Absolutely LOVE our new home. We’ve been here since the end of November and are so happy that we decided on BLVD. When we initially toured, I was curious to hear from residents their experience since the reviews on Google weren’t so great at that time. Upon arrival for tour I spoke to a resident who had lived here for over a year, and I confirmed that the prior issues had been tied to the previous management company and were fully resolved once the new management company (Lincoln) took over. Jessie spoke honestly with me about these when I asked, and made sure to walk through each prior issue and explain the resolution. They had been the new company for about a month when we signed our lease. We have had an OUTSTANDING experience with Jessie and Susan, as well as Issac the on site maintenance manager. For starters our view cannot be beat, we have a direct ocean view. Our layout is absolutely perfect (floor plan A6D). On top of the view, the home is beautiful with high end finishes. I especially love the color theme (we have a light grey theme). From the slow close cabinets, high ceilings, high end bathroom finishes, beautiful kitchen island, high end fridge, spacious balcony, everything is literally perfect. It is overall a very quiet apartment, we can barely hear anyone walking above and can’t at all hear anyone on either side. The only neighbor sounds we occasionally get is from a neighbors balcony, which is during normal daytime or early evening hours. The solid insulation throughout the building makes for a very positive experience overall. This means that we know we can play music or TV at a medium high volume during the daytime or early evening hours and not disturb our neighbors. Everyone seems to abide by the quiet hours (10pm). I know apartment living can be a pain sometimes when you want to turn the music up to do work or clean and you have to worry about disturbing someone else, this truly isn’t the case here with the thick insulation. You can live life as if you normally would if you had our own home and no one can hear much other than some muffled sound. Everything is always kept so clean, which was extremely important to us. I am truly a clean freak and we are regularly impressed with how clean all the common areas are: elevators, hallway carpets, lobby, common areas - everything is cleaned FIVE days a week which makes a world of difference. I know I said it before, but I’ll say it again - the property management team Jessie and Susan are top notch. They are always so kind, welcoming and helpful. Keep up the amazing work! Since Lincoln Property Company took over, my experience living here has been not without issues, but significantly better. Special mention to Susan who has been prompt, helpful, and kind every time I have needed to reach out so far.
Day 1 immediately upon walking in to my unit, the apartment was dirty (pictured) and the balcony doorway had a visible gap between the frame and closed door (pictured). Later that day about 30 seconds into my first shower, the temperature knob propelled off the wall towards me, cutting and bruising my ankle. Water was then pouring out of the faucet and filled the tub so quickly that the bathroom began to flood. The entire apartment would have flooded had I not been transporting water into the toilet and sink. I called the emergency line listed in the resident portal and left a message as that was the only option (I later found out that the emergency line had not been set up yet despite tenants having moved in two weeks prior), pressed the emergency button near the elevator, and finally, since no emergency services were available through BLVD, I needed to call 911 (although the emergency button near the elevator continued to sound off for over 36 hours). The firefighters came and turned off the water, I found an alternative place to sleep that night, and NRP got in touch about 14 hours later and sent a plumber. Once the water was turned on, I put a load of laundry in to clean the towels I had used to sop up the floor during the bathroom flooding only to find that the washer didn’t work.
I submitted feedback as requested by the NRP group and selected “yes” when asked if I wanted to be contacted (as there were still open issues). I then waited for over a month without hearing back before I followed up (because it is going to get cold soon and the door to outside was still leaking). Once I received a response, the very minimum was done to “rectify” the situation - I was compensated for the 2 days I didn’t have water/was unable to live in the unit and was asked if there was anything else I wanted to discuss.
Their comment saying they “provide the highest standards in customer service” is tough for me to ignore. In my experience, customer service has been difficult at best.

Read moreThe day I moved in the office was pretty busy and didn’t have enough people to assist everyone. When moving in that day I accidentally leaned against the emergency button and there was no response, but it also didn’t get shut off for four days despite me alerting the Staff more than once. Upon entering my apartment there was a light fixture hanging from the ceiling, a light out over the island, the ice maker wasn’t working and the hot water in the apartment wasn’t working. Angel the maintenance man came and tried to fix it temporarily, but we were still with intermittent hot water for about 4 days until an HVAC repairman could come and found a wood chip stuck in the HVAC unit preventing the water from heating up. After the hot water was fixed there was still no hot water running to the washing machine because the hot water line was kinked. Additionally, when touring the building we were told the building amenities would be ready when we moved in, but the pool wasn’t ready until about 3 weeks after we moved in and the outside furniture to enjoy the fire pit a month and a half or more later. Some things mentioned still haven’t come to fruition. Since this is a new building there were/are a lot of bugs that need to be worked out, especially having about 4-5 fire alarms in the first month or two, one being at 2am.
The customer service leaves a bit to be desired, but the maintenance Staff, Angel and Frankie, are phenomenal. They are kind, attentive and fast to respond. The location and building are very nice, though the construction is a bit shoddy in places. You can’t beat living across from the beach and especially this section...
