, but because it was the wrong amount they taped a "3-day notice to vacate" on my front door and charged me $200 in late fees and a service charge for taping the notice on my door.
It's ironic how quickly they put that notice on my door (even when I had paid my rent) because they often take weeks to reply to emails.
The other residents are great neighbors and the garage is spacious. The location is central and close to the freeway. I do love the area. I believe these could be great units if management were more straight forward and honest.
I've finally moved away from Bella Grace after 13 months of issues and unfortunately, even moving out was a bad experience. I was hit with tons of fees after moving out. I asked for a move out checklist to avoid extra fees but they didn't have one, they just said I should leave the apartment "move-in ready". The biggest issue I have is the way they nickel and dime you when moving out.
We understand that there are some carpet cleaning fees and painting fees and we agreed to pay those (as we had a puppy and a 1.5 year old)
We told management that we were going to clean the unit and they let us know that it was fine. But that's all they let us know. They never provided us with any sort of move out check list or what their expectations were regarding the cleaning.
My father cleaned till 1 AM the day we moved out. He did this all after moving all our stuff.. and they still ended up charging us a fee of $110 for the cleaning.
They sent me pictures of few crumbs, a few stains on the walls and some stains on appliances that we could've easily gone in to clean.. In our opinion, there is no reason why they needed to have hired a cleaning crew for such minor details when we could've easily gone in there to do them. My parents have cleaned homes for over 20 years, even doing construction cleaning. If there was anything missed it was due to the fact that we were so exhausted from moving all day that we didn't get those minor details, which is understandable.. But also something that could've easily been fixed and cleaned by us.
I have lived in multiple apartments and have always cleaned the apartments after moving out. All the places I've lived in have always returned my deposits.
It doesn't surprise me that the management of Bella Grace didn't return our "deposit" and actually ended up charging us $134 in the end, as the town homes are seriously over priced. Utilities are over priced, media packages are over priced.
We had the same issues as all of the tenants in the complaints, walls are paper thin, town home is impossible to warm up in the winter, the bar next door is extremely loud most nights. There is nowhere for kids to play.
The neighbors who live in front of the Main St units think they own the parking on the street and will argue with you if you park there.
I would NOT recommend that you live at these units because of the management and the crazy prices you have to pay to live there. It just isn't worth it.
Finally, the worst of our experiences was when our dog was killed by 2 other tenant's dogs. The breed that this tenant had was a breed that was banned per the complexes rules, but according to the management they had to allow that at least one of the dogs be there because it was registered as a "companion dog", so they are not allowed to deny the breed because it was a "companion dog".
We suffered so much emotional and financial distress at this property that we just wanted to share our experiences with others and warn them.
This place is just not worth all the money you pay to live there. The reviews on here speak volumes, regardless of how nice the town...
   Read moreI am astonished at what has happened here. The owner of this place built a beautiful community but then turned it over to the worst management company in the history of time. Before you move in, have an attorney look over the contract... It is a one sided contact to rip off the tenant for any reason.
Good luck ever reaching the office. $99 for TV and Internet that doesn't work and is slow. Overprice nickel and dime you type of atmosphere. Read all the other reviews, don't take my word for it. Be very careful if there is a chance you have to leave earlier than your agreement it could easily cost you over $6,000! I'm not the only one. I hate this company. Kelsey in the office, I asked her to tell me if they find a renter and she didn't tell me that my place had been rented out. When I confronted her, she had a poor explanation and rightfully so I was upset. Afterwards she would not return any of my phone calls and stuck me with a $4000+ bill after I have already paid $3500 in rent since I've moved out.
To anyone investigating living here... Be careful. I'm still waiting to see how they handle these final payments... They are quick to threaten me with legal action. If all goes well I'll be happy to increase my rating but with the whole moving out process, I feel that they have a slum Lord type of management style. I've never been treated like 3rd class citizen like this. (military, masters and bachelors degrees, paid rent on time with the exception of a computer error) to be treated like this is so distasteful.
