I am writing this having just moved from Adora Townhomes. We rented for approximately 8 months.
First the good. Adora is an extremely clean, overall modern, and quiet community. The townhomes are spacious, and built like homes. Even with a common wall, you will not hear your neighbors. We got a little noise from the adjacent street, but that is no fault of the complex. Requests for maintenance are handled quickly and efficiently. The complex is gated, with cameras, and feels very safe. The staff is friendly.
Now....And as a caveat, you must understand that the staff isn't very empowered by FPI management. That said, they will enforce the local complex, but most matters they simply have their hands tied.
There are rules to living here. It's like a homeowners association on steroids. When you sign your lease, you will see the "book" of rules. No hanging this, this can or can't go here or there, 2 guests only at the pool, no personal BBQ's, and the list goes on and on. You will promptly get a note on your door for any non compliance. People get them for driving too fast, leaving trash cans out for a day or two past trash day, etc. If you like the structure of big brother, you will be find. Otherwise it gets a bit annoying.
This property is expensive. One could argue that the price keeps out rift raft, but just know that this is one of the most expensive communities in the city. Make sure you plan your lease timefame accordingly, because the rent is only going to go up when it comes time to renew if you choose to. Owe, and on the topic of rent. Don't even be a day late, or you are heavily penalized. We did an auto-check through our bank who was impacted by the hurricanes this fall, and was late on the delivery of the check. We had a statement from the bank reflecting that. Didn't matter. We were still assessed the penalty. Why did we do a check? Well because Adora/FPI charges a fortune extra just to pay online.
The biggest item for my lower rating is once you sign your lease and place your deposit, just know that you won't be getting it back. I mean don't even have a hope that you will get any of it. In fact, plan on owing even more when you do move out. We are clean people. We do have pets, however they were gated off from going upstairs. I put things up on the wall. In that, I expected a certain degree of cleaning, repairs, and paint. It's only natural after 8 months. In fact, when moving out, they say don't worry about doing a thorough cleaning, repairs, or normal wear and tear. They say they account for that, and provide those services on move out anyway at what is normally a cheaper rate. In the end, we have been charged over $1,000 over the top of our deposit after living in the complex for 8 months. They are calling for the full replacement of carpets, re-finishing counter tops, complete new paint through the entire unit, pressure washing, basically a full renovation. We are being charged for a bathroom vent and switch, which we never used, and would have been covered had it not worked when we lived there. We are being charged for stains in the garage and patio that existed and were documented prior to us moving in. We are being charged for new toilet seats for every bathroom. We are being assessed for an old air conditioning filter, when they just came in and did a/c duct cleaning. I could go on and on, but our move out statement with the attached bill is almost as long as the rules sheet. Just know that once you take ownership, you have lost your deposit and probably then some. Or who knows, maybe you will get lucky and won't have to pay for every other tenant that lived in the unit before you.
Look, you could certainly do worse than living at Adora, but do yourself the favor and look around. There are other places that are just as nice, safe, and clean at a lesser price, and that won't completely gouge you at move out.

They charge you a cleaning fee without providing evidence of what was cleaned. Even if you provide photos of the condition before and after, they still ask for a professional cleaning receipt. You simply won’t get your deposit back—consider it nonrefundable. The homes are not in a great shape and things fall apart easily. Read moreThe management here is horrible. "Amanda "the manager is an evil and very unprofessional. I had the worst experience in this complex. The apartment smell like sore and after dealing with them for 4 year I finally had it. They never fix the problem and still the apartment smells like sore. I don't even know what to say about them. Also be careful if you decide to move in because at the end of your lease they will try to suck all the money they can out of you. They are charging me 700$ for a dryer that had been used for 4 years and in those 4 years the dryer had a blue stain due to " drying my clothes" but they said that is not wear and charging me for a brand new price.
